Zero star if there was an option. We got a recommendation from someone we know and called Mona up to manage our property. I will say stay clear from Enterprise and call any other company in the area. I stayed with them for 1.5 year regardless I repeatedly got the worst service from them. I had to handle 99% of items myself as they are completely useless. They are truly unprofessional mediocre random people who think they can manage properties.They do not know legal and will not act on behalf of landlord or being fair. They mostly side with tenant although landlords are the one paying them a fee. I will give you very specific example how and why they failed so bad as a management company. I can say this from experience because I have 2 other property company that I am using and when comparing to Enterprise my other 2 property manager are amazing and on top of their games. 1- Mona missed 2 showing schedule because she doesn't check emails and very behind on communications. 2- whenever I need service for the tenant they make every excuses under sun and never have vendor some out in time. So I have to handle it myself by calling yelp and I normally can find a vendor same day to come out. 3- When asking for legal Item as they are my management company, they will not answer and telling me to get a lawyer. How can you as a management company do not know simple tenant/landlord rules? 4- Their managers will give your tenant private information/ conversation between you and their company. We stayed with them because we are just so busy and felt trapped as it is so much work to switch. We ended up selling our property as they are the worst property management company and we didn't want to deal with it anymore. To add more. Their managers (Susan) will not review your lease and only give you advises based on their "personal opinion " which 99% of the time are bias. When hires professional management company landlord so not need personal opinion. We need real professional opinions. 4.9.18 BEWARE of colleen zaremba who rushed us to sign the lease before the house was ready then abandoned us with clogged drains, ceiling fans dangling by the wires, doors falling off hinges, locks that don't operate on the keys provided, trash in the driveway (junk dishwasher) and still no lawn from the crappy gardener who planted some flowers in front of the house but never laid _any_ grass seed although she claimed they did ~ It's been rainy and we water faithfully yet nothing but weeds . She ignored my calls for help until I went over her head to Management , then they sent out a plumber PDQ and she called me, not to say "sorry' nor 'I'll make this right' but to berate me for going over her head . We have Enterprise Property Management manage our home in Orange for fifteen years. We were happy with their services for years but this year their services turned excellent. Our tenant was delinquent with rent, wouldn't answer calls, texts, emails or notes posted on the door. Our manager Rodrigo Juarez was our savior. He took every necessary legal actions promptly, documented each step in preparation for eviction and was able to kick the tenant out without the expensive eviction process. He was excellent in having the property cleaned up and remodeled quickly. One week before the property was ready Rodrigo already found us new highly qualified tenants with great credit history as well as having background checked. Words cannot adequately and justly describe Rodrigo. He is vibrant, knowledgeable and competent. Given the opportunity to interact with Rodrigo one will know what I mean. read more

My husband and I have been renting a place out for about 9 years now and we have dealt with different people that we had to contact if something went wrong in the unit. The only thing that is annoying is them not letting you know who you may need to contact if that other person that you used to contact is no longer there or on leave, etc. Let the renters know that way they ain't emailing or calling wondering what's going on. I have dealt with Sandee, Paula, Thelma, and now Clarence. I feel if you contact someone in regards to a matter in the unit that needs to be fixed then be courteous and reply back. I been emailing Clarence with what needs to be fixed or what my husband had to fix and I don't get a reply back but when the landlord raises the rent and needs the contract signed they sure response back that's ridiculous! According to Clarence the landlord wanted to fix up the unit since we are her longest tenants. I have told him what needed fixed and let's just say nothing has been done! KEN is the manager of EPM. He has been the most unprofessional and unorganized manager of a company that I have ever dealt with. J.J. is the representative I had to deal with who was also a joke. He didn't return calls. He was ALWAYS late. Sometimes didn't even show up. It has taken me over one month to rent a property with EPM. I had a my property management representative dealing with an representative from EPM. It has been the most unprofessional experience. Calls were not returned. Deadlines weren't met. I finally had to email EPM myself and request to speak with the manager, KEN, who ignored me for a couple days and once he was reached, he was no help. It was extremely and unreasonably expensive to get a credit check which should have been a 3 day turn around. I did not hear back for 10 days! My contract was not written correctly. That took another week to correct. There were several appointments to meet at the property to have a walk through and sign paperwork. Either the EPM representatives showed up over 2 hours late or did not show at all and began dodging my calls to reschedule. When you call their office, it is an automated service. Takes over 20 minutes to reach a receptionist. I am embarrassed for the company and REGRET WORKING WITH THEM. DO NOT WORK WITH ENTERPRISE PROPERTY MANAGEMENT!! read more

I had to move out of state so rented my house with EPM as my property management. The first year of renting: The renters destroyed the house, we are talking about 3 inch holes in walls, walls put up, vent system, hydro equipment, carpets removed etc... We were not very pleased that EPM did not check on the property at all during their stay. Year two&three of renting: Tenants caused damages in excess of $XXK. The property manager who should be representing us always seem to side with the tenants when the damages were excessive. EPM ended up quitting on us. We took legal action against the tenants. At the end, we settled with the tenants for 4 times more than what EPM managers were estimating for damages. It would help when the company knows who they are representing.. The Property Managers (PM) would also need to be reminded of the 6 month walk through. Also, forgot to do a final inspection at end of year two on the house. Made unauthorized fix to the house while leaving a hole in the ceiling after one of their "emergency fix". There is also a high turn over rate with the PM. I would never hire Enterprise ever again. If you know better, you would not either. read more

Stay away! Lack of professionalism and accountability with every person we dealt with throughout the lease. The property we moved in to was dirty, with multiple things in need of repair. These were promised to be fixed promptly, but upon move out most had not been corrected. The maintenance people that came to the house were unprofessional, late, and generally unable to successfully perform maintenance on anything. Repeated maintenance visits with no solutions. We are above average renters. Clean, early paying, and quiet. Upon move out the house was cleaned to a better condition than when we arrived. The final walk through revealed no issues that we would be responsible for. We were assured that our deposit check would be returned quicker than the 21 days allowed by law. A month passed with no check. Calls left to the office were rarely returned, and when they were the excuses were rampant. A statement was mailed with the wrong original deposit amount. Over the next three weeks the company or owner seemed to find things to charge for and became unable to find our deposit. Finally a check was mailed two months after move out. There was a charge for touch up paint. Painting is considered normal wear and tear and is not a chargeable offense, unless the renter repaints a different color, according to CA civil code. We treated the property as if it were our own, and would have been scammed out of our entire deposit with out persistent contact to ensure the correct amount was mailed. The lack of professionalism, attention to detail, and general decent business practices is something I have never experienced in 10 years of renting. read more

This company is TERRIBLE. If I could give them negative 5 stars, I would. In two years I went through 3 property managers. The first one, Eveline was an incompetent nightmare. Our account was a mess - they lost one of our rent checks (mailed mine and my roommate's together, cashed hers but mine went missing) and tried to charge us $75 in late fees. When we moved into our property the place wasn't properly cleaned, there were things broken throughout (cabinet hinges, blinds, heater didn't work), and the carpet was absolutely disgusting. It appeared clean when we moved in but within weeks deep dark stains from previous tenants started to show. They recorded on our OFFICIAL lease that we had a certain amount for our security deposit, however when I moved out I found out we actually had less in our deposit because my shady roommate had never paid a portion of it to them. They also showed on our account statement we owed several hundred dollars (our original deposit had been discounted but they still showed the higher amount so a balance due for that, although it didn't match what the lease said), they showed we owed the late fees, which the manager told me she would waive, plus the missing money from my roommate. The last property manager we had, Stella, now refuses to speak to me because I've moved out and will not give me any of the information that I am rightfully entitled to in regards to our account. While she was sweet and mostly helpful, she often seemed confused, stressed out, and basically clueless about anything I asked in regards to our deposit, late fees, missing money, etc. This company is so unprofessional, it's unreal. They hire incompetent property managers and seem to overwork them as well. Because of their poor bookkeeping and mismanagement (in addition to the previously mentioned shady roommate) I have now been screwed out of a portion of the deposit I paid. I've contemplated taking them to small claims but it honestly isn't worth my time and energy. Stay far FAR away unless you want to have a nightmare rental experience. read more

It was easy to do the check in and check out process and I got my security deposit check back in a timely manner. While they do have some turnover with managers, from a tenant's perspective they were easy to deal with and someone was always available - which is an important thing for me. read more

I first stumbled upon this management company when I was searching for a place to lease. I found it incredibly difficult to even get a live person on the line. The general number why give you leads straight to a voicemail.. When I finally did get a hold of someone, it took for ever to set up a time and date to see the residence. The realtor assigned to the residence for rent was awful at returning my calls. She was also rude when I met with her. She was sarcastic when I asked her basic questions about the property. The second time I dealt with this company, I got the SAME realtor. Her name is Sandee. She was once again incredibly difficult to get a hold of. I wanted to see it specific day and she told me that she was completely booked for the day and said she was available THREE days later at a specific time. I told her I could not make the appointment because I had a meeting, but she insisted that the time she had given me was the only time she had..... So I cancelled my meeting and went. Upon arriving at the residence, I realized quickly that the reason she wanted me to come at the SPECIFIC time is because she was having a mass appointment. There were at least 4 other individuals there that made an appointment to view the residence. I'm sure she did that on purpose so she wouldn't have to show it more than once. (Obviously, out of sheer laziness.) I understand that everyone's time is limited, but it was completely rude to have all these people at the residence at the same time. It made all of us there quite uncomfortable. One last note: if you are thinking of having a management company for your property, I would not recommend this company. Why? Because it took me over a week BOTH times to even see the EMPTY residence. (No one was living there; the properties were vacant.) I'm sure the property owners want their properties leased as soon as possible so they can have money in their pockets. If that's the case, then don't pick this place. They obviously don't care if your property is vacant. They do their business on their OWN time. Not yours, and definitely not the tenant's time. read more

These folks are absolutely great. From the realtor we dealt with over 2 years ago that helped us get into our lease, to requesting any repairs (dealt with and completed usually within a week), to the receptionist who comes down to meet my wife or myself at the car so we can pay our lease (we have a disabled daughter and their building doesn't have wheelchair access (not their fault), EPM had been just great to deal with. The ONLY thing I can say that would improve the experience, would be that they catch up with the times and make it possible to pay your lease online. Still have to mail or drop off. Apparently, the company read YELP review and found out my feedback and decide to cross check my comment to check validity themselve, For the first time without me saying a single word other than YELP. So I have to give them credit for wanting to try to improve their customer service. Good for them. They refund me the $100 that they decked in my deposit. Over the course of the last eight years, I've come to know four members of the Enterprise team. Every one of them has been a true professional. I find Enterprise to be a dependable and trustworthy partner. They are responsive to emails and texts, as well as calls. I've never had to wait more than 24 hours for a response on any urgent matter. I wanted to view a property in Diamond Bar. Called the phone number on Zillow. Two days passed no call. Sent an email on the 3rd day, someone emailed me back the next day. Whoever it was did not have a name, just ended it with Enterprise Property Management. (Felt very impersonal) EPM said there would be a Sandy showing the home at 3:00. We asked Sandy some questions and she was not very knowable about the home, plus the home was dirty and should not have been shown yet. The best thing going for the home was the backyard and the pool. Just had to let people know how this EPM manages their property and the people they hire. read more

I had confirmed to show up to a 3pm viewing on a Wednesday (which I had asked if they could do a weekend cause I work weekdays but this was the only time available so I took off time from work in order to be there). I arrive on time only to have the agent, Sandee, tell me that she is unable to do the viewing because the tenant wouldn't let her in. so she would have to reschedule. Obviously I was a little annoyed as that viewing was confirmed a week prior and I had to request time off work, but I understand it happens. I get a text the next night (Thursday) from Sandee saying "Are you still interested in the property? I will be showing the property tomorrow at 9:30am. Is that a good time for you?" I responded literally 4 minutes later explaining my work situation (As it would be hard to get time off the next morning when I just found out the night before) and asking if the viewing could be earlier in the morning or later in the evening but to please let me know either way. I never heard back from her. So I text her my frustration, and instead of apologizing right away or having any level of professionalism or courtesy, she was just straight up rude. I don't know about the rest of this company but thanks to this agent I will avoid any houses up for rent that are being managed by this company. read more

Everything has been great with EPM. Website rent payments don't seem to have ever worked, and bill pay can get you into trouble. Their address on google is wrong, and the right address is buried several clicks into their website. For those that don't like late fees, be sure to use the following address when mailing/bill-paying, as "North" and "Suite 206" are critical: Enterprise Property Management 555 North Park Center Dr Suite #206 Santa Ana, CA 92705 714-542-6800 We have had a number of normal issues with the location, and EPM has always been prompt in sending someone out to resolve things.
