Very responsive to maintenance tickets, extremely helpful in things like early move-in, temporary storage- anything they can offer help on. Both of my apartments were big, nice and clean. I don't have a single incident that bothered during my stay with them. Most of all, they helped me find sublease for last couple of months because I got relocated and guess what they also temporarily furnished my unfurnished apartment for the sublease. I highly recommend Smith Apartments!!!

I'll break this review in two sections: management, and the apartment itself, since I can only…read morereally comment on the building I lived in. Smith Apartments is family owned, so you don't have to jump through hoops to figure out who you need to talk to for anything. Emails were always answered promptly, and in general, there was pretty good communication between management and residents. You can set your rent to pay automatically, so that can be super helpful if you tend to forget to make rent payments. The biggest flaw I saw was that maintenance requests were not always processed quickly. When I moved in, the bathroom sinks were dripping, and it took a couple weeks for those to get fixed. Sometimes we had to send a reminder email or two to get a job finished. However, you'll note I still gave them a 5 star rating. I'd like to give a 4.5, but this is one of those cases where I think it's more appropriate to round up. My security deposit was returned quickly, and the few small deductions to it were justified, so no complaints there either. The building I lived in was 1010 W Clark in Urbana. These two bedroom apartments were originally rented to four students, and as a result, they're huge! Rent was rather cheap, especially for the size of the apartment. I shared the apartment with my boyfriend and another roommate, and there were definitely no issues with space. The furniture is reminiscent of the '70s, but seemed to be pretty sturdy. The beds weren't the best, but they did offer to replace them if needed. My couch was probably the worst of what we were given, but it was obviously near the end of its life, and I'm pretty sure it was replaced when I moved out. I especially loved how there was a large storage closet in the apartments. During the winter, we fit two bikes in there easily. I guess my only complaint would be that the kitchen didn't have enough cupboards or counterspace, but I also cook and bake a lot, so I think it would be fine for the average college student. I never had any problem with noise from other residents, and the laundry room was always kept clean. The location is great if your classes are closer to north campus, but it wasn't bad getting to the main quad at all. Additionally, there are a bunch of restaurants right in your backyard, which is great if you don't cook or are just looking for greasy drunk food. Sometimes you can hear the drive-through from Niro's at night, but it's not normally an issue. Overall, I really liked living with Smith Apartments. I definitely would have stayed in the same apartment had I not graduated and moved.

I spent 2 years at the 709 W Green St apartment. Toward the end of our stay, John Gillespie…read moreinformed us that they would be adding a 2nd bathroom to our apartment. This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

I rented from Todd for the 7 years I lived in Champaign at two different TLT properties, and I can…read morehonestly say that my experience in Champaign would not have been as good as it was had I gone with a different landlord/rental company. I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

One time my sink motor gave out, replaced within a business day. Same with few repairs like paint etc. - Annual professional carpet cleaning with renewal of lease. - Spacious Apartments - Xfinity and Att have already been wired , once you activate , don't need to call anyone. - Water and waste charges are included in rent - I required a letter to be sent for proof of residence and good standing, they send within a day. - Small gym, pool available - Community center, small but can book for parties Cons: - Walls are thin and sometimes you can hear neighbors (trouble if they play loud music ) - No Uverse optic fiber so comcast has no competition and they charge whatever they want . Charge extra for Dish if placed in front of apartment - Only one trash site so if you live at the end you have to walk - Only electric heating and apartments are not well sealed so electricity bills average +200 / month for two bedroom apartment in winter. - No washer and dryers, you can rent for $15/month (space and fittings are there) Final Verdict: For the price, service and convenience of major business right next to apartments , I will recommend to everyone.

The apartments (at least on the first floor where I live) have 10 ft. tall ceilings, a transom window over the patio door for extra natural lighting, easy clean windows that tip inward, and an exterior storage closet off the back patio. A bike would easily fit inside. A side-by-side W/D closet that can also store large amounts of gear if you don't want to buy or rent washer/dryer for use inside the apartment. One of my favorite design features is the almost 6 foot long stand-up bar that's basically a half-wall between kitchen and hallway with a countertop installed along the length of the hallway. I use it instead of having to buy a dining room table. I have a 50lb. DOGGIE and they are OK with pets, thank goodness! This was by far the best location of the 2 or 3 other places that I looked at prior to moving here. VERY convenient to grocery, all the north Prospect restaurants and to MarketPlace mall. Plus, I really appreciate maintenance is onsite 7 days a week. Very responsive to clearing snow and salting the sidewalks when icy. Bonus: the fitness room has decent treadmill and elliptical cardio machines but I haven't been to the swimming pool yet. This place is well kept all year long and the landscape crew comes once a week like clock work. I highly recommend, "Live at Watersedge"

The apartment was really nice, especially for the price. We had a 2nd floor one with a balcony. The only downside is that it was relatively far from campus, and that I had to take 2 buses to get in. Mostly grad students and families live here, and it is really quiet; I never heard anyone in the apartment under us even though it was definitely occupied. The staff was really nice and responsive; our AC broke last summer, but that was the only big thing, and they fixed it immediately. If you don't mind being a little far away from campus (about 2-3 miles depending on where you're trying to go on campus), this is an excellent apartment community at a really good price! In regards to the other review; the only mildew I ever had was a small amount on my shower curtain, which I cleaned.

I waited in front of the leasing office for 25 minutes and no one arrived.
