The estimates are a little high compared to others, but I have learned it is because he builds in worst case scenario. They can do absolutely anything and have great ideas. What have I had done - kitchen sink repaired, stairs removed and replaced, hand rail fixed, all closets rebuilt, including custom build drawers. Install walk-in shower and floating sink/vanity. Install new medicine cabinets, new bathroom ceiling fans, light switches, tiling and regrout existing tiling. Install attic stair and renew installation and remodel as necessary. Painting walls and ceilings and install new flooring. Upgrade electrical panel and rewire home. Install power to an outside hot tub and add hot water bibb outdoors. I said once again you are going to give me 2 coats of paint he said yes. did not and left a whole section unpainted too, and painted over my solar box so the lights on the stairs cant turn off. Paint dripping not cleaned up touch ups not complete. I have a dog so a full second coat on the deck floor was very important. I am now stuck with 3 gallons of trim paint so now I have to complete the job I paid to have done. No matter how good the surface look when you don't get what you pay for is very disappointing.

I've heard nightmare stories about general contractors who take your deposit and, once the contract is signed, never show up on site again and are unreachable. For the duration of our five-month project Luis was ALWAYS reachable for questions or concerns and was on site every week. His communication was incredible, day or night, weekends, holidays--it didn't matter. He wanted us to understand what was going on with the project and make sure we were fully informed and comfortable with the steps his crew was taking. Luis also has an amazing team. Beto was our foreman for the project and he became like family, along with Juan who was on site every day. The whole team is extremely professional, kind and considerate. We have shared walls with our neighbors and LLugo's policies go a long way to helping with the inevitable inconvenience of a renovation next door: no smoking, no music, no shouting. Another surprise during the process of working with LLugo is how clean they leave the work site every day. Every single day the construction site is swept and cleaned-there's no trash or debris left sitting around. They also sealed the renovation site from the rest of the house to provide some sense of privacy and to avoid dust from entering the rest of the house. Our project was extensive- Luis and his team demoed the entire second floor of our home down to the studs, completely re-framed a new footprint, and built out two new bedrooms and two new bathrooms and added new windows. Luis tackled every aspect of our project-soup to nuts. Before we even decided to hire him for our project Luis met with us in person, walked through the space, created a design proposal and then revised the proposal numerous times based on our feedback. We did not use an architect, or a designer, and we didn't need one with Luis. He also handled all permitting and dealt with the historic preservation office for us. Luis also provided us with a detailed estimate that included every imaginable line item plus allowances for our decisions on finishes. He walked us through the estimate patiently explaining every aspect and answering our questions. There were no pressure tactics to get us to rush to sign. Our home is 125 years old so there were some real surprises underneath the sub floor and behind the walls that required major structural work. In our experience, Marks-Woods Construction LLC are dangerous and dishonest contractors…read more I won't bury the lede: Marks-Woods lit our house on fire and abandoned it to burn, cut a live 240 volt wire and left it exposed in our yard where children play, mis-wired an outlet so that it threw sparks and molten copper onto our attic insulation, and allowed a gas leak to persist in our occupied house for at least a month. They exceeded their three-month contracted timeline by five months and left the project incomplete. If those facts are not enough to convince you of their unsuitability to earn your business, please continue reading. The red flags came early and often: Marks-Woods demanded a HUGE down payment to begin work, which began later than promised and faced delays from the outset. As other reviewers have noted, workers would show up infrequently (initially less than 60% of the time) and do very little work (for example, we caught them napping in our garage, watching videos, and playing with paper airplanes). Marks-Woods' work failed and continues to fail Fairfax County inspections (our deck for example, was built at great expense and not even remotely to code) and of hit-or-miss quality (we could not confirm some of their subcontractors' licenses either). They wasted time and resources via sloppy workmanship (e.g., leaky roof, broken tiles, unlevel floors), failing to follow building plans correctly, and misordering supplies etc. etc. Marks-Woods' communication was erratic and inaccurate regarding scheduling, work to be done, work completed, and invoicing. You can verify in other reviews (note the lack of historical ones on Google: Marks-Woods' business profile suspiciously disappeared for a while) and public court records that they allegedly pull financial shenanigans such as failing to pay their creditors and subcontractors. For our project, they unilaterally (and likely illegally) demanded changes in our payment terms in violation of the contract and created false invoices requesting payment multiple times for the same line items while sprinkling payments among various unrelated line items to help their "cash flow". I could continue our litany of documented complaints ad nauseum and appreciate your reading this far. My only goal is to spare other homeowners from the financial and emotional trauma our family suffered at the hands of Marks-Woods; avoid them: they do not deserve your or anyone else's business.
