For prospective customers reading this, here is the verified context: Fraudulently advertising yourselves as a "James Hardie Elite Preferred Contractor" to secure the job, only to systemically violate the manufacturer's strict installation guidelines, is not a "punch-list" oversight--it is deceptive marketing and a material breach of contract. Puncturing an internal PVC plumbing pipe, illegally wrapping it in black duct tape, and immediately hiding it behind the new siding is not a 'punch-list' item - it is active fraudulent concealment. The 'Fraudulent' Financing: We authorized the payment because they claimed to follow actively concealed the duct-taped plumbing. Inducing a customer to authorize a loan by hiding severe damage is the legal definition of fraudulent concealment. Contradictory Public Statements & The BBB Complaint: JP Exteriors is using public platforms to feign cooperation. On our active BBB complaint, they claim they are waiting for our independent inspection report before taking action. However, their own written record proves they inspected the property themselves on June 11th and issued a superficial patching offer on June 22nd. The very next day, they explicitly stated in writing they were not willing to expand their scope to a full replacement, formally refusing to cure the hidden defects before our third-party inspection was even conducted on June 24th. The 42-page independent inspection report, which we received on June 29, definitively confirms that the widespread, concealed code violations and structural deficiencies cannot be resolved through superficial patching. The report details systemic failures, including improperly installed weather-resistant barriers, missing flashings, overdriven fasteners, damaged boards, unsealed wall penetrations, and an internal PVC plumbing pipe that was punctured by a fastener and actively concealed with black duct tape. The Manufacturer's Involvement: James Hardie is indeed involved, to the extent that the manufacturer offered to provide free replacement materials to JP Exteriors so they could execute a proper rework. JP Exteriors leadership actively refused this offer. We stand entirely by our documented evidence, our 42-page forensic inspection report, and our active fraud dispute with the Texas Attorney General's Consumer Protection Division. Our pool developed a lot of issues - of which we now know were likely ASR related - but regardless we're not normal and extensive cracking in pool and out and on decking, in skimmers, in waterfall etc - we didn't realize just how much water was leaking until we moved and had another comparable sized pool and much larger lot yet our water bill was so low compared to the $400-500 bills we used to get. Our issues were NOT taken care of by PB and we had to pay out of pocket to remedy the issues which should have been taken care of by PB - before moving. We know of another friend who had a pool built by same PB a couple of years later and they have had nothing but issues and yes - ASR and PB simply closed up shop under his original name and reopened under a new name. It's not how pretty the pool looks when it's new but rather how it does down the line and does PB offer same level of service once they take their last payment. A resounding NO.

From the beginning, I was told certain items were included in the project, but later almost everything became a "change order" or an upcharge. They're cheap. They used left over materials for my condo renovation. Even simple requests suddenly became "too expensive," which made the process feel misleading and inconsistent. The quality of the work does not reflect the money I paid. The job was definitely rushed, many important details were left incomplete, and the results did not match what was promised. Concerns I raised--such as mold issues and specific finish requests like quartz countertops--were dismissed or avoided, and nothing was handled with the level of professionalism I expected. To make matters worse, one of my front screen doors went missing during the project and was never addressed. Based on my experience, I cannot recommend this company. I feel the work performed did not justify the cost, their communication was unreliable, and their business practices lacked integrity. I strongly encourage others to choose a different contractor.
