First time home buyer and was told the home I purchased was a great first home by Jay. Great first home for someone with deep pockets as I have had to do several major full replacements including full duct work and a new ceiling that had obvious water damage in the attic (think skateboard ramp) not visible from the room only in the attic, but yet missed by Jay. Also, I had no insulation so it should have been clear. I had an extreme fire hazard where the dryer vent was not hooked up and it appears dryer lint had been venting into the attic for years...again not identified. A lot of things I feel should've been checked were not and the response to nearly everything on the report was to have a professional_______ come inspect. I waited some time to write this review because I truly wanted to see what other completely missed surprises I would find. I had a home inspected by Jay Hicks several months ago, and although the home hasn't turned out to be a great investment, Jay will stand by his work, explain it thoroughly, and answer your questions (even after the fact). The inspection was a bit vague in several areas where "recommended licensed ______________ come out and inspect entire system", but I get that. A valuable aspect to me is that immediately after, or months after, Jay is happy to pull up the inspection and discuss it at length. read more

Worst inspection ever! We have used Bryan & Bryan Inspection in the past and have come to expect a certain level of detail in the final report. The inspector was a nice guy but lots of things were not checked. Did not check exterior siding, floor level, don't go on roof. The way they get around this is by writing, "a licensed professional should check..." So why pay them for the inspection! Also, the final report was a messy Word doc. When I called the company to tell them about items construction contractor found, that their inspector missed, they just had the inspector call me. He starts out with, "Let's just settle this between us there is no need to start all this with the company." I felt somewhat bullied. DON'T waste your money with Jay Hicks. Later I found I only saved about $35 by using them instead of Bryan & Bryan I'm still kicking myself for not checking with B&B first. read more

As a single woman buying her first house, I knew I needed an inspection service that would be in-depth. Jay Hicks was recommended by my agent. He arrived on time, was friendly, and gave a thorough inspection lasting about 2 hours.....unfortunately because that house was not so safe (electrical, foundation and plumbing issues). After passing on that house and finding a new option I once again called Jay. He was booked for the day I needed, but sent Andy who also works for his company. He actually arrived about 30 minutes early and was just as thorough. Luckily this inspectio went much better. I liked that both men would point out issues and either state if they were a big issue or something that I could fix on my own. I also appreciated that they mentioned things that weren't part of the inspection - but they thought should be done as a new homeowner (Ex: Replacing all locks once I move in AND replacing the dead bolt to one that didn't need a key on the inside - in emergencies you could trap yourself in if you forget the key) read more

He walked us through the home and explained every detail. I appreciated the time he took out for us and he pointed out cosmetic flaws as well that needed to be fixed. All I have to say is this inspector, Allen, went way out of his way to make certain that everything was taken care of regarding my wishes with my new home purchase. This includes even paying an extra visit to make certain that when repairs were done, they were done properly! Allen made a three hour, thorough inspection of the entire home, inside, and outside. What I really appreciated was, the final result was an easy to read print out that I could simply forward to my realtor. As a single woman, sometimes all of the "gobbledy-gook" of HVAC, hot water heaters, plumbing pipes, etc. can sound like Greek, but the way it was handled was extremely clear. This man inspected my condo this week for a potential buyer. The report said the air conditioning unit needed replacing and recommended the buyer seek $3K from me to replace the unit. The inspector failed to do his due diligence before recommending this action. The a/c unit in question was less than 2 years old and was dripping water from the overflow line into the shower as an indication of a clogged line. The inspector failed to notice the incessant dripping and instead wrote the report. He was either inept or ignorant. I called a local a/c company who cleared the clogged line and added Freon ($168.00 charge total). The unit now works perfectly, no longer drips into the shower and has passed inspection by another company. Do NOT hire this man or his company. read more

Do not waste your money with this company! The buyer of our home obviously didn't know who to choose because the report was an absolute joke! Three different professionals both said the work did not need to be done. One being another inspector and the other two one was a master electrician and the third was a licensed plumber. There was literally one thing on the entire list that was needed. Everything was up to code and i'm guessing he just doesn't have the experience to realize it. I understand the guy that did the inspection is the son-in-law of the owner and he should really consider a different profession because the guy was clueless. If you need a recommendation of an inspector go with Angie's list because that's where the true professionals are. Or you can use the company we used who is on Angie's list and they are called AAA inspections. read more

He inspected a house and said everything was in great condition, AC/Heater in great condition. Bought the house. One week later Full of water in the hallway from the AC. Called the professionals and they said the AC/Heater was such in bad shape it could have set the house on fire. They took pictures too. As they were changing the whole system they were showing us step by step, and really it was a mess. If you are buying an old house, don't call him. If it's a new one, he might just be lucky. read more

I recently hired them to inspect a home I was purchasing. The home did have some defects and I was ok with what was found, so I bought the home. There was no running water when I purchased the home so plumbing could not be checked, I ended up having to replace all the plumbing. I was ok with that since it could not be checked without running water. But I was told the wiring looked good and was updated. Once I bought the home and started looking at updating the panel box (which was suggested by the inspector) I went into the attic to check things out. I had noticed not all the electrical outlets where working (inspector said they were). The wiring was all botched up in the attic and now I will need to replace all the wiring. This was something very open and plain to see since there was half of the insulation in the attic missing. I noticed and I am no professional. I asked for money back! They stated in the report it states to get a licensed electrician to inspect all electrical in the house, to get a licensed plumber to inspect the plumbing, to get a roofer to inspect the roof and to get a foundation expert to inspect the foundation! Wow so why am I hiring them for? So my advice to potential customers of this company is to not hire them but actually follow their own advice! Hire an electrician to inspect the electrical (cost me $100 for an hour of their time), had three plumbers come and look at my plumbing (cost me nothing for their time), Foundation contractors will look at work for free, and didn't get a roofer to come so don't know what they would cost. But I ended up spending an extra $100 just for the electrician, and I paid Jay Hicks Inspections $400 for a lousy job. If it was something that just could not be seen like the plumbing I would understand but Alen Harper knows he completely dropped the ball on this one. I thought they would have had a better moral compass knowing they dropped the ball after we discussed this and they would have at least returned my money ( that I could put towards replacing all the wiring in the house! And this was not the cheapest inspector so I thought I was doing good. BEWARE!!!! read more
