I had been renting out my condo in Ukrainian Village after relocating. After a few years of doing that, I decided it was time to sell and interviewed a few different agents. Greg was the only one that visited the property. After the visit, he was able to advise me on update/repair scenarios to maximize its' attractiveness to potential buyers. Since I live in LA, he offered to sell the condo himself vs. giving it another of his brokers. He also offered to be my eyes as I was managing things remotely. I chose Greg based on this. I felt like I'd have a partner in this vs. a transaction and again, since I was remote, I needed to have that comfort and confidence. I also liked that Greg knew Ukrainian Village extremely well. It's a unique neighborhood and my unit in a vintage building was unique as well. He could see the promise of it and knew how to position it for sale. Greg recommended things like new windows (all seals had broken) and sealing the brick at a minimum. The maximum scenario included adding a washer and dryer (inc. all the plumbing, gas and electric to do so) and painting the entire place for the best ROI. He gave me listing price scenarios based on the minimum and the maximum effort I was willing to put in. After analyzing the potential ROI, I decided to go with the max effort option including all of the updates. When we went to market, my unit was priced exactly as we had discussed. Within 1 day, I had an offer and within 3 days, I had 2 more for over ask - one of which I accepted and closed on. We recently moved back to Chicago and found a neighborhood we loved. However we had no idea what market movement, availability, and even the particulars of judging some of the qualities of craftsmanship and desirability--both for ourselves and for future owners down the road--were like. As soon as we met with Greg, all of that changed. First and foremost we appreciated his honesty. He talks about being a client for life and sure it's marketing, but it's also marketing he gets behind. My experience working with Greg Nagel was phenomenal. I was referred to Greg through an organization that Greg had donated to in the past. From the start, Greg was extremely attentive to all of my needs. As I was very new to the whole real estate purchasing process, he took a great deal of time to listen to what I was looking for and also explain the key financial metrics that needed to be met for my investment to be profitable. We had a great experience with Greg as our buying agent as first-time home buyers, and I'd recommend him without hesitation to anyone in a situation similar to ours. I was impressed by Greg's communication, willingness and desire to really understand what we wanted, and his negotiating help when it was time to make an offer. During our initial meeting with Greg, he provided us with a great overview of his experience, what to expect during the search and buying process, and we discussed what our ideal home looked like, what we knew we wanted / didn't want, and what wasn't especially important to us. Greg also talked about some specific features and things to look for/avoid in the West Town/Wicker/Bucktown area, which we really appreciated. Let me start by saying that Greg met with us knowing there was a 50/50 chance we were going to sell our home.
