They also broke the top slat of my fence by stepping on it to try to get to a branch. This is not my tree nor am I the owner, and while the impacted neighbor had every right to to cut branches that were problematic for her building, you are required to clean up all of the debris. I gave them access, I said to one of the crew members, "you're going to clean this up right?" He looked over and said "oh" and left. At worst, this would be considered illegally dumping, at best, I would just call it sloppy.

However, I watched the entire job and saw no additional work was required beyond any prior gutter cleaning. After the job, I called the owner and explained exactly what I saw. After a hailstorm, small circular cracks appeared across the vinyl siding on the most exposed side…read moreof this house. The damage was easy to miss from the ground because many panels remained in place. Closer inspection showed fractured locking edges and several holes near the lower portions of the wall. The other elevations had been sheltered and did not show comparable damage. Replacing the complete building was unnecessary, but the original siding color and profile were no longer available. The owner chose to replace the affected elevation as one continuous section rather than scatter visibly different panels across it. Once the damaged siding came off, the weather-resistive barrier and sheathing were inspected. A few areas of torn housewrap were repaired, but the sheathing remained dry. New starter strips, corner trim, mounting blocks, and vinyl siding were then installed. The replacement panels were fastened with room for normal expansion and contraction. Exterior fixtures were removed and remounted through proper blocks instead of being screwed through the face of the siding. Broken vinyl fragments were collected from the planting beds and neighboring walkway. The unaffected elevations remained in place, while the repaired side finished with a consistent color and secure locking edges.

Final check was made to a name other than his company. His receipt says his company is insured, bonded, and on BBB which is not true. I checked him out and his business has no license. Poor job. The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.
