A complete nightmare of a hire! Waras comes off as nice and knowledgeable at first, until the work starts, then the nightmare begins. Waras prefers to deal in cash (red flag), and he tries to avoid actual contracts. He will try to change the price on you and leave things off contract so they can be added in/upcharged later. Classic slimy contractor move. Although we did not pay in cash, and did have a contract, he still tried to cut corners and the workers had to be watched closely to make sure they did what was contracted. The problem here is Waras drops his team off in the morning and leaves them to do whatever, no supervision at all. Although nice, they barely spoke any English and it was very difficult to communicate any issues with them. Work had to be stopped consistently to ensure they were doing what they were supposed to be doing. Scope of work: We had top down exterior balconies, replace stucco bottoms and install tiles on top. Work was supposed to be completed in two weeks, and it took Four Months , and they still hadn't finished by that point. Besides the absolute mess they left daily, they consistently damaged things as they went along. A few highlights: - Damaged an interior door handle/lock - Clogged a roof trough gutter with a cloth they threw into it that resulted in a leak in the building/one of the apartments during heavy rainfall, damaging the interior walls as well as some furniture - One of the workers spilled an entire 5 gallon bucket of grout water from the top floor hallway/stairwell and it leaked down two floors below leaving grout residue on the tile floors - Didn't protect the exterior of the building while doing cement work and cement ended up everywhere, facade, windows etc. They tried scrubbing it off but it just smeared everywhere - hole in the roof -Nails in the roof -New tile kept cracking We ended up firing them 3/4 of the way through the job and not paying the full amount bc they clearly were not capable of doing the work contracted. We had them pull up tile twice because they had no idea how to properly install it. We eventually hired tilers who knew what they were doing, and felt such relief that it was done properly. We're not at all happy with how the balconies turned out. We truly regret hiring Top down Restoration and would highly recommend anyone look elsewhere for any construction needs. read more

I had a very recent experience with Big Rose Restoration. Let me give you a backstory. The entirety of my porch roof was in a terrible state with constantly leakage, so I looked for professionals to come and help me. The first contractor messed up dearly, but Big Rose came to the rescue. I had them replace the top layer of my roof and apply Aluminum coating which took around a day to be completed, by the end the porch roof was in perfect condition. Also we had some minor gutter installation which was done well. The workers were done within a day and were nothing but courteous. Honestly, I was extremely impressed and decided to give Big Rose some more minor jobs and eventually we had some brick-pointing done by them. All of this was for a great price, which was definitely worth the cost of the service provided. The estimate was same day, and the work had started soon after. Waras made sure that our yard was not dirty by the end of the job and made sure to clean everything up and check everywhere to make sure the aluminum coating didn't ruin my perfect backyard design. Honestly, I'd recommend Big Rose to anyone who needs their services. My experience with Big Rose Restoration was phenomenal! I received a free same day estimate, and also a $150 discount from Waras. Here the Backstory: My roof started leaking and I needed a contractor to come and look at it. I had a few contractors come over but Waras gave the most competetive estimate in my eyes. It turned out that there was too much damage to my roof and the top layer had to be replaced (this is a flat roof btw). The Big Rose crew came over and started work asap, finishing the job up in 3 days (This is a 1500 square foot roof) which was amazing. The quality of the roof also turned out to be great. I did also need aluminum coating which was done very well since there was no leakage/spills. Waras also installed new gutters for us as the old ones were in terrible condition. Big Rose not only did this for me, they came and did masonry work including concrete repair, and tile installation. If Im ever in need of a contractor, I'm definitely going to be calling Big Rose Restoration and Waras! Im not sure how to post pictures but I will eventually get to it! read more

Waras is a scammer. He charged my elderly grandmother $36,000 for a "new roof" on a 1,200-square-foot house. After the job was supposedly completed, he told us the gutters and skylight also needed to be replaced--even though they were installed less than two years ago. Just one month later, the roof started leaking. We tried contacting Waras multiple times, but he never answered the phone. We then had another roofing company inspect the roof, and they told us that no new roof had been installed. According to them, it appears that the roof was simply painted rather than replaced. Charging $36,000 just to paint a roof is unacceptable. Taking advantage of elderly homeowners is wrong. We will be pursuing this matter in court. read more

Waras and his team did a great job with our roof. They fixed our leak and were really good at keeping us in the loop during the whole job. They checked everything carefully and made sure there were no other problems. They were always clear about what they were doing and what materials they were using. This made us feel really comfortable. They were also neat and kept our place clean every day. They worked fast but did a solid job, sticking to the time and money we agreed on. Waras and his team did a fantastic job with fixing my roof. He was on-site within 2 days of the request and they began work 3 days later; whereas some contractors would try to upsell you on a full roofing job he told me in my case that it wasn't necessary (I know it wasn't since it was replaced 12 years back). He repaired all of the lines and applied an aluminum sealant and also went on to waterproof my chimney in another project on the same roof. Response to Request for free estimate was quick and reliable. I was given a price at the end of April 2024 but did not have the work done (due to me being unavailable) until June 3, 2024. They stuck with the same pricing, scheduled the work around my schedule and came promptly as promised. The job was thorough and Waras was very responsive to any questions or requests that I had. There is a warranty on their work and Waras welcomed me to call if any problems. _I was provided with photos of the areas they repaired that I could not see (masonry work on 2nd and 3rd floor of brick house). Waras gave us a quote 2 weeks ago and finished the project about a day ago; their team was professional and their insight was valuable. Waras also recommended us a diagnostic company which he isn't affiliated with which helped us lower the scope of work from a full basement waterproofing job down to a slab replacement and caulking application; he did still recommend us to fully waterproof the basement within the next few years so if the repair holds we'll definitely give him a call. We first met him for a roof inspection during the home purchase process. Since inspections need to be done quickly, he was able to come out by the following weekend since we lived out of state and had to coordinate it that way. He was very thorough and honest with his inspection. He never adds on additional work for the sake of it, no pressuring or upselling.
