My husband and I feel so lucky to have found Judy to help us with our purchase of our second home in Kailua. In January 2020, after watching the market long distance from our home in California for ages, we set up a Facetime meeting with Judy to finally formally kick off our house search. We knew instantly that she was a perfect fit: down to earth, calm, and extremely knowledgable without being a know-it-all. We were so excited to get started! Covid had other plans. Judy was often in contact and very generous with her time and expertise over the following months, even though the pandemic prevented us from visiting in person and making offers. She toured homes that were in our price range, kept us informed of the developing details of Hawaii's lockdown, and answered our questions day and night as the months dragged on. In September, Hawaii announced its Safe Travels program that allowed visitors to take a test at home and bypass the 14-day quarantine. Starting on 10/17, we'd be able to resume our search. Unfortunately, the perfect house for us was listed for sale on 9/28. Masochists that we were, we watched the Zillow video daily, even though we were unable to make an offer. Simply AMAZING, that is how I describe working with Judy to find our new home. During the year of the pandemic, with housing prices shooting thru the roofs and lines out the door just to view every single option, I didn't think I would have what it takes to make things happen, especially with a 15 month in tow. But Judy was there every step of the way, taking out the pain points and using every resource she has (which seem to be endless) to make things happen. Over the course of a couple months of looking, we put in an offer on two different places, and we were lucky to score on the second one. We know so many house hunters on the island that gave up after months of looking and many offers not being accepted, so we were thankful for our success. But it had so much to do with Judy's expertise and navigation thru the process. Not only in finding a place and submitting a winning offer, but also with the key steps it takes all the way thru to close. We decided to sell our Honolulu Gold Coast coop apartment at the end of 2019 because the tenant's lease was expiring and we wanted to use the proceeds to pay off the mortgage on our main home on the Big Island.  We opted to use Judy Barrett as our selling agent based on her reputation and on our experience of working with her in the past. The tenant ended up moving out mid-February 2020 and we started making plans to inspect the apartment and make whatever changes and repairs were needed to bring it to market.  The apartment had been tenant occupied for several years and we knew it would need plenty of work. Then COVID hit and inter-island travel became next to impossible.  We told Judy that we could not get to Oahu, probably for several months, but she said "don't worry, guys, I got this."  With any other realtor, those words might have been met with some skepticism.  Not with Judy. Judy immediately inspected the apartment and came up with a plan for what needed to be done, which turned out to be even more than expected. The bamboo floor needed to be refinished (which Judy did herself), the entire kitchen and cabinetry needed to be replaced, and some of the more "creative" painting ideas of the tenants needed to be corrected.  There was also a ton of junk in the apartment and the storage area that needed to be dealt with.  This turned out to be two truckloads of junk, including a queen-sized box spring that Judy had to saw in half to get out of the apartment (we have no idea how the tenants got it in there). She did a lot of what needed to be done, found the right vendors to do the rest, and supervised their work.  Judy checked every decision with us, and was VERY careful in spending our money!  As the work progressed, Judy sent us pictures of work in progress.  She did an amazing job, and the place ended up looking amazing. When it came to pricing and putting the apartment on the market, Judy did not try to pressure us into going for a low (and therefore quick sale) price, but worked with us to come up with pricing that we felt comfortable with that was also realistic for market conditions.  Because of the Pandemic, the market was very slow, but Judy stuck with it all the way through to the final sale in January 2021. She never got tired of showings, and made sure the place was always immaculate when prospective buyers came by. When offers started coming in, she helped us deal with low-ballers (of which there were many), and when a substantive offer finally came through, she helped us negotiate a price everyone was happy with.  She even helped both the sellers and the buyers in dealing with some of the peculiarities of buying and selling a co-op apartment in Hawaii. On the day it closed, she called me to let me know that today was the day, and she also told me she was dropping by the apartment to give it one last cleaning before the new owner took over.  I've never had that happen before. My wife and I are based in New York City and we met Judy in Washington D.C. at a Kennedy Center Hawaiian music concert. This chance meeting was the first step toward selling and buying a home in Honolulu. Judy made such a strong positive impression on us that we decided to keep in touch with her for about a year. During that time, we were given a preview to her highly personalized style as she freely shared her time and advice along with suggestions and local real estate knowledge. We quickly realized and appreciated Judy's wealth of Hawaii real estate and the depth of her experience. Selling our single-family house and then purchasing the 1031 Exchange property was accomplished within a 7 month time period - coordinated between New York City and Honolulu using live FaceTime video sessions, emails and secure online services all while dealing with a 5 - 6 hour time zone difference!! I am highly disgusted at the way Judy treated my family with disrespect & a cold heart while representing my Step Father as his realtor. She not once acknowledged the passing of my Mother and offered any sort of condolence, or sympathy, which we chose to over look the first time my sister met her. However the second encounter with us, she came in screaming at us to saying she needed us to "get out!" because the photographer was coming, without any other greeting or hello. I told her that we were there to grieve before we put it on the market, and gave her the opportunity to start again with how she approached us, and communicated with us, and was met with a very sarcastic "Well, I need you to move the cars I have a photographer coming!" Then proceeded to be combative, condescending and aggressive with her interaction with us, which led to a very unpleasant and UNNECESSARY experience of conversing with her! In my opinion, she is rude, she is ONLY about the money, as she stated multiple times how she has spent $6k on this deal, but stands to make over $30k all the while having my grieving step father physically working the whole time basically organizing, working, and managing the projects which is why she was hired as our agent. I don't think she is a good person, and today clearly showed that as she rudely yelled at us "I hope you feel better now" as we were leaving because she had ruined our opportunity to have closure at the property where my Mother peacefully past away in.
