Turns out all of the rain water flows through there and the sand they put didn't help at all. The previous owner also dumped raw shrimp on the lot so there was lyme and a fish smell for the first half of the stay, which also wasn't disclosed to me. I simply could have parked somewhere else. The invoices you receive have no break down on what you're paying. The manager seems to be over charging and trying to slip it by to see if you'll pay it. I didn't see or talk to the manager once after I moved in, not even on the move out. She takes a long time to respond, and I had to ask for the Wi-Fi password. The icing on the cake is she compromised my safety by giving one of the other residents my phone number over a civil dispute that could have been handled through her, as a manager. I am disgusted another woman would compromise anothers safety. You cannot trust the people in the park. There are a lot of unsettling men in the park. If you have children or are a young woman, beware.

I was there though must of COVID and a broken foot. Many times, after I bought a much smaller house, I went back with a travel trailer I had purchased after selling my 43' motor home December of 2020. I would practice doing all the set up and take down before leaving to go to Texas Motor Speedway for my season ticket racing. I still have my season tickets, but the RV Park has filled up so much, I have not been back to set up and take down like I used to do. But, it is a great park and it is close to everything in Tomball and Cypress, Hwy 99. Anything from Woodlands to Katy it is pretty much a good location.

I like to review based on the business as you cannot paint all places with the same brush, so keep that in mind as you read. First side note, this area of Texas is HUMID this time of year (July). I'm not surprised, but for someone that spent the last 15 years in Phoenix and Flagstaff AZ, I was not well prepared. This has nothing to do with the park, but it should be noted when traveling here that AC is a must if for nothing more than removing the humidity from your coach's air. Layout: Aisles are tight for larger rigs. We did not have any issues with our 26ft long off-road trailer, but a larger trailer may not have the same luck. Lots of trees, wildlife, and room for the kids to play. Overall the layout is a "B" at this time. Spaces: Far enough apart to make the layout less of an issue. While the hookups are on the correct side of the coach, for some they could pose an issue. That issue is that the park takes a fairly large slope down as you enter. I had approximately 6-8" difference from side to side. On a lifted trailer like mine it was not an issue, but a normal rig would have issues fully clearing their black and gray water due to the dumps being lower than the spaces themselves. We are avid off the grid campers, I'm used to not being level without coaxing, but also understand that is not typical for folks that only camp in parks. The spaces are a "C" at this time. Amenities: There is a large "gathering place" at the edge of the park. This has coin laundry, vending machine, a dining table to seat six, several chairs, men's and women's restrooms with HOT showers, TVs with satellite, and my personal favorite, a ton of old school VHS tapes. I was sad to not find a VHS player, but if I should find one on Craigslist this week it will be donated and they will for your stay. For a park of this nature this was a very pleasant surprise. Word of advice, sit in the gathering place after your shower for a bit to dry off and soak in some AC while writing your Yelp review like I am now. That will keep you from going back into the humidity wet and needing a shower again immediately. Amenities are a well deserved "A". Service: We arrived after close with a pre-booked space. Alice came a greeted us the following afternoon. She was extremely hospitable and explained the amenities of the park, thanked us for coming, and welcomed us to come to the host site should we have any issues. Service was definitely an "A". Overall: I really like this little park. Price for the week was fantastic, and I feel you get a lot for the money spent. Is it the Jellystone Park that you are basically at a resort but sleeping in your coach, no, but for what it is it is awesome. There are some friendly full timers here that were nice to talk with, nice grounds backing up to woods, and great showers to wash the humidity off. Would I come here again, I certainly would. I am quite happy thus far, and I'm certain you will be as well.

Alice ( the landowner ) told us months ago she would give us keys for one of the individual mailbox's but never did and we've been there since September... When I would try to tell her I have a package coming in she won't answer calls or texts til a few days later. I have a screenshot of where Alice said she was going keep my package until we learned to drive slower through her park. The speed limit is 10mph, if you go 10mph then you will get complaints from the man who rents the first rv spot along with drunk men yelling at you to slow down when you drive by. I had packages come in and told Alice. When she said it didn't arrive, I called the post office who then said it was delivered. So I told her they said it was delivered... THEN she says she didn't check the mail.. but how would she know it didn't deliver if she didn't check to begin with. Last week I had my boyfriend text her to let her know we had packages coming it (because she won't answer my texts or calls to the phone number that is on google, yelp, etc...) and he asked her to call him when she gets our mail ( for a reason ). Alice texted and said she had his mail but never called like he asked (Reasoning: I only had a few days to return a package so I needed to know ASAP when it came in). My boyfriend went to get our mail from Alice, when he came inside I noticed he didn't have my package with his mail, he called Alice & told her I had a package also but of course she says "It didn't come in".. ( keep in mind I got a text earlier that day saying my package was delivered ). So to double check, I went online and tracked it. Can you believe it said delivered... We called Alice again & guess what she said... "I didn't check the mail" YET she gave my boyfriends mail to him So then I had to get the key from her & go check the mail box myself because she wouldn't. ******(Not only that but the mail my boyfriend received was opened)****** She said they thought it was their mail YET IT SAY MY BOYFRIENDS NAME ON THE FRONT Alice has put our mail/packages in her car.. She has also held onto our mail and not told us she has our mail unless we asked her about it and if she does tell us we have mail (which is every blue moon) we go to her home to get it just to find out she's not there. Older men making hand gestures to me every time they see me, also calling me "hot ass". One day those same men were at Alices rv spot when I was walking my dog. The men were making hand gestures towards me & I finally had enough & said "f*uck you". Right in front of Alice, one of the men said "Dont tempt me with a good time." Guess what Alice did about it.. Looked right at me and laughed... THATS ALL. Along with all that, the showers are disgusting & the washers leak, & she accuses people of stealing items from her buildings when she simply forgot where she put them... SHE IS VERY UNPROFESSIONAL!

There were some really good people there. You could fish in peace and no one bothered you. BUT in the summer/fall of last year Leisurely Lane opened another resort. Where they had 2 they now had 3. Then it started really going down hill. Where they screened their residents before that apparently went away. We had self proclaimed drug addicts, plain old thugs and child abusers (he was reported by many people and had the police involved but the office ignored it and were allowed to stay) ....and even a campground prostitute. I'm not joking! There was a woman that moved in that came on to all the men around the park whether married or not looking for "dates". We had at least 3 guys that moved in that tried to intimate the residents with threats and physical violence and would try to cause trouble it was worse when they got drunk. There was another woman moved in that had 2 men that would visit and if she got confused and had them over at the same time they'd get in fist fights literally in the street. Screaming and cussing each other. But, apparently that's perfectly ok with the office staff!!!! The ONLY thing you could get in trouble for was if you were rude to the office people. The they'd take notice. Otherwise it was a total free for all, do whatever you want in the park. If anyone complained they ignored you, it didn't involve them. As far as not keeping up the park. The grass would grow up to your knees before they'd finally cut it. They had campground workers but couldn't keep anyone. There were deep holes in the some of the yards and one lady got seriously injured when she fell after stepping in one. They never fixed any of it. The last I heard she had to get an attorney to get them to help with medical expenses. She moved out shortly after the incident and good for her!! She's way better off out of there. As are we!!! After that experience no more campgrounds for us!! The tall grass invited lots of snakes into to the park. We had problems with ants and rodents. Because they refused to spray. It cost money. So bottom line either the owner and staff refuse to spend money on upkeep or there isn't any money and they got to big to fast. There was an incident where somebody smeared feces all over the mens bathroom walls, people dumping their trash over the neighbors fence onto his horse farm which as you can imagine went over well. One lady down the street from the park said she's heard nothing but bad things about that place and the neighbors are all sorry it's there. They're bringing in a lot of "trashy people". The good ones never stay. There is one woman in the office who no one knew what she did. She stayed in her office playing games on her computer all day. But trust me you didn't want to talk to her. She was the most unhappy, rude, nasty person you'll ever meet. So it's best she gets paid to just sit in there. Maybe that's where the upkeep money goes?? Hhmmmm
