In January 2024, the tenant fled, and I discovered the premises in a condition consistent with severe vandalism and the remnants of an unauthorized cannabis operation. The City issued multiple code violations, including those related to cannabis activity (since abated), the removal of fire alarms, and the tenant Terry Sassenburg's construction of an unpermitted second-floor addition. The property also suffered from pervasive mold, rotting sheetrock, broken skylights, and the installation of highly flammable Styrofoam on the ceilings and walls, among other significant hazards. Despite maintaining my State Farm insurance policy for over 24 years, my claim for approximately $100,000 in necessary repairs was largely denied. The insurer provided only about $40,000, covering a portion of lost income and limited repairs. As a direct consequence, the accruing City penalties have reached an unmanageable level. The City has denied any appeal of these violations.
