He is extremely knowledgeable, sharp, and a very strong negotiator. He assertively represented us while always giving honest and realistic advice. When we were selling our home, the buyers demanded a significant discount and threatened to walk away if we didn't agree. Andy told us he believed they were bluffing and advised us to stand firm. He was absolutely right--we didn't give the discount and they still went through with the purchase. What I appreciate most about Andy is his honesty. When he represented us as buyers, there were several homes we considered where he could have easily encouraged us to make an offer and collect his commission. Instead, he told us when he genuinely believed a property wasn't worth it or wasn't a good purchase overall. He never made us feel like he was just trying to close a deal or make a quick commission. It's difficult to find an agent who is both a strong negotiator and someone you can genuinely trust. Andy has proven to us that he puts his clients' interests first. Whether you're buying or selling, you want someone like Andy in your corner. I always recommend him to everyone I know.

We ended up thrilled with our neighborhood and property even though my family had never set foot in the area or house. It's a true testament to her many skills. There are many people have knowledge, skills, and understanding of the market, but in addition to those requisite skills Maggie has a sincere dedication to her customers that sets her above the competition.     Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

His company options are presented in beautiful detail and offer 3 different levels of service that leave guesswork at the door so you can tailor him and his companies assistance and care to your specific property and needs. No one else offered this level of bespoke customization. David and his team took great photos and videos of our property and had it rented within two weeks and everything was quick, efficient and most of all taken care of for us as advertised. We waited to write the review after 3 months of our property being rented to make sure we could give a through review of the entire experience. David has gone above and beyond, sound us great tenants and has already assisted with several items that needed to be taken care of including a broken kitchen disposal, and a planned wall construction that was set before the property was rented and delayed until after the tenants moved in. David & Company has taken the time to make sure we got the right price, the right tenants and have taken care of everything we needed with payment dispersals on time and no issues. We couldn't recommend him more highly. Thank you David!

It also is home to the Operations and Technical Services department for the Universal Studio Lot along with various production offices and edit suites. Needless to say a ton of work gets done here in this 36 story building. Touted as the tallest building in the valley, I have also heard it claims to be the tallest skyscraper north of downtown Los Angeles and south of San Jose. Fun fact! The facilities and common grounds are beautifully maintained. Offices are modern and use the latest technologies for the workplace. There are several working studios and production spaces throughout the property. Noteworthy shows include E! News and Access Hollywood taped in the Terrace Studios. It's a great one stop shop for production, post and distribution. There is a Specialties Cafe for grabbing some lunch and coffee. The sandwiches and salads are great along with the Pete's coffee served. Access to the building is restricted for security reasons. Parking is in the adjacent parking structure with employee and visitor entrances. If you are going to taxi or Uber/Lyft there is not much curb space for drop off but people squeeze in the driveway for just a few seconds if they have to. Also a pond and fountain are hidden behind the building which provides a nice escape for lunch and breaks. I enjoy the ducks and benches under the tall pines. I just have to imagine the constant whizzing of cars from the 101 is ocean waves and I'm good for relaxation. haha. Convenient access from freeway on and off ramps, plus the metro redline across the street make it an easy place to work or visit.
