When he first came to my business to close a deal, he was incredibly cocky and arrogant. He flaunted his Rolex and boasted about his wealth, showing me pictures of his expensive house. He bragged about his connections and claimed he could quickly sell my business. During our conversation, he showed me pictures of high-profile clients at boat parties with prostitutes and talked about his lavish lifestyle, including wanted to buy a ring for his girlfriend but she would need to accept his lifestyle. Despite these red flags, I was willing to work with him if he could sell my business quickly. I had an active business I wanted to sell discreetly, with no name or address disclosed until a potential buyer was found. Matt agreed to keep it quiet and share it only with his network. However, the next morning, I received multiple calls about my business. He had listed it on MLS with all the details, business name, address, phone number and pictures. Outraged, I demanded he take down the listing immediately. Instead, he sent a withdrawal form stating he would only remove the listing if I agreed to keep the commission contract in place for ten months. This was outrageous, as he lied and then tried to secure his commission within 12 hours. His assistant, Diane Keegan, handled the follow-up communications and supported his actions, showing she was complicit in his unethical behavior. I have since retained a lawyer and sent a demand letter to remove the listing. Despite this, Matt and his team insist on keeping the commission contract in place if the business sells. I'm now pursuing legal action, regardless of the cost, because he thinks he can bully others due to his wealth. He chose the wrong fight, and I am prepared to see this through out of principle. It was my mistake not to research his firm thoroughly. He has a history of litigation involving unprofessional and corrupt practices. He may close deals, but he lacks business integrity. If this review prevents even one person from using his services, it will be worth it. I hope many others choose to avoid him after reading this. Stay far away from this company. This is one star to many that he even gets. It should be a zero star rating.

However, the landlord wound up being a dishonest man and we would have lost all of our money. These gentleman not only did the right thing by us in foregoing their commission to ensure we were not going to be out any more damages, but they fought for us to get our money returned in an expeditious manner. (FVE01) I strongly recommend that anyone considering buying or selling a home through Fave Realty Inc. (FVE01) carefully read every document before signing anything and make sure every term is clearly explained. My experience involved serious concerns about how the agreements were presented to me, the information I was given before signing, and the way my property was subsequently marketed. Loletta P. Griffith approached me regarding real estate services and represented the paperwork as being related to showing me homes and helping with the home-buying process. I later learned that the document I signed was a Buyer's Agency Agreement containing agency, compensation, duration, and other contractual obligations. I did not feel that these terms and consequences were properly explained to me before I signed, and I felt pressured to sign the paperwork. I was also asked to sign documents involving other primary owners of the property while those owners were not present. I have serious concerns about whether the necessary authorization and consent was properly obtained before their interests were affected. Another major issue was the marketing of my property. Before I had authorized the property to be listed for sale, old photographs from 2023 were used to create and publicly advertise a sales listing. No one was sent to the property to take new photographs, and we were not given an opportunity to approve the photographs or listing before it was published. I also did not intend to enter into a one-year selling arrangement or be locked into a long-term listing relationship. After discovering the listing, I requested written, unconditional releases from both the Listing Agreement and the Buyer's Agency Agreement, along with confirmation that I and the property owners would have no continuing listing, marketing, selling, commission, exclusivity, or other obligations to Loletta P. Griffith or Fave Realty Inc. Despite my requests, I have not received the unconditional releases I requested. Because of these circumstances, I have filed a complaint with the New York Department of State requesting that the matter be reviewed and investigated. My concerns include how the agreements were presented and explained, whether proper authorization existed for documents involving other owners, whether the property was marketed with the required authorization, and how my requests to terminate or be released from the agreements were handled. This review reflects my personal experience and the issues I have raised with the appropriate authorities. Anyone considering using this brokerage should do their own due diligence, carefully read every agreement before signing, and consider getting independent legal advice before entering into any long-term real estate agreement. I would not want another property owner to find themselves in a situation where they are trying to understand contractual obligations only after signing the paperwork.
