They are sharp, on the ball, know the trends, and more importantly are able to navigate the insanity of the 2021 housing market. I should clarify the current state of things because this is likely going to look a whole lot different later if/when the bubble pops. The early 2021 market has a pent up demand from the pandemic, low inventory, insane competition when buying, over-asking offers 100% of the time, and super low mortgage rates. It's a perfect storm and the biggest sellers market in a long time, and you have to be a savvy buyer to say the least. Years ago I used a different agency and realtor who was nice. Nothing against him, but he would've gotten figuratively eaten alive in this current market. This time, we were able to find a house and get it under contract within just a few weeks into our search which is almost unheard of. Good guidance, staging, and strategy across the board. I'd definitely recommend working with an agent on the KB team and feel fortunate the way things have shaken out for us in this Hunger Games, musical chairs housing market.

    I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

We were with our previous property management company for 3 years and it was a nightmare. We have been working with CJ Real Estate for 7 months and they have completely transformed our experience of investing in Kansas City. CJ Real Estate is a remarkable property management company. They have made our renovations streamlined, they have exponentially increased our leasing rate, they have filled up our vacancies at lighting speed WITHOUT compromising on their leasing criteria. They are very strict with their leasing criteria and say "no" more often than they say "yes." They are looking out for the investor's best interest while keeping the tenants (and rental unit) safe, secure, and clean. What's great about CJ Real Estate is that their management and maintenance team are large enough to accommodate both large institutional investors and small investors. They can handle everything from affordable to luxury rentals. I can't say enough good things about working with them. They are truly aligned with the investor's interests to see the investor succeed in the long run. An example of this is that they want to see their investors grow their portfolios in the markets they manage. They understand that in order for their investors to grow their rental portfolio, they need to have their existing assets be stabilized and managed effectively There is a how they have grown to manage over 2,000 rental units. Their management fees are best on a percentage of the rental income collected, not a flat fee like other management companies. They are incentivized to keep occupancy high year-round. They are motivated to market vacancies, put good tenants in, keep them satisfied, and keep the properties cash flowing. CJ manages over 100 rental properties for my company and my investors and I are sincerely thankful for having found them. We've kissed a lot of frogs in the past 3 years and CJ is- without a doubt- one of the best property management companies not just in Kansas City, but nationwide.

    I had an unbelievably bad experience with CJ real estate as a property managent company for a…read moreperiod of ~2 years. We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Words like "agreed upon" are so interesting following what I've written.
