Only after taking my money did they tell me the reservation required additional verification because it was over 30 days. I completed the verification process exactly as requested... and they still denied the reservation. Now my money is locked up for 10 days while I wait for the refund to process. Charging a customer first and deciding later whether they're approved is a terrible business practice and creates a huge inconvenience for customers who may need those funds to book somewhere else. I was unexpectedly dealing with a serious illness and needed to stay in Sarasota/Bradenton for treatment. I explained my situation to Kevin Sanchez, who assured me he would help accommodate me. Suddenly, he stopped responding, and I later found out he was no longer with the company. No one followed up, and I was bumped from my unit with nowhere to go. This wasn't the first time Landing failed me. In January, I was displaced for seven days. Their policy states that if you're bumped, they issue a credit toward your next month's rent. Instead, they gave me a $325 credit right before terminating my membership--money I can no longer use. On my last day, I asked the cleaning crew if I could store a few totes in an empty storage closet, and they agreed. Soon after, Landing sent me a cold email stating they were ending my membership due to "pet hair" and leaving items in storage. I never had pets in any unit--I'm highly allergic to cats--so this claim was completely false. Landing left me stranded twice, failed to honor their own credit policy, and terminated my membership based on false accusations. Their lack of compassion and professionalism was shocking. Every single time I visit my friend here, there is dog feces and urine in the hallways and outside the elevators. It's nasty and completely unacceptable for a building that calls itself "luxury." My friend has contacted management over and over again, but nothing changes. Clearly management either doesn't care or isn't enforcing the rules. Until they get serious about cleaning and holding residents accountable, this place is not worth the rent they're charging.

That's so rare these days, so I had to let the world know. These folks work so hard and I've heard complaints about other nearby apartments being non- responsive to their tenets. There is always enough parking, but since the entire parking lot is on an incline it can be a pain. Fortunately the neighborhood is great and is walking distance to so many nearby businesses that you could get away with not using a car much.

It's a very safe area. This is a historical building! 1939- The walls are a foot and a half thick! If you get a good unit, you see only green. I'm on the second floor without a dishwasher, but that doesn't bother me. It's just me and I find it very mindful doing dishes. If you have allergies, the wood flooring will help tremendously like it did me. The ACs are powerful enough, the grounds are beautiful. Laundry onsite. Parking tight after 8pm. Cats ok no dogs. Remember that a lot of people know of this place and know of people who have lived here so the negative reviews are the exception. Not perfect but best management you'll find. You also never pay extra for electricity - flat rate. A couple of times I've used the oven for extra heat, shhh ;)
