We trusted the inspector Pam and Wendy recommended to us would be thorough with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection and related negotiations have left us having to pay tens of thousands of dollars out-of-pocket to remedy. On a related note, the 'experts' Pam and Wendy recommended during the inspection/attorney review period were equally poor, particularly a roofer that gave us an estimate for repairs that we now know was 95%+ underestimated (as proven by four subsequent estimates for the same work), and gave us a false sense of security in terms of what we had ahead of us. Maybe the most unsettling part of the experience in hindsight (which should have raised our flags in the moment) was when Pam and Wendy clearly put the best interest of the sellers ahead of ours (their client) in the context of pressuring us to sign the deal on a condensed timeline so the sellers would not have to relist the property. Finally, neither Pam nor Wendy made themselves or a legal representative available to represent us in person during our closing, and did not give us a heads up that we would be there alone, leaving us with a fairly sour taste on what should have been a celebratory day. Overall, as we continue to work through issues daily and try to recoup our losses, we do not feel our best interests were prioritized and feel the advice from Pam, Wendy and their recommended subject experts was critically underwhelming and insufficient.

This mailer…read moreasks for $89.50 to obtain a certified copy of your deed, tells you to mail or fax your credit card info, and is filled with grammatical errors. This is a SCAM. The cost to record a deed is either included in your attorney fees or if this is a transaction, it is included in your closing costs. The cost to record a deed in Illinois includes the cost of mailing out, not a copy, but an original recorded deed. If the County Recorder does not mail it to you, they mail it to your attorney who will then notify you. If, by chance, the deed is lost in the mail, you can obtain a certified copy from your county recorder for half the price that this scam of a company is asking for. If you receive this mailer, REPORT THEM!

Soon after moving in, our furnace stopped working during a winter cold spell. We filed a claim immediately, but after 48 hours, all we got was a notice saying they couldn't find a vendor and would "continue searching." No updates, no calls back, and no real customer service -- just automated messages asking us to leave our number. Ironically, sales representatives called us back within minutes, but the claims department never did. After four days without heat, we gave up and switched to reimbursement. Multiple reputable HVAC companies told us they refused to work directly with home warranty companies, but one technician came the same day, diagnosed the issue, and helped us submit all required documents. HWA then asked for additional documents they never mentioned before. After we provided everything, they quickly denied reimbursement because the repair happened before "approval," even though we had gone five days with no heat and no customer service response. We spent days calling, messaging, and trying to reach a real person with no success. Meanwhile, we easily found multiple local vendors ourselves -- something HWA failed to do in four days. This experience was extremely disappointing. We will not renew the plan and do not recommend Home Warranty of America to anyone.

They assign you a "case manager," make you schedule appointments and then no one shows up. After multiple complaints, I finally got a random unscheduled call two days later from someone who barely addressed the issue. For my GE over-the-range microwave that stopped working, I was offered just a $199 eGift card to Lowe's to replace a $500+ unit, not even enough to buy a used one. When the representative Lydia Colvert finally called, she actually suggested I "go to Best Buy and look for an open-box item" since the reimbursement wasn't enough. She was "gracious" enough to switch the reimbursement from the Lowe's card to a check so I could do that. Wow, thanks Lydia. What a cheap, unacceptable solution. I also had a separate claim for hot water issues which they denied, claiming the repair was a "modification to the system" and not normal wear and tear. So the hot water worked fine before, stopped working, and now fixing it is a modification? After pushing back, the rep finally gave me a $100 credit which at least covered the service call. Between the $575 annual premium and $85 service fees per claim, this warranty is essentially useless. They don't honor their promise of "like kind and quality" replacements and they make the claims process exhausting on purpose. Even the contractors they send out roll their eyes when they realize the job is for HWA. That really tells you everything. I do not recommend Home Warranty of America to anyone. Please report experiences like this to the Better Business Bureau, your state insurance department, or your Attorney General's Consumer Protection Division. HWA will not change unless there is regulatory pressure, fines, or legal accountability.
