DO NOT RENT FROM STEINBORN & ASSOCIATES…read more First, I have to say I loved the house I rented, but I felt Steinborn & Associates treated me like dirt. I wish I would have read the reviews before I rented the house! (1) Within six months, sewage backed up in the showers. I called a plumber and there was a blockage in the sewer line. Steinborn & Associates said it was a new house (even though the owners lived at the property before I rented the house), they would not pay the bill ($183.71). There is no way two people (my adult son and I) could have blocked the sewage in less than six months. (2) The property managers NEVER answer the phone. They will only text or email. In addition, if you have any questions or complaints they refer you to the lease agreement. (3) Due to unforeseen circumstances, I moved to another state during my lease. I was specifically told they would list the property when I moved out and try to rent it to another tenant. I moved out in July and the property wasn't listed on the website until November (my lease ended in October). Based on this experience, Steinborn & Associates does not have the tenant in mind. I payed almost $2,000 for three months. This caused financial hardship. Again, I signed a lease through October, but Steinborn & Associates could have posted the property for rent in August. (4) Read the rental agreement! Apparently, I did not read the contract very well. Steinborn & Associates conducts home inspections. I have rented in several states and have never experienced this practice. The only reason I can think of is they are looking for signs of smoking or an animal (if you have reported that you do not have one).

I had the pleasure of working with Michael Carvlin from Steinborn and he is an exceptional realtor…read moreand professional. As an out of state buyer, Michael made the entire process pleasant and seamless for me. Michael is extremely knowledgeable about the Las Cruces housing market and helped me locate a nice home in a great neighborhood. Michael is hands on and has many contacts to assist you with any work that you might need for your property. I can't recommend Michael enough, he is a consummate professional and a great guy.

The Yes! Corporation that owns the park and the mobile homes has numerous complaints against it,…read morewe purchased a home from them, paid for it in full almost 8 months ago and still can not get the title or the proper paper work for the sale. When we have tried to contact the corp office we get absolutely no where, the local office we get a lot of " I don't know" or no response at all. Do t waste yr money . This was a huge mistake buying a home from them.

Think three times before moving into this "gated community". They really should probably be sued…read morefor false advertising when it comes to that false claim. In the past almost 2 years that my father has lived here the gate has been closed a total of maybe 8 days. Everyone who lives here or has ever lived here has the same "security" access code to open the gate anyway. So, the claim of "security" is absolutely false. Also during that time, the Exit gate has NEVER been closed. They just keep adding speed bumps to the entrance and exit. Can't wait to bill them for my car's new shocks when it's time. If you enter the place over the absurd number of speed bumps, don't worry - you can drive as fast as you want - apparently the geniuses running this place just want to make sure that you can't enter or exit quickly (I'll bet the Fire Department and EMS just love having to navigate this crap when they're responding to emergency calls in here). If this isn't a deal breaker for you and you choose to move in, be prepared for a threatening text message every week from management regarding paying your absurd rent on time and pulling your weeds. It won't matter how compliant you are with all the rules - you will still be threatened - EVERY WEEK. Of course there is an annual rent increase, as all rentals incur; however this year, not only did everyone get a monthly rent increase, but they've installed water meters since they decided that the already ridiculous rent they charge for a ridiculously tiny patch of dirt no longer includes water OR trash. So, this year the tenants are paying and they are profiting somewhere around $100 more per lot monthly than last year. And even though they will harass you about keeping your space spotless, they will do NOTHING to maintain any empty lots on the property - no weed control; no trash clean-up; until they decide to place a home on the property (of course, you will be able to look straight into the neighbor's house and vice versa because they put everyone almost on top of each other). I HATE IT HERE!
