This company charged us over $1200 in closing to review…read moreand record title, yet couldn't do the one thing they are being paid to do - follow the contract! They left our home warranty off closing docs (a highly egregious error) and did not include it in our closing sales docs or want to acknowledge they even made a mistake. They then unilaterally withheld it from our proceeds, without any signed documentation from us. When owners and buyers pay a title company to do one specific thing - ensure all parties get what is noted in the contract, it's expected that they do their job and yet this company failed to do the one thing they are hired to do - be the neutral 3rd party who reviews and follows our contact and all agreed on terms. It was all a rush job and one we have no fault in! Our realtor was the one who pointed out their mistake. And when we mentioned the error - they professed there wasn't any error and they did not include the warranty because they didn't get an invoice from our realtor...essentially throwing him under the bus! They then proceeded to ensue that we would have to pay the $500 warranty because it was in our contract. Yet - they didn't include it in our closing docs simply because (according to them) they didn't get an invoice. I said you do NOT need an invoice to include all the contractual agreement warrants- as THAT is typically the job of a title company and what we are paying for! There was a lot of highly u professional back and forth through email with the manager and escrow assistant (who were both contradicting each other and obviously not all on the same page). I included a few emails on this review, that were exchanged with the manager - which contradict how any title company should do business! We were never arguing about the warranty being included - if it's in the contract, that should be what's warranted on the closing docs! It is not dependent on an invoice received after our closing docs are signed around! What burns us the most is that not once did they acknowledge their error and offer to rectify to make up for their error or even call us to smooth things over. They obviously do not care about clients. We are speaking to our lawyers about it all, as we do NOT feel $1200 is warranted if a company can't even do a simple thing like ensure everything contractual is noted from Closing papers. Honestly, just a simple acknowledgment and offer to reimburse funds paid (consumer laws dictate that we should get what we pay for) would have been proper business etiquette, but this company had no respect for us clients - wether it's owners, buyers or realtors - and it shows! I would NOT recommend doing business with such a shady and unprofessional company! We will Never again sign with First American!

We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.

Not only that but that their license can be suspended by the Oregon real estate board if they don't come and claim their box. I wrote an email to Amy and Deli and let them know about the information I had found out. This morning, someone came and picked up the box and gave me my key back. SWEET SUCCESS!!!! Deli actually got a "thank you" out of me this morning for FINALLY finishing this stupid situation. I will still be filing a complaint with the Oregon real estate board because I don't think anyone should be treated the way my husband and I were treated.

We rented for little over a year from them, and they were a HUGE upgrade from our previous rental's management team, which was corporate and condescending and minimal-effort. Their rental contract is comprehensive and safe, their communication is stellar, and their attitude is always amenable. My husband and I decided to use Silverton Realty to rent our home when we moved out of state. We…read morethought that being a local business in an uppity small town, that we would get great upstanding service, yet what we got was less than poor service. When we filled out papers and left the keys with Micha, we left the home cleaned by a housekeeper, yard had just had $2K in upgrading of landscaping within 60 days, freshly painted within the year, well maintained, furnace filters replaced, light bulbs all in working order, mounted coat hooks in bedrooms, gutters cleaned, roof moss free, house pressure washed, etc. Silverton Realty was to keep up basic maintenance of the home, gutters, furnace filters, light bulbs, ensuring that tenants mowed and maintained landscaping, etc. They said they would provide general maintenance crew for any small problems. Yet we were charged for an electrician because a renter flipped a switch that turned the furnace off. So the realty company called a heating and air company for a service call that cost 'US' $250 just to determine there was no power going to the brand new furnace we had just installed a year prior. So then Silverton Realty calls an electrician for a service call and they charge us another $250 to tell them the tenant had flipped the switch on the wall... marked furnace! We were assured that they had a maintenance staff that could fix simple problems. When the year was up, the tenants moved into a home they just purchased and we fired Silverton Realty. When we took possession of the home, it was filthy and the yard was in disrepair and the doors were left unlocked. I called Micha at Silverton Realty and I threw a fit. She assured me the home would be clean the following week... so I flew from out of state to close the deal with Silverton Realty.... to find out they hadn't touched the home... Still filthy, oven dirty, floors dirty, stole the coat racks out of the bedrooms that were attached to the walls, leaving large holes, crayon scribbles on the wall, large scuffs on the walls, 40% of the light bubs burned out, old food in garbage disposal, back door left unlocked, trash in the fenced in court yard, trash in the front yard and in the fenced large yard, 2 trucks full of old leaves, weeds as tall as my waist, dart board holes all over the outside wall by the front door (on our brand new exterior paint). Knocked down back decorative fence and used wooden stakes to hold it up, stole gas cans,rakes and shovels left in the shed by us to maintain the yard. Unmaintained bushes and landscaping. So I called Micha again and I called her boss... they assured me that they had now gotten the house cleaned up, so they sent us our deposit and closed the account with us. Later I flew back to Oregon to look at my house again... I was shocked at how Silverton Realty had left the once pristine house we had left them. They said they hired a house keeper and landscaper, but what I saw was piss poor. Oven still filthy, crayon scribbles in the hallway, gunk behind the kitchen faucet and in the stove fan, dart holes near front door, trash in courtyard, leaves in gutters, moss on the roof... all they did, that I could see was wiped off counters, vacuumed, mowed and raked 60% of the leaves. Still trash in courtyard, and I had to replace the light-bulbs myself. Silverton Realty took money to manage our property and all they did to earn it was cash the renters checks and issue us checks. Horrible rental company, I wouldn't trust them with a dog house.

If an over-55, independent-living accommodation is for you, this is a fine place to live.
