Specifically, Section R903.2 (for residential roof-to-wall intersections) and Section R703.4 (for exterior wall coverings and openings) require corrosion-resistant flashing wherever the new room's roof or walls meet the existing house structure to prevent water intrusion.Key Code RequirementsWall and Roof Intersections: Mandates step and continuous metal flashing where the Florida room roof ties into the existing exterior wall.Openings & Fenestration: Requires pan and perimeter flashing around all new windows and doors tied into the addition.Installation Method: Flashings must be installed in a "shingle-fashion" or per manufacturer specifications to redirect moisture safely to the exterior."According to Hernando county flashing was required! On 4/11/22, I revised this review after your response stated"you don't install flashing" Screen-pro is a middle of the road company, not great and by there own words are completely inept by not doing do diligence, Flashing is legally required. Although the room was attached to our trailer. I contacted 3 separate companies "all" suggested flashing was necessary for original installation but as all companies do, they didn't want to get involved. after reading your response I added the edits so to explain "They failed to fasten or use any flashing" which the county should have dinged them on. After 2 years we had leaks, (edit) if flashing was done the tape would have still be in place. after 4 years and damage to electronics on porch and my wood deck. They came out and said it was not bad work and they gave me a number of a roofer to repair it. I called another company who re-taped the roof, installed flashing over the edges near the home. Sealing leaks, pictured attached. The first four pics are before, the rest after. I plan on having a complaint filed against them and the county inspector. I highly recommend that anyone hiring this company for similar work or anyone who has hired them and you have issues like leaks, take them to court. File a building code violation. Do not use this company.
