I've been using Wild Haven as a property management company for my house for several years. I saw the low ratings and that scared me, but I realize that most if not sll is from people looking to apply and having to have their credit checked. I cannot recommend Wild Haven Property Management. They say their policy - which was not disclosed before 3x$50 application fees - is that the income of a rental co-signer is disregarded, this despite the requirement in the application that it be disclosed. The whole point of a co-signer is to guarantee rent payment and that is exactly why I was a co-signer. The rental was, obviously, denied for lack of income. Either the policy is crazy or they lied about it; neither recommends them. Avoid them if you can. read more

I was denied a final walk through and have been waiting for almost two months to get a proper invoice for what was taken from my deposit when I moved out. We hired Wildhaven in 2023. They are professional, timely, dedicated and very nice. They have been a gift to our building needs.

After moving into a Wild Haven property, I soon realized that my whole kitchen was so old that even using the oven was a huge fire hazard. Wild Haven refused to fix the problem, so I was forced to call in the fire Marshal who condemned my whole kitchen. Wild Haven was then forced to do their job, and make the kitchen safe for my family's safety. About a year after all this, my husband and I got divorced, and I needed to get my own place. Every place I applied for I was denied which forced me to live in my car for two and a half years. I paid hundreds of dollars in that two and a half years on application fees. Until I finally decided to not put Wild Haven down as my past landlord, and I was approved immediately. All I ever did to Wild Haven was make them make my home safe for my family. That is their job, and they made sure to let me know that they think they are better than me, and that they could care less about their renters, and all they care about is the money from properties that could make them a fortune by cutting corners and ripping off renters regardless of their safety. I wouldn't recommend this property management company to even the devil himself! They made my life hell, and cost me so much more than just the hundreds of dollars in application fees. They purposely put more effort into making sure I was homeless than to just update and repair my kitchen. They are heartless! I will never rent from Wild Haven ever again, and I don't recommend you do either. read more

Horrible experience from start to finish. As a former, lifetime McMinnville resident, I've always known WildHaven to have a poor reputation, but I decided to set that bias aside and give them a go anyway, as they happened to have a property listed which I really liked. From the moment I walked in the door at Wildhaven, "Lisette", was very rude and seemed irritated to be at work, even though I was quite polite and upbeat from the moment I spoke to her, I barely had any questions, and kept things pretty simple for their end. The problems didn't end there.. To start, they were unable to accept any kind of online payment for their application fee (Their application doesn't even provide you with the option to pay the fee at the time you are filling it out) thus requiring me to waste gas and take time away from work, to drive all the way from Salem to their main office in McMinnville and provide a money order for $100. She was then very confused about how to process my application and verify income for my fiance (For whom I provided them with a standard 1099/yearly report of income). Thankfully she was able to receive assistance from a co-worker who informed her the document I provided was acceptable. They then requested I provide a second paystub to them via Email, and Lisette provided me with her business-card to send this over. I go through all of the trouble to download a PDF and email this to her, but unfortunately the Email address on her business card didn't actually work.. so I had to reach out and request a general email for the office to get this sent in. About an hour after leaving their office, I receive a message from a family member that I had only provided as my Emergency Contact, who Lisette mistakenly called as a rental reference, and was trying to ask how much I had paid in rent. Pretty frustrating for that family member, and annoying for me to have to explain what had happened. A little while later, I receive a text from Lisette telling me that the number I provided for a previous Landlord was incorrect (It wasn't), but I went ahead and provided her with their Name, Rental Agency, and Number once more. The next day, I receive a call from Lisette, with the same rude tone from the prior day, telling me that my application had been "Processed and denied due to my background check". Very confused I ask "What?" as I definitely don't have any kind of criminal record, and she proceeds to explain this was due to an old phone-bill on my credit report. For some context: I make about $90,000 a year, I have a 600+ credit score, and almost 5 years of great rental history and references. The property for which I was applying was less than $2,000 a month, and was listed as having a 200% deposit. I'm not exactly sure who they are after, but I sincerely hope they do not have to deal with "Lisette", and most definitely; would be better served leasing through any other company. Perhaps this was for the best, as based on this experience; I'd be very afraid to see how they deal with any kind of issues down the road, and could certainly not trust their level of competency, which is a pretty basic and essential requirement of a property management company. read more

I would have to say that this company is very disappointing to begin with. My Wife, Daughter, Myself and a Cosigner with perfect credit and home owner couldn't get approved with their standards even through between all of the applicants we make over $16,000 a month. Wild Haven's associates weren't excessively hard to deal with, nor was the property I rented in bad standing. The company is simply driven by selfish intentions from the top of management. No matter how you leave the property upon leaving, they'll ding you for damages that no other landlord would ever charge you for. Then they'll just threaten to sue if you dispute any of those charges. It's sad but the excessive amount of bad reviews collectively mean something. You think someone (anyone!) within the company would take a little pride in establishing positive relationships with those that are making their business run. But the success of the company is to none of our best interests, what is of your best interest is this: if you're thinking about renting from Wild Haven Property Management, be prepared to give them a lot of money and have one hell of a bad experience. read more

The Worst Business!!!! They are keeping a big deposit claiming problems that do not exist...I will be taking them to court as Walk Through was fine....Charging for a "flower Bed" $150 what a joke..yard had been landscaped and well maintained. They lie, keep rent that is not theirs and misrepresented the property as not going to placed on the marketing then guess what...wanted tenant to stay while showing property. They took all of the deposit yet listed the house while I'm still in it as 'EXCELLENT CONDITION' --it was! All of their cleaning and repair requests were carried out yet the stole over 3,000 dollars..No worries I have video and photos plus email evidence of the clean bill of health and will see them in court. I was told the standards of what they want and look for before i turned in $100 in app fee and had a 90% chance yet was DENIED with NO explanation.... The only favorable thing I can think of to say about these folks is that they are able to attract homeowners with desirable properties. If you are seeking to lease, however, run far! Run fast! At best, these ladies will treat you with remarkable indifference, which is particularly troubling considering that they're in the service industry. It appears to escape the staff here that they have two customers: the inventory providers (homeowners) and those seeking to lease. It should go without saying, however, that no one should be treated poorly regardless of which side of the leasing arrangement they are on. Additionally, it appears that this company collects as many application fees (non-refundable) as possible for their listings, misleading the applicants into believing that their application was received first, etc. Homeowners would profit from posing as leasing clients before turning their properties over to this company. Those unfortunate enough to lease from them will be unhappy, and those unhappy people will be living in your homes. read more

I had only bad experiences with this rental agency. They seemed nice at first although Angie F always gave me an unsettling feeling in my gut. I knew I shouldn't have ignored it. But I guess I really wanted to trust her. The first couple months were good. Then time had past and the yearly walk through came due. I got nothing but judgement from them. Made me feel like I wasn't good enough to rent a home. Then they would refuse to take care of my maintenance repairs in a timely fashion. Always fixing it as late as possible. Also was told that the damages from past tenants would be marked down. But I ended up paying for them. Even though I did not make the damage. I lived there for over 3 yrs yet when I finally moved out they kept my deposit. That's technically not legal but they always find excuses to keep all your cash. I hope at some point people who are currently renting with them start a class action lawsuit for theft of deposit. Apparently they don't know what general wear and tear are. I would never ever rent from then again or have my property rented out by them. read more

Renting with Wild Haven was the worst decision we ever made. They raise the rent every 6 months now that our 1 year lease is up. They don't take care of repairs, and when they do they have very shady maintenance crews -- Wild Haven actually warned me before the guy came that he looks scary! And they are just plain RUDE once you're in a lease with them. Ask around town and they have a horrible reputation, and seem to never give deposits back either. Wild Haven ladies were very nice while I was looking however it seemed every one I looked at and liked was already spoken for so she told me to get our name in the system, which means everyone in the house, which wound up being $150. We never found a house with them so I asked for my money back and they told me they couldn't give it back because it was a fee to process an application. I never put an application on anything yet they are still refusing to give me back my money. We rented through someone else and will never go back to Wild Haven for anything!! I have 4 properties contracted with Wild Haven, and they are very professional, courteous and capable. As an owner I can tell you that if you pay rent on time and do not trash the property you will have a great experience with Wild Haven Property Management. If you pay an application fee that is the way WH makes money so be prepared to deal with that. I have and will continue to recommend WH to other property owners. read more

There is no way to give '0' stars?! I see this is a 1-star company--have had many clients complain about falsified repairs and them never giving deposit back, usually asking for more. I actually found them to be vindictive, dishonest and I am sure if the homeowners had the experience has a tenant with them they would not be using them as a property management company. agree 100% with Julie F.....Had the worse renting experience of my life with the "woman" who was in charge of the property I was renting from back in 2004. I can't remember her name, but she was a complete B**ch! As nice and sweet as could be until the lease was signed. I was warned by the neighbors that I would soon see the ugly side of her and Wildhaven and they were right! 2 weeks into the lease, I was having serious regrets.....repairs not made in a timely matter, took weeks to get reply regarding any/all issues related to the property and when I did move out, spent days cleaning so I could get as much of my $1300.00 deposit back. But 1 month after I moved out, I received a letter from them with what I thought was going to be a check....instead it was a statement saying that they had used my deposit for "repairs, cleaning and new carpets" and that I owed them $100.00 on top of that! it was a bunch of BS!!! Please don't rent from this company. It's in your best interest not to. I have been a tenant for 2 + years. They do not value your business, they will not treat you with kindness or respect. You will be treated as replaceable. There were many red flags that came up at the very beginning and I wish I'd heeded the warning signs. We have had more headaches and frustrations than I can count. We have had recurring black mold in our house and their solution is that we continuously spray it down with bleach when there's clearly something going on structurally for it to keep coming back for 2 years. Most recently we have begun to feel targeted and harassed by their staff as they continually find something wrong with our house. We are excellent tenants; we take care of the property, report important issues (mold for example), and are never late paying rent. We've been praised by past landlords. This company actually threatened to terminate our lease and kick us out if we did not remove our kid's (outside) climb toy, their outdoor table and our barbeque from outside. Um, these things belong outside and everyone in our neighborhood (Wild Haven properties included) have these things outside. Again, we're not sure why we're being targeted but the two people we deal most with at Wild Haven are difficult and they are the two responsible for these complaints. We cannot wait to hand them our 30 day notice. I agree with the other reviewer who said, "run far, run fast." I would never recommend Wild Haven to anyone, friend, family or otherwise. Keep looking, you will find a better landlord, I promise. read more
