I had plenty of documents and photographic evidence but was never communicated with in regards to anything. They kept saying they were working on it without showing me any sort of proof of these documents they were supposedly making for me. Only for them to turn around and never reach out again after taking my money. So I came back to ask for my "papers" of which I only received after 2 years of hounding them and ultimately had to start the case over again with a new attorney. This was 3 years of astonishingly awful communication and absolute disrespect for me and my time. I do hope that anyone reading this chooses to go elsewhere like I was forced to.

Charles is as honest and transparent a lawyer as I have ever met, and I have worked for some big shot lawyers in my career. He is almost painfully honest. He will not mislead anyone about the possibly back-breaking cost of litigating a case, no matter how strong the merits of the case. People outside of the legal profession often think in terms of black and white. The legal profession deals in gray. It is subjective. It is moody. It can be unfair. More importantly, and sadly I must add, it acts to benefit the deepest pockets. Goliath will methodically use the legal system to deplete the resources of David. Goliath usually doesn't settle. My case is a good example. I had to clear title on my property. I had an extremely strong case against a corrupt local law firm and HOA (please feel free to look up my case), Farmers Insurance and a huge management company in Southern CA. It took me two years to get a preliminary injunction order. This is an order a Judge issues when he strongly believes one party will win the case. It is also a signal to the other party that settlement talks should probably begin. A year later I found myself attending my trial. The Judge strongly advised a settlement. Settle we did. The case took nearly three years to litigate. I didn't even recover one-third of my nearly $200k spend. Charles reduced his fees and absorbed many costs himself. Should I have settled with such a strong case? YES. They would have appealed me to death and I didn't have any funds left to defend myself. This is usually what David has to do. What many people look for is the "right" answer. The answer you want to hear. Some lawyers will give you that sales speech. Honest lawyers with integrity probably won't. Charles is a fighter and will fight for his clients to the end!! And, through this painful time he was my advocate and defender, and even though we've had our moments in the pressure cooker, he never lost sight of his mission. Now, he is my friend.

She worked with the court investigator and opposing attorney to resolve the issue before we even set foot in court. The judge ignored all parties involved and continued the case despite Ms. Franks filing everything properly. At the next hearing she aggressively argued to the Court that we had met all the requirements, as we did before, and have gone above and beyond all Court instructions. With the Judge still wavering she interrupted him and asked, "What else would you like us to do? We have exceeded the instructions!" This was the turning point, she made the Judge realize his error, our motion was granted. I hired her office for some additional probate work as well, and so far that has gone well too.

I hoped to arrange a meeting with my 2 siblings to get an idea of what to expect in the probate process. They never seemed to want to meet the other parties involved. My father's house had a reverse mortgage and I was hoping to purchase his home but haven't gotten any advise from the firm and had to hire my own realtor to list the property to prevent the trustee's foreclose sale which is still pending after 3 postponements and I was even told this property should have never been eligible for probate. Then I was advised by another attorney that the appraisal had been done (without my knowledge) - nobody went up the drived (it's chained), onto the premises or into the property. How does an appraisal get done without going onto the property? And it was appraised for S200K less than Zillow and Redfin appraisals. I was also told the inventory and expense was done - I never was informed and have no idea what items are still in his home since his girlfriend still lives there and refuses to move out and has given away most of his possessions. It took months of requests to have her served with eviction notices so I'm afraid of the damage she could have done to his property. It was my hopes this would all have been handled by this office and the house would been vacant and empty when listed but that wasn't the case. I don't know if his vehicle is still on the premises or anything about his bank accounts - this ALL should have been handled professionally. I have been left in the dark to do everything on my own. Even contacting the mortgage company for his home - I had to submit a letter of intent stating my intentions with his property. I submitted the first letter incorrectly and the foreclosure almost went through. I assumed a probate attorney would have prepared and submitted this on my behalf. Do not use this office. You have to deal with the staff and never get to see or speak with the attorney. Waste of time and money. They only thing they did was file for the letter of administration. VERY disappointed. My father's home may still be sold at auction in 2 months and I am clueless what to expect next. Ugh.
