He told us his father is Japanese and his mother is Vietnamese. His English is very, very basic, but he understands what we want for our yards. We recently hired him to install/repair the sprinkler system for the front and back yard with a new timer in the garage, minor clean up in the front yard, river rocks in the front yard, new sod for the backyard (approximately 1000 sq.ft. of new lawn), and a MAJOR clean up in the backyard. He first quoted me close to $10k for the whole project. I waited and received 3 other estimates for the project. I called him back and told him what the other landscapers quoted me, which is around $7k. He dropped his price to the high end of the $7k. We wanted him to work on our yards, because he has his own stable crew. He works on-site along his crew members. He provided a huge photo album of all the houses he worked on in the past few years. His specialties are koi pond, waterfalls, concrete and wood works. We are not talking about the store-bought fountains or ponds either. He built them from scratch. His photos showed the step by step process of how he set up a waterfall/pond in one of his customer's backyard. Trust me when I say I distrust contractors like I distrust Bush's administration. I have had a horrible experience with a fraudulent contractor, so I was very skeptical of his promises to begin with. He took the $1k deposit and started the job the next day. He worked on my yards for 7 days and about 6 hours each day. He did not ask me to pay him in the middle of the work. He did go out of his way to make my yards look great. He welded a new faucet in the backyard, because the old one is too old. He replaced an old lumber in the walkway. He made sure everything is neat and tidy. He dug the holes for my new plants. He put drip irrigation in some area. The job was finished on 10/05. I noticed there was a small puddle of water next to the new valves on 10/07. I called him immediately and he came out today to look at the puddle. He promptly dug out the puddle and fixed the problem. I am giving Kozuki Landscaping 4 stars instead of 5 stars, because of the initial over-priced quote he gave us. For the final payment, he asked me if I can pay him in cash, all $6700 of it. I refused his request and he was very amiable about it. I would recommend his service for small or big projects. You can drop my name when he is giving you an estimate and ask him for a discount.

After we decided to move forward with Kozuki, we felt the concrete layout way great along with the design aspects. He bought in large boulders to our surprise at no charge for added rugged look. He also build a gazebo that we requested and installed the sprinkler system. I decided to paint the gazebo on my own to save some money. I think the pricing is average to high, however the quality of work is excellent. I guess the saying is you pay for what you get. Despite their claim of being the "#1 concrete driveway contractor in the SF Bay Area," and assurances of quality and timeliness, my experience with BAYSL was overwhelmingly negative. If you value a correctly done or on-time project, I strongly advise looking elsewhere. Communication has been a HUGE issue. Repeated calls, texts, emails, and follow-up attempts were consistently ignored. Furthermore, BAYSL failed to honor their written "1-year workmanship warranty" when problems arose, choosing instead to abandon the project and cease contact. The project involved a steep driveway requiring traction lines, which BAYSL assured me they could handle. Despite extensive discussions and detailed visual aids provided to ensure alignment, the execution was deeply flawed from the beginning. The initial wooden form was uneven and wavy, requiring my intervention to correct. The first concrete pour was equally problematic. On a day exceeding 90 degrees, the team appeared unprepared and struggled to implement the agreed-upon traction lines, resulting in a visibly messy driveway. Ultimately, they agreed to cut out and redo the entire driveway. Trusting their expertise, I allowed them a second attempt in October 2023. I was assured they had prepared and tested the necessary tools for the traction lines. However, on the day of the replacement pour, their new tool appeared unused, and my concerns were dismissed. Predictably, the second attempt to create traction lines also failed, resulting in a rough finish. While a discount was provided to placate me on now owning an ugly driveway, the issues did not end there. Within 6-8 months, cracks appeared in the concrete, and the overlays used for curb cleanup began to break. I reported these issues in June 2024. After a week's delay, they promised to follow up, but it took another two weeks and a follow-up email to receive a response. Eventually, AJ and Danny inspected the damage and agreed to address it. However, this was followed by another period of silence. After multiple follow-up emails in July and August, AJ finally outlined a plan of action in mid-August and promised a date for repairs. Despite my prompt response, there was no further communication. Subsequent follow-up emails in September and October were largely ignored, with a brief reply in late September stating repairs would occur "in the coming month." A request for a phone call was also ignored. By late 2024 and early 2025, their Yelp and Google listings indicated temporary closure, and their company email address bounced. I assumed the situation was a lost cause. However, noticing their Yelp page reactivated recently, I decided to try again. Unsurprisingly, there was no response to my outreach. As a last resort, a friend contacted them for a landscaping inquiry, and Dennis responded, expressing interest in new work. This provided me with a working alternative email address, which I used to contact Dennis and AJ again about the outstanding repairs. Dennis responded that they "never got any of the emails" and were "waiting for better weather conditions" - despite months of inaction across various weather conditions. He also stated he was no longer involved in day-to-day operations and directed me to Danny. I texted Danny, who said AJ would contact me. I have yet to hear from AJ, and Danny no longer responds to my texts. In summary, BAYSL demonstrated a pattern of poor communication, unprofessional execution, failure to honor their warranty, and ultimately, abandonment of the project. Their initial claims of being a top contractor in the Bay Area are in stark contrast to the reality of my experience.

But....I hit gold with JoseLuis. Not only did they return my calls promptly but they immediately scheduled a consult and came on time! Jose works with Lupe, who manages the business side. Both of them are a dream to work with. Their crew are fabulous. They come on time (in fact sometimes early!), work fast and leave everything neat and tidy. Jose and Lupe listened to what we wanted, provided suggestions and expertise. We had an idea for a type of alternative lawn that would have been much more expensive for the back. Jose let us know that it would not work well and we would not be happy in the long run. He recommended a less expensive alternative and he was spot on! I shared pictures of landscaping that I got from Pinterest and Jose took my ideas and brought them to life. The front yard was done with beautiful plants and rocks in a design we just love. The best thing was that Jose was not happy until we were happy. In the back yard, Jose and his crew replaced our dead lawn/dirt with a new, higher quality and more drought tolerant lawn as well as put in mulch, removed dead plants and replaced our dead maple tree with a lovely new one.
