Moved in a couple months ago, and everything has been great. Jon Polentz is a crook. About 6 years ago I rented a property from this so called property management establishment. He put up such a facade it makes me sick too my stomach. He is a racist ,very unprofessional, greedy and a sorry excuse of a business man; in my opinion. He took my whole which was than 5000 dollar deposit because of cleaning cost! And than to make matters worst said I owed him 500 MORE!!! But funny thing was house was in immaculate condition upon departure. Just like it was when I moved in. I've been a tenant of Jon Polentz' for about 12 years now and I have nothing bad to say about the man, family or business, as a matter of fact all I have is praise. They have allowed my daughter and I to keep a roof over our heads, when in all actuality they didn't have to, but because of that I'm truly thankful! When I was going through a rough patch in my life they understood and continue to do so, how can I or anyone speak badly about people when in reality they have given us all opportunity at protecting our children with four walls and a roof! Maybe some people have ridiculous expectations or beliefs as to responsibilities of a property management company but I'll leave it alone! Beware. They are opportunistic. If you're going to use these folks as a renter be very careful because in the end they will take all of your deposit if not close to all and charge you for things that you'd be able to do for pennies. For example if you don't return a pool key they will charge you $75 to make the key and $25 to pick it up from Home Depot or wherever it is they made the key. Don't let them use their cleaner when you move out because they will charge you over 500.00 for house cleaning. They will also charge you $100 for any leftover trash that you may leave or even more even it's a few pieces of paper. They will charge you for reprogramming a garage door opener. Their move out chargers are outrageous. Be very careful if you're dealing with these people and get everything in writing, do a walk through and protect your deposit. read more

I had a great experience renting under Jon Polentz Company. Justin was in charge of our beautiful property. He was always up front, reasonable, and quick to respond to any questions or maintenance issues we had. He made sure to inform us of what was to be expected when moving out to receive our full deposit. I lost a key and needed to have the house lightly cleaned --- they charged an extremely fair rate (~$3 for the key and ~$50 for cleaning). Overall we had a very pleasant experience at the property. I WOULD NOT RECOMMEND. I have rented properties for manny years, I have also worked for a property manager for over 5 years and I have never experienced it witnessed this kind of treatment before. These people are downright rude at best and openly hostile and aggressive at worst. Jon Polentz once called me while I was at work and proceeded to scream at me over the phone. They do not treat their tenants with any decency. I would never rent from them again or use this company to manage any of my properties. I rent a beautiful unit through this company. I rarely require assistance from them. On the few occasions I have needed help I've been met with incompetence and excuses. Most recently I encountered more than 40 LIVE WASPS in the residence where myself and my daughter live and called Polentz' company for urgent assistance. I spent 5 days going back and forth with multiple emails and phone calls until I called a real pest control company myself, who was onsite in 20 minutes and resolved the issue in 20 more. Why were they unable to produce similar results? Either they go to the lowest bidder or they are incompetent - or both. Any apology? No. Any condolences, concern for the wellbeing of my family? I've rented under Jon Polentz for over 4 years and they have been great w me .As a renter And a precious home owner I understand what ms new what's old what's going to break down soon etc. Any issues I had or questions I was always responded to by someone , Tiffany handled my property and she was great always able to contact . They for my experience they run things by the book But will listen to you if you have concerns . Jon is a stern business man but I feel fair , there was a misunderstanding on my last months rent and he explained it to me . That's how you keep a business going and basically as a renter you are tied by the lease. My son lost his gate opener and I knew it was going to cost me ( don't let your kids have the extra garage remote have them pay YOU a deposit first and you'll get it back lol )and I kept the pool key in safe place . Read your lease carefully and ask questions if you are not sure about anything before signing . As a renter there are costs you have to incur that's just how it is just be excepting of that . I was in a bad jam looking for a place 4 years ago and was running out of time , I had to get a lease co-signer but at least they gave me the option to do that . I rented from Jon for 8 years. It was hit or miss with Jon on getting things repaired or taken care of over the years. Sometimes things we get done quickly and other times I had to write letters and continually follow up. I think when the ladies in the office could help me, things got done. They all seem to be nice. My issue is with Jon. He is arrogant, abrasive and will take advantage of you if he can. At one point, after asking that the carpet get replaced because the tacks were coming though and my children kept stepping on them, he came over and told me he was going to have to raise my rent and I would need to pay him the raised rent before he could get it done. He then indicated to me that because I had been there so long, other similar properties were getting much higher rent rates and that if I moved out, he would fix it up and get more. It was these types of comments that I found to be unprofessional. After giving my 30 day notice I scheduled a formal walk through two weeks before I moved out so I would have a chance to repair anything. That took place and I was told the only thing I would need to do was have the house and carpets professionally cleaned. I knew they would have to replace the carpet but they told me I had to pay to have it cleaned anyway. After all was said and done, he took money out of my deposit for things I could have easily repaired. I had to go to court to get my money back. So....if you decide to rent from Jon, cover your butt and make sure you get something signed, have pictures and document everything. That's my two cents. read more

Please take note of the dramatic shift in my review ranking. I don't make it lightly, especially because I still live in a properly managed by Jon Polentz. (Looking at you, protection from retaliation laws.) Rather than repair uneven ground, fill exterior holes that lead to crawl spaces, or even like generally respond to emails... I am being yelled at, complete with words in all caps, to take down American Flags used as shade protection because the owner doesn't like the look of them. So, pipes and debris sticking out of mounds of mud and broken exterior walls, all of which are violations of civil code, that's all okay. American flag bunting during not-July, that's not okay. It's one thing to ask me to oblige a standard not articulated in my lease agreement, it is quite another to be rude af when asking me to do so. I don't appreciate being treated like some major offender, or even as an inconvenience, when I helped get us on the Neighborhood Watch circuit, have been forced to pay for my own repairs, ignored for months on end, share one washer and dryer in an unkept laundry room with at least 10 other people... the list goes on. I can handle the DGF attitude, but he lost me today by choosing to be overtly mean about something I contractually I am not in the wrong about. read more

I rented with JP Property Management for the past two years in Costa Mesa, CA. From the first interaction, they have been professional, efficient, understanding, and reasonable in every step of the rental process. The apartment was recently renovated and in great condition upon move-in, they guided me through the application and deposit process with a friendly attitude, and throughout my two years they consistently responded to issues reasonably and effectively. There are many ways to conduct business in the fast-paced, internet-driven real estate market in California, but Jon and Justin make an effort to keep a family-feel and relaxed, professional tone to every conversation. Even on move-out, which I have had the full range of positive to negative experiences with prior property managers, Justin personally toured the unit with me and showed me their exact expectations for condition of the unit when I left. All was within reason, and how I hope every apartment I rent in the future was left before me. You get what you give with any landlord-tenant relationship, and I am grateful that respect and fairness drives the way JP continues their business. read more

This has to be the worst real estate out there. The guy Jon Polentz is the rudest guy I ever talked too. He doesn't know how to have a conversation. We accidentally left a wifi extender in our house we rented and then moved out of. He took it and called up my dad (supposedly) and then after a month threw it away. You know my dad does business on the phone a lot and since we were in the middle of moving there is no way he can get back to him. So I call Jon and he is rude and tells me he took out of the kindness. You mean you're doing your job. I ask if I'm going to get the money back since they just threw away my money. And he said no and hangs up on me. Never deal with this company and guy. Rude and stupid. read more

Words to the wise!!! Take pictures and date them before moving in. I rented the house in aliso and it was very out dated and not very clean. The house was made in the 1990's and was still 1990's. The carpet was new but very cheap and the tile was old which means the grout was dirty. When we moved out we had it professionally cleaned and had the carpets cleaned also! Thinking we'd get back majority of our deposit. Needless to say we only got back a quarter of it. We noticed in the photos on Zillow they did no renovation on the house but did close up a cut out in the master bedroom. I'm guessing that's what my deposit paid for. Be very careful when dealing with the people in power. While living there we had 3 major leaks and had no hot water for 6 days but they never compensated us for any of those problems. It's all about the all mighty dollar so word to the wise, take lots of photos! read more

I have rented 3 different properties from Jon Polentz. I have found him to be fair, yes, he is a businessman, you cannot be in property management and be a pushover. I have always had a response and occasionally depending on the issue it may take a few days. If its urgent, it gets done immediately. He is a mediator between tenant and property owner so must be a liason. He adheres to the law on things and he is ethical, will hear your point of view and if you are a good tenant who treats your place as your own, you will not have any issue with him. I know there are people who trash properties and want something for nothing and it is not someone elses responsibility to come in and clean up your mess. Jon is not arrogant, busy, precoccupied at times yes, not someone you are going to take advantage of. He is on top of things and is efficient and on top of things. read more

Jon Polentz and his team have been managing our condo rental for three years. They are professional, organized, courteous, and efficient. They found an excellent tenant for us. They get repairs done quickly and responsibly. They send us any paperwork we need (for taxes, etc.) before we even have a chance to ask for it. This comes after two attempts to work with big property management groups who were disorganized, unhelpful, and made some serious mistakes (misplacing keys, careless walk-outs...). Don't ask for even basic repairs, because he will jack up your rent. Forget about minor improvements like a screen door, unless you want to pay for it. Also, the emergency maintenance line is a joke. The one time I used it, it took several tries to get a reply, and he refused to help. The only good person I've dealt with at his company is Eileen, who might not even be there any longer. His son is less rough around the edges and therefore better to deal with than Polentz himself. For what I pay, I should receive much better service. Renters and homeowners really need to think twice before doing business with him. read more

This is the most unstructured company I have ever come into contact with. Upon moving into the apartment my roommates and I noticed that there were concerning issues. These issues were that the windows had gaps between window and frame, holes in the wall in the garage, both showers did not work properly and the dishwasher leaked. We were told upon moving in to locate all issues and to forward via fax these issues and they would be fixed. After moving in we had noted all of these issues and there was no resolution made within 4 weeks. We made multiple attempts to get this resolved, but the company told us they did not receive it though we had fax confirmation and emailed the document. Due to both of the showers not having working handles we had to hire a plumber to fix one of our showers so we would be able to have running water. We then complained that this had to be completed. The company then sent someone out to our location to fix the other shower, but charged us for the parts and labor though we are not responsible as tenants for the repair of their work. They then explained to us that it was due to them having to send an employee after hours though they had known about the issue for multiple days. The next issue came when the water heater stopped working. We notified the company of this issue and were assured they would fix the issue. This was not completed until four days later leaving us with no hot water. Unfortunately this is not where the issue had stopped they also told us they would be coming out on day 2 by 10pm, but no called no showed up for the appointment. The next day we had to contact them about the issue and they told us they did not see it to be a mandatory fix and were going to come out later on. They then told us they would be at the apartment between 4pm and 5pm. Again they no called no showed; upon calling the management company they told us they were behind schedule and would be there no later than 6pm. However they did not show up until 7pm and did not apologize for their negligence to the issue. The final issue that has arisen from this management company is from their payment plan. Upon moving in we had set up automatic payment via routing and account number. We were notified they attempted to pull funds the day of payment due and were unable to receive funds from the bank. We were then notified we would be charged a late fee due to this. My roommates and I checked with our bank and had documentation that no funds were attempted to be drafted from the account. Upon notifying the company they told us that it was not their issue to handle and we notified them it was considered negligent to pull on the day of and charge the late fee the same day. This was due to them not allowing us the opportunity to know there was an issue and to resolve it. The industry I work in pulls funds 3 days in advance in the case that funds are unable to be drafted the customer is able to pay and not be charged a fee. Finally we lived in the apartment for 3 months and was charged $300 for painting with no holes in the walls. The extreme lack of professionalism astonishes me. It's unacceptable that property management will belittle their tenants about issues that should have already been taken care of upon move in. Heather will make slanderous remarks to the neighbors about having to fix issues. While standing outside your apartment where you can hear her. And the owner Jon will blame her actions on tenants "bad attitude" . read more

Worst place to rent and worst customer service ever. Landlord refuses to fix the slightest problem with the apartment blaming it all on the tenants. Property in Santa Ana is infested with ants, roaches and other bugs. The neighbors are loud and disrespectful, most of all they never respect the parking spaces. One of he best rental experiences I have ever had. This is a group of highly professional real estate experts. I leased a condo in a Tustin and highly recommend a rental with a management company like Jon Polentz. The lease was handled quickly when I needed to move quickly. The minor maintenance was handled quickly with a quality repair (someone who repairs it right the first time). They also have ach transfer so you don't need to mail a check which is convenient. Also on move out they were more than fair and you don't have to worry about your deposit when you take care of the place. Overall a 5 star experience from beginning to end. I would not hesitate to rent a property managed by these guys and wouldn't hesitate to put my own condo under their management of I ever need to have it rented out. read more

Jon Polentz has been my property manager for nearly 3 years now. I was originally recommended to him by a friend who was renting a property management by JP - she said that as a tenant, she thought the property was very well managed. When I decided to put my property up for rent, I called several companies to find out rates, what services were included, etc. JP was the only company that took the time to answer my questions rather than just telling me to drop by their office. He came to the property personally to perform a walk through to determine an appropriate rental price and to explain the terms of the contract. He used various strategies to get the place rented, and was extremely thorough in screening potential tenants. When my property does need repairs, he uses reliable contractors that get the job done professionally and at very reasonable prices. I get my rent checks promptly through automatic deposit, and Jon and his staff always respond promptly to my questions and requests. Their service are slightly more expensive than some other property management companies (think 1-2% more of your rental income), but in comparing my experience with other friends who own rental properties, it's absolutely worth it. . read more

I've rented for Jon Polentz property management for the past 7 years. My only issue is their lack of professionalism while trying to move out. Upon request for an initial inspection I was not informed of any issues that I had to repair and the inspector Eileene's only concern was cleaning the premises . However, to my surprise, a few weeks later when I received my prorated deposit there were a list of repairs that I was not informed upon-- these repairs and cleaning cost coming to $1200! Worse, after returning my pool key which they acknowledged receiving from me, I was charged $150 for it's replacement because the neighbor said it was his...? Being the (OWNER OF THE CONDO'S FRIEND) whom they have no contract with, they argued that I borrowed the pool key from this neighbor and Jon Polentz property management decided to give HIM my pool key and charge ME for it! In addition, my bedroom door went missing and I was charged for it--apparently they think I stole a door. My advice to any future tenants of Jon Polentz property management is upon moving or vacating, take pictures, get a receipt or official statement in writing of all repairs, and document your pool key number on your rental application.. because they will take advantage of you if they can. read more
