Celest helped me through the process to make it easy as possible. I am not sure why there would bad reviews on the staff, I kind of find that false from the interactions I have had with them. Since the new community manager took over, the experience has become noticeably more adversarial. The issue that pushed me to write this review is the way management has singled me out over having a plastic water bottle and basic swim gear near the pool while I lap swim. I had been lap swimming for about three weeks before receiving the first email about this, and I was later warned that continued noncompliance could result in suspension of pool privileges and even lease violations. This is over a water bottle during lap swimming. The selective enforcement is especially frustrating because the pool area has had far more obvious issues. I have personally found items in the pool that had to be removed before I could swim, and the pool area is frequently used by unsupervised kids and teenagers, including people who do not appear to live at the property. I have also seen food and drinks around the pool and hot tub area, including alcohol. Yet I am the one being repeatedly threatened over a water bottle during morning or lunch lap swimming, often when I am the only person at the pool. Meanwhile, there have been much more serious property issues that deserved faster attention. The pool was recently closed after the water turned grey, and management stated that the monitoring system was not functioning properly. A staircase near my building crumbled underfoot and remained taped off and unusable for over a month before finally being replaced. I have also reported broken window seals causing moisture and mold concerns in my apartment; only after escalation to the parent company did it seem like these issues started receiving meaningful movement. I understand that apartment communities have rules and that pool regulations matter. But good property management requires judgment, consistency, priorities, and professionalism. Focusing aggressively on a resident's water bottle during lap swim while larger maintenance, safety, and habitability issues sit unresolved is not good management. The onsite maintenance crew and some office staff have historically been great. My criticism is directed at the current management approach, which has made the property feel less responsive, less reasonable, and less resident-friendly.

The office staff and maintenance staff are so great to work with; very courteous, helpful and knowledgeable. There are so many things close by; in addition to the on-site park, there are a couple of big parks up the street, various restaurants to choose from in the area, shopping, easy access to I5, great back roads to use. I'm so happy I chose to move here. I love it!

Wilsonville is just big enough to have most things you need nearby without having to deal with the freeway. The apartments have a lot of trees next to the building which I like. They provide some nice shade in the summer as well as some privacy. The office staff are very friendly and helpful. I haven't had any major issues they've needed to help me with. I did get an Amazon package that didn't show up and the office staff went way out of their way to help me get the issue resolved even though it wasn't their doing. I called once about an outside light burned out and it was fixed within the hour. The Bad: This complex is owned and operated by CTL Management which also owns the complex I just moved out of. I don't care much for CTL due to my previous experiences with them so was hesitant to rent here. There are quite a few families that live here with kids which can occasionally be noisy. Wilsonville road is next to the complex so you get some traffic noise during the day but it seems to calm down later in the evenings. So as far as I'm concerned, this seems to be a decent place to live.

I am moving out of state or I would remain here. I have had a good experience and felt safe. In my area it is very quiet, and I personally have not experienced any crime with one exception, a a mail box theft at the mail bldg. The building I live in has good neighbors, many with dogs like myself, who are responsible. The office staff and maintenance, have been friendly and attentive to my requests. They are hard to reach at times, but always call back by the end of the day. My maintenance requests have been taken care of in a reasonable time. My only complaint is since the new ownership the annual rates of rental increase are much higher than previous raises. As a single senior it is hard on the budget. The grounds in general are kept up, but i would like more attention to plantings. shrubs and ground cover surrounding the apt. buildings. The new corporate owners have been upgrading the complex for nearly a year, putting on new roofing. new siding and insulation, windows when necessary and addressing the mold issues. I have not had mold or leaky windows in my apt, only the normal sweating from our wet winters requiring periodic wiping of seals to prevent mold. Jeanne G

The rents keep going up while they slowly take away the amenities. The "clubhouse" and "business center" are basically just part of the office and you have no access to them after 6:00pm so they should not be featured as an "amenity." Maybe if you could access them with a key or keycard once things were quiet without people buzzing around the office, then yes, they would be an amenity, but they are not if only open during busy hours with maintenance men coming and going!!! It is nice here during the winter but hot and miserable sometimes during the summer. They do NOT provide AC like it says in the ads. You have the privilege of forking out your own $ for a big bulky unit that you can PAY their staff to install, then you have to take it down in September and figure out where to store the huge thing! The pool is open from 10:00am-10:00pm in the height of summer/heat. It would be nice to go for a swim at 7:00am before work, but for some reason this is not allowed. For the high cost of rent we deserve much better. I guess they don't have much competition so they can get by with providing the bare minimum. It is pet friendly, there are poopers everywhere either leaving their droppings on the ground or putting them in the trash can by the mailboxes so you almost faint from the awful stench when you go to throw out your junk mail :( Update: Ok, I guess I was basing my review on the high standards I was used to on the East Coast. My last apt was fully air conditioned and included free water/sewer/trash and basic cable and internet and the right to take my 6:30 daily morning swim. For Wilsonville/Oregon obviously there are much lower standards, which is sad. Reading other apartment reviews for this area makes you go eeek and be grateful that you don't live in a scary place where they don't repair things or take out the garbage! I have felt fairly safe here so fingers crossed that this continues....

They tell different residents different things on what they are allowed and not allowed to do. They had my car towed from the premises when it was not supposed to be then took absolutely no responsibility for their negligence and ended up costing me hundreds of dollars . The pictures below are from a roof leak that occurred in December. The roofing company said this was a result of lack of maintenance in the roof which the management denied. It took them over a month to "fix" it. The pictures don't even show how terrible it really looks. I had the manager , Rebecca, come and look at it herself. She claimed it was wear and tear of an apartment and that was the best they were going to fix it. When I expressed my concerns and how I thought it should be fixed correctly she became upset, leaving my apartment and slamming my door behind her. It is not inexpensive to live here so I would expect a much higher standard that they would hold to this property. But obviously they don't care and they'll do the cheapest job they can.

    TL;DR - * nasty, absentee manager…read more* no background checks on employees (you'll want to see those details below) * constantly up in your business * never get dates right for inspections except fire alarms (not an exaggeration) * buildings are filthy * always trying--or just going ahead with--signing you up for add-on 'services' * told that employees are not favoured over tenants (totally untrue) * AI assistant is sooo bad * Ad-copy is lies: there is no retail within any walking distance The manager Abby is worse than useless. She's never there, doesn't keep appointments, and doesn't respond to calls or email. The ONE response we did receive was rude, insulting, and inaccurate! They do not do background checks on their employees. We're not in the habit of snooping on our neighbours. After getting screamed and cursed at for taking out recyclables (?!), and having had dealt with music so loud we could Shazam it in any room for over six months (with, once again, worse than no help from the office), however, we used our OSINT skills to advantage. The loud neighbours in question were an older couple, one half of which was head of maintenance who uses an alias, has been nailed for burglary, and something much worse I won't mention here. Oh yes, and their frequent domestic disputes were lots of fun--nearly had to call the police. Positives: Beautiful nature park nearby, excellent espresso at the Great Scot cart (Erik is the best).

My only hesitation when I moved in was my perception of the space in the apartment: I'm fairly certain that the square footage includes balcony space, which has never been done in my previous residences.
