She was on site during our home inspection to make sure she knew everything that was going on before we proceeded with the purchase. Evelyn and her team made the process so easy that I was questioning if I was doing something wrong, but she made sure everything was how it should be. After going back and forth, they said they could meet at 11 am on Saturday. Now, Saturday came, my husband was in the online meeting room, but nobody showed up. He waited for 30 minutes there and ended the online meeting. Now, after he left home, Evelyn called him and said she had forgotten the meeting, with no legitimate reason. And after wasting part of his weekend, she told him that they only offer the full management service and do not help just with finding a tenant. The purview of their service is fine; that is their choice, but this could certainly be communicated via email instead of going through this unprofessional and disrespectful experience. I was surprised to find many great reviews about this company, which was good for them, but I guess our need wasn't lucrative enough for them to care if you can drop a meeting they scheduled without giving a legitimate reason.

From the first day when we met, when he picked me up on campus during my welcome weekend visit and drove me to a wide variety of his properties, I was impressed by his care and his desire to make sure I found a place to live where I was really happy. The apartment I rented was exceptionally well-maintained, and I lived there the entire 3 1/2 years I was in Ann Arbor. Every time I called Bob, he answered the phone. And anytime I needed a repair or regular maintenance, his warm and friendly staff (the wonderful Al and Tony), arrived within the hour. Whenever I called Bob, he asked how I was doing, and it took me a while to realize he was really asking and really wanted to know. And once, when I was horribly sick with the flu and I had to be on campus until 10 p.m. and I had a flight at 6 a.m. the next morning and my car was snowed in, I called Bob to tell him of my predicament and ask if he knew anyone I could call for help, and he sent over his crew to shovel me out, just out of kindness. I felt cared for and taken care of by the folks at Arbor Properties. I'll miss them, and I give them my highest recommendation.

    One star is generous…read more Our experience with Linda -- who, oddly enough, is a co-owner of the agency -- was beyond disappointing. We hired her to sell our late mother's home, during an already difficult and emotional time. Initially, she seemed compassionate and competent. But the moment we signed the contract, she vanished. We went weeks without communication. When we finally brought it up, she responded with an offensive and insensitive excuse that I won't repeat here out of basic respect -- something she clearly lacks. Even our late mother was disrespected in the process, both in her words and in her complete lack of empathy. At one point, Linda even confused our property with another client's -- her own buyer's specialist had to step in and correct her. That showed us how little attention or care she gave to our situation. Referring to our mother's belongings as "junk" was another degrading moment we'll never forget. Accessing the property became a struggle because she refused to give us access without a code -- and since she never answers her phone or shows up, that became a nightmare. All of the actual work fell on her buyer's specialist (who, to be clear, was the only professional one in this ordeal). Linda didn't even bother to attend the closing. Excuse after excuse, absence after absence. What hurts the most is that we were grieving and needed someone reliable and respectful. Instead, we were treated like an afterthought while she collected a commission check she barely lifted a finger to earn. If you want to be ignored, disrespected, and treated like a paycheck instead of a person, hire Linda. Otherwise -- for your sanity and dignity -- look elsewhere.

    I had a pretty good year renting an apartment through Cabrio. However, issues began to arise when…read moreit came to their renter's insurance third-party company. The service that they use and choose to pay takes months to add in renters' insurance information, adds extra charges in the meantime, and will not remove the extra charges despite them confirming multiple times that they will. I had called their third-party service multiple times regarding extra charges, and had gotten confirmation from cabrio itself that all of our rent payments were properly taken care of, so I was extremely surprised when I saw a deduction on our security deposit for utility charges that had most definitely been paid. I contacted the property and was informed that we had extra charges, and I repeatedly asked if it was due to insurance charges and if I could be refunded if it was, because the insurance and rent were paid on the same account. After getting some attitude for reminding them of Michigan law regarding withholding a deposit for unauthorized charges, I called cabrio and they told me to call Lease track and they informed me that I would have to call Cabrio and have Cabrio contact Lease Track since I do not have a Lease Track account, but cabrio does. Now I am unsure of when or how I will get refunded, and cabrio appears to have zero concern for the third party they select.

    The worst rental experience I have ever had…read more Old Town Realty failed to honor the lease agreement by not providing proper window screens, leaving the home uninhabitable during the summer, and delaying or neglecting essential repairs despite repeated requests. In addition, the property had numerous habitability issues--including pests, odors, damaged fixtures, misleading advertising, and unclean conditions--that led us to move out early. Please read: Old Town Realty broke the leasing agreement between Old Town Realty and Jordan Greenhut - the lease implied window screens would be included in the home. Upon move-in, only 7 of the 20 windows had screens. We filed a work order to have the window screens replaced. They did not fulfill the work order in 30 days. Additionally, the lack of window screens created a habitability issue because it was the Michigan summer - June and July - with temperatures reaching low 90s. We could not open the windows without screens because the house is located in the country, so pests were plentiful and a constant issue. Because the lack of window screens made the house uninhabitable, I believe they should have had 24 hours to fix the issue, but they did not. I asked the maintenance crew to install temporary screens. However, Old Town Realty only provided a few temporary screens, and it took nearly a month for the screens to be put inside the windows. A representative of Old Town Realty told us to use curtains when we complained about the sweltering heat and lack of window screens. I have a copy of the lease, many pictures of the house and windows, screenshots of work orders, and the email correspondence between myself, my wife, and Old Town Realty. I believe these other issues may be not be actionable, but I'm sharing them in case they are relevant or could support the case in some way: Other Issues: Nicotine residue was visible on the walls and in the windowsills, despite the lease stating the house was non-smoking. Carpet cleaning crews sent by Old Town Realty agreed that the carpets were disgusting. Old Town Realty offered to replace the carpets (eventually), but we were not interested in continuing to lease with them. A persistent odor--possibly from marijuana or tobacco--permeated the master bedroom and much of the upstairs. The home was infested with carpenter ants and carpenter bees. Previous attempts to address this with bait traps had failed, and we were concerned about potential structural damage. A baseball-sized hole was discovered in the basement on move-out day. On Move-In Day: The home was not in livable condition. Doors had visible holes (likely pest-related). The entryway was filled with over 50 mosquitoes and other insects. Floors were covered in dead bugs, suggesting a bug bomb had been used without follow-up cleaning. Kitchen drawers were filthy, drains were clogged with hair, the dryer hose was filled with lint, and multiple fixtures (doorbell, sink hose) were non-functional. Post Move-In Issues: The landlord delayed lawn maintenance, on one occasion, allowing the grass to grow over a foot tall before cutting it. Although some remediation occurred--such as fixing the sink hose, applying weather stripping and caulk to one door, spraying the backyard for bugs, and cleaning the carpets--these actions were taken only after move-in and did not resolve the core issues. Several doors that separated the interior from the outside still had visible holes. The property was advertised as having central air on the Old Town Realty website, but it did not. That listing was later removed. A water heater failure added to the disruption shortly after move-in. Lastly, Pittsfield Township informed us that Old Town Realty had recently received a warning upon their last inspection. They offered to conduct another inspection but stated it would take 3-6 months to do so. Naturally, we decided not to wait, and we moved out as soon as possible.

    Purchase a Condo at Plymouth Landing, in May/2017, Association fee payment schedule for…read more 6 mouths came in a booklet with 1st bill due July 1st. next bill on Aug 1st and so on.Although paid according to schedule , this management came with late fee on my account and refuse to provide a rational explanation on why i get charged fees for respecting the payment schedule they establish them-self. This is horrible and i wonder how in the world this management got into the business of managing this nice condominium. Update: After the review was posted a team contacted me and waived fees , provide account update and explained the initial payment schedule initiated by a third party company wasn't accurate. Need a better account management team there. I had my security light bulb off and they promptly send a contractor to fix that. A+ on that end

Almost every month I receive notices that I owe late fees, so they continue to tack on $$$. I have no control over mail delivery but if the payment isn't there on the first day of the month, you are fined. I guess they think they can harass everyone here because we are mostly old retired people. I have called, written letters but no response! Plus they say they do maintenance but the place is a wreck, they take sneaky pictures of weeds and send them to us. It's just a nightmare living here. I have medical bills to pay and I can't donate extra money to this hideous company for the fun of it. I want to take them to small claims court when I recover from surgery, I just wish they would centralize the office instead of having places all over so maybe bookkeeping could get a clue. Please stop taking advantage of retired people! Stop with the ridiculous fake fees. Make us safe and maintained instead of threatened and unhappy. Please send response if you live here too!!!!
