Mercie has been my friend, my sister, my landlord and my boss. She plays by the rules and is VERY clear in what is expected from you as a tenant. (she did not play favourites with me). She pays attention to detail, is fair, and ALWAYS pleasant. To those of you who speak ill of her...you didn't follow through on the expectations of the contract that is in CLEAR type (no fine print) that YOU SIGNED, that you should have read over again, along with her helpful to-do list before you checked out! If you can't do it right, hire someone who can. Keep in mind, Mercie didn't write the contract...it's a general RENTAL AGREEMENT used by most rental agents throughout the state...and YOU signed it, so stop whining. read more

Great company! I moved here due to military orders and was forced to wait for months for military housing, just when I was beginning to panic I contacted Mercie and our beautiful journey began. I was able to seamlessly move in and anytime I needed something or something wasn't working she was immediately available no matter when. She is very knowledgeable and I was able to turn on utilities without having to research. It was like I found my long lost relative on the island of Oahu, I would definitely use her again. I'm so glad I was browsing the internet and looked up the realtor name Mercie and finds out I'm not the only person who had the same experience. If you are reading this, then don't be alarmed. Turn back around and run. I was a teacher working in Hawaii from August 2018 to December 2019 and I thought I was going to be in Paradise. Turns out Mercie was in kahoots with the company I was working with MTX of Southwest Florida. Well let me get to it, I throughly cleaned the apartment after leaving it and they still wanted to charge me a ridiculous amount of money. I had an amazing experience with Mercie and Sakuma Realty; I was lucky to be given an opportunity to rent a beautiful studio condo in town from May 2023 to Feb 2024 and have nothing but great things to say about it. The place was clean and ready to move in, on the day of showing Mercie was there bright and early putting the finishing touches and making sure everything was top notch! She is extremely responsive and super friendly, she provided me with clear instructions on how to set up the unit (electric, internet, HOA rules, etc); she's got contacts of plumbers, cleaners, anything you could possibly need to take care of the place you rent from her. Everything from communicating regarding renting the unit, the showing and giving me the keys to me vacating and giving up the keys was handled professionally, very quick and without any issues. DO NOT MAKE DEALS WITH SAKUMA REALTY INC They play dirty moves with tenants. I rented an APT in Honolulu for my dad (65 years old) just for 3 weeks and they charge me $500 on cleaning. Mr Mercie Nahaku was very disrespectful, she called me "stupid" when I asked her about the deposit. The contract said 14 days to return the deposit and it took more than 17 days. They charged me $ 500 for carpet and couch cleaning when you bought new for that money. I do not recommend that you deal with this company. I want to star off this review with positive aspects that made it to 2 instead 1 star. First of all Marcie and the owner agreed to release us from our lease and even reduced the rent for couple hundreds due to the COVID crisis- and for that we are very grateful. The rest, and mainly communication with Marcie was really bad. It is always over messages and super rude. She even wanted to charge us for using the parking space after moving out- and sent me a pic of a wrong space, never bothering to apologize for a mistake. Also, she refused to give me my mail, which I think is a federal offense and plain rude. We moved in an apartment that had dirty floors and bathroom, but when moved out the cleaning - including the specialized floor cleaning and fumigation and some things she estimated needed fixing costed total of $750 of the deposit- which is a lot, but they did lower the rent so ok. When we moved in in the place following were broken- electricity issues, fridge, washer, bedroom doors... and the place was empty for at least couple of weeks- so they never bothered actually preparing it to be rented in a good condition. Out of whole experience and the wonderful year we spent in that apartment my biggest joy is that I no longer have to communicate with Mercie! Wooohooo! read more

Extremely unhelpful, incompetent, and unprofessional. We had booked a condo in advance through Mary McClaflin and received confirmation emails. A week before our trip, we called again to triple check. She CONFIRMED it. We asked for our unit number, but it didn't match up with our email, so we asked about that. Then she said "That unit was sold & we don't manage it anymore!" DESPITE the fact that we got confirmation emails WELL in advance and planned our trip believing we had a unit. Even during the call, we were lead to believe we had a unit until WE called her out on her mistake. She is unable to rent us another unit in her property because they are all booked already. Any new place we book (IF we are able to book so last minute due to her mistake) will be extremely expensive. This company's mistake has massively inconvenienced us-- you would think there would be some effort beyond "Oops, I rented you a UNIT I DON'T EVEN OWN" and "The other unit that I gave you the wrong number for, actually is someone else's too." Not sure how anyone makes a mistake this colossal, twice. They would not have even noticed, had we not triple checked & called. I guess even a confirmation email from a business doesn't confirm anything. What would have happened if believed the confirmation email and her initial phone call, & went to the other unit number she told us, only to find out that we do not have a rental? I first worked with Mercie at Sakuma realty 8 plus years ago. She helped me find a condo that was perfect for my needs in Waikiki and again did an excellent job when I needed to sell it. It was only natural for me to call her when I found I needed to rent a place for a few months this year. She was able to find me a perfect place close to my work project and was able to work with the budget I had set up. I'm really surprised with the negative reviews here for Sakuma Realty. But, I guess it's a hit or miss for everyone. My experience thus far has been nothing but excellent. Finding a pet friendly property is a challenge here in Hawaii. So the few that I found in the location I wanted, were a gem. I went to look at a condo that was for rent in town. I emailed Mercie to schedule a viewing, and I received an email back the same day asking me to contact her son to set up the day and time. I thought that was weird, but I later found out why. I'll get to that in a bit. I texted her son Alex, who by the way is an awesome guy. He was so fun to talk to!! Anywho, I met up with Alex to view the condo. Who am i kidding, I loved it from the first time I saw just the outside of it!! I talked to Alex about my situation and need to vacate my prior residence. He gave me an application to fill out and send to Mercie. The next day, I emailed everything to her, and that very same day she called me back. Oh my gosh .... she was so easy to talk to. We talked about my issue with my prior place and my application itself. She apologized for not being able to have shown me the condo herself. But, she did approve my application over the phone and we settled on a move in date. The day of the move in, I met her at the condo so we could do a walk through and I get my keys!! We walked through the apartment, and she told me what she was replacing and repairing. I even got a list of the people they contract out for plumbing and maintenance. Sweet, I didn't have to deal with incompetent people anymore. Within a week of being there, I was able to get a new fridge, and only because the old one there had a broken handle on it from the previous resident. I met the building manager and received a booklet of the house rules. Simple stuff, and I expected the house rules anyway, with the building association being right there in the building. Rules? No problem! I really don't have any complaints about Sakuma Realty. Follow the building rules and you'll have no issues peeps. I don't see what the problem is. And for those who have been trying to get a hold of her. Be patient. The reason why she asks her son to show properties is because she is going through chemo for the 3rd time. She was very open about that with me. It was the reason why she couldn't show me the property herself. I liked her from the beginning because she was so easy to get along with. I rented from Mercie Nahaku (3) years ago and had NO PROBLEMS with her. These two tenants that have BAD MOUTH her had PETS and they destroyed the client's property, etc. When I moved into her apartment she provides a check-in inspection form that we sign & return & the tenant's receive a copy for their files. She also has noted on the bottom of the form indicating to send a letter in writing of any other discrepancies that is NOT noted on the original form so everytone is on the same page. All Property Managers will always perform a CHECK IN INSPECTION when you first move in. Tell me she did not perform an inspection with these tenants????? Mercie Nahaku has always been FAIR in her business dealings with clients, etc. in the past and present. I had no problems with her during my occupancy. My full security deposit was returned to me; I had a cat and followed the rules; had the entire apartment professinonally cleaned & fumigated; and touched up the walls at my own discretion & cost when I vacated. She sent me cleaning guidelines and it indicated to refer to my original check in inspection form that was given to me (3) years ago. If these tenants were landlord's they would want her to do her job. It appears that these two BAD REVIEWS are NOT telling the TRUTH which is sad & they want attention because they defaulted on their contract and deposit. These are tenants that are very angry because they DID NOT follow the rules. She was great with communication (including weekends and holidays) and always made us feel like we were talking to a friend. She made our check in and check out process a breeze! Words cant express my disappointment with the lack of professionalism and amount of disrespect of Sakuma Realty. Especially Mercie Nahaku, I lived in one of her rentals for a little under a year before getting a citation from the City of Honolulu that I'm living there illegally due to the zoning of the property. (kinda makes you question the integrity of a company that will rent out illegal property) It gets better, the adjacent building that I didn't have access to (also set up illegally) had a busted pipe inside. Mercie called me while I was at work leaving me a voice mail SWEARING at me, to the effect of "WHAT THE F#@K is going on over there, you are flooding your property..." (I have numerous texts and voice-mails like this that I saved to hard drive for legal reasons and if you'd like to confirm my story) Anyway I leave work rush home to make sure my things aren't floating down the street. I get home to find a nice old man who is shocked to see how shook up I am, I told him Mercie told me my apartment had water coming out the windows! He laughed and said no way, theirs a dripping sink in this unit over here. On to integrity, after the city building inspector told us we have to vacate the premise, Mercie told me its no big deal we'll move your stuff until they do there inspection and then you can move back in! Review of Merice Nahaku, Sakuma Realty Property Manager If all your only concern when entrusting your apartment or home to a property manager is retrieving the rent each month, having the G.E.T. paid and an end of year Form 1099 generated each tax period, Mercie Nahaku may be the manager for you. If you have no thoughts about receiving a fair rental amount, are not bothered by unreturned phone calls, emails, voicemails or letters, you may enjoy the management style of Mercie Nahaku. In addition, if you have no compunction about having the integrity and safety of the apartment destroyed while being told that "your apartment looks great" and that you have "an excellent tenant", then Ms. Nahaku will do the job you require. If you find the challenge of constantly reminding a property manager to renew the lease each and every year (or have it lapse into month by month tenancy) to be a fun game, you will also be delighted with her services. My tenant was a long term tenant and paid rent promptly each month. I rented the apartment furnished. In appreciation for the tenant's prompt rent payments and because Mercie always said after each "inspection", that "your apartment looks great!", I allowed much of my furniture to be disposed of for his convenience. I received no compensation. When the 2008 financial crisis caused uncertainty, the tenant requested that I lower his rent. I did so and kept the rent low for years, as much as $400 less than that which other 2 bedroom apartments in the building were renting and even lower than the one bed apartments. Mercie never suggested that it was time to raise the rent to one that was more in keeping with the current rates for equivalent apartments in the area. When my husband died and I wrapped up my life and our former home and was to return to my rented apartment, I gave the "excellent" tenant more than twice the time the law requires to vacate, knowing that it is difficult to move on after a long tenancy. I requested of Mercie Nahaku that the apartment be left clean and in good repair. When I opened the door to my apartment with my two kitties in tow and hopes for a place to rest and heal, I expected the usual wear and tear over the years....faded worn drapes, furnishings, carpets, but clean and in good repair. I was, however, instantly greeted by the stench of the filth and rot within the apartment that all those years of complete neglect and abuse had caused in this property which Mercie Nahaku had "managed". For 14 years I entrusted my Aiea condo apartment to the property management agent, Mercie Nahaku of Sakuma Realty. In those years I thought several times of changing property managers. I didn't, primarily as a result of the complexities of doing so from 10,000 miles away. Four months later and $45,000 lighter: Lesson learned. To ALL my readers of YELP REVIEWS It's unfortunate that CANCER had entered my LIFE for the 3rd time, however, THANK GOD he has blessed me with the return of my health and business. The CANCER IS GONE!!! My son is currently assisting me in my real estate and I am getting stronger & stronger every day. The BAD REVIEWS are from tenants that left the unit/property dirty, disobeyed the rules & regulations, etc. per our Rental Agreement contract & addendums. During my cancer treatment I was in the hospital returning calls, emails & texts on my laptop and phone. I DID NOT STOP communicating with my clients and my boss. Also additional assistant was provided during my health issues too. Many OWNERS are very pleased with my services for over (25) years. I always kept my owners (clients) informed 24-7 about their properties, etc. These owners have contacted my boss to CONFIRM that these tenants who wrote these BAD REVIEWS have destroyed, did not upkeep, etc. during their occupancy. My OWNERS are HAPPY that these tenants LEFT their investment property. Pictures of damages, cleaning, etc. is also taken at the check out inspection too. My obligation is to the OWNER and TENANT. A proper CHECK IN INSPECTION is ALWAYS presented to the tenant at the initial inspection. Should there be additional discrepancies, etc. the tenants need to notify management in WRITING within (7) seven days of occupancy. At the time of CHECK OUT they should return the unit/property BACK to the same condition to obtain their security deposit refund. TENANTS should realize that it works TWO WAYS too!!! EVERYONE has their own opinion.....but my LOYAL owners and tenants CURRENT and PAST for over (25) twenty five years will know the TRUTH on how I do business!!! Greetings all, I was read the reviews and did not expect them to be true. I lived at the Keeaumoku units that where managed by Marcie. Communication is key, During my stay everything was fine, residence wasn't being taken care, exterior was always dirty, they never cleaned adequately they just blew things away and hoped water would make it look clean. They tore down Great trees that provided so much shade in the evening, poor management decisions the list keeps going. Marcie was difficult to get a hold of. Email seem to work fairly well. We moved in the resident manager was just whipping down the unit and unit was messy i had to clean the entire unit before i moved in. The bathroom shower was awful mold everywhere, caulking over caulking to try to cover it up. took me months to clean. laundry mat steals your money, and its a hassle to work with the laundry company they hired. Unit was affordable so we put up with it. At the end, there was issues, Marcie avoided all of my responses, and she stole most of my security deposit. Very sad when landlords take advantage of you. she charged me for routine tasks that are landlords responsibility. From the looks of there corporation they need the money, they stole ours so they can continue to make money. To top it off the security deposit check was written with a miss-spelled last name. Afters years of paying your rent on time and you do your part, simply just dont expect anything back from these this realty management. Bad business should never be rewarded. read more

Merice Nahaku is an amazing property manager. She was very helpful anytime something broke. When our ac unit went out she had it replaced in 2 days! If i called she would either answer or text me to call in a few minutes because she was busy. She was always on time and understanding if something broke on us. She has a list of people we can call to get anything repaired. She made sure we were comfortable and happy with our apartment. We rented from Mercie Nahaku at Sakuma Realty for a year and a half. The major problem with her and sakuma realty seemed to be a lack of communication, voiding the lease on their part, and a HUGE lack of professionalism. First things first....after a month of living their one of the tenants (there are five rentals on the property even though it is listed as a single family home...weird) went around back to the outdoor shared laundry facility and pulled a rifle on a female tenant and her dog that had moved in 2 weeks prior claiming he didn't know who she was. The cops of course were called and the SWAT TEAM came out and extensively searched the property, kicking in doors and creating chaos and damage. This could have been avoided if mercie was in the slightest bit selective about her tenants and screened them at all. Next, the owner of the property was an 84 year old man and his daughter lily tsunoda. The 84 year old man would get dropped off early in the morning and left alone on the property all day to pull weeds and sweep the grounds. One day I awoke and looked out the window to find him laid out in the driveway non responsive. He'd had a stroke. I called 911 and yelled for my neighbor. We came to find out this was his 4th stroke!!! WHO LEAVES A HIGH RISK PERSON WITH PRIOR STROKE ALONE ALL DAY IN THE SUN?!!! We never received so much as a thank you from lily even though we saved her father's life. There is absolutely zero communication between lily and mercie. Lily will hire contractors off Craigslist and send them to the house with no notice to the tenants at all, and when you call or text mercie (texting is her only form of communication which SUCKS) she has no idea that construction is going on!! Not to mention the contractors usually showed up at 6 am on Saturdays and sundays and parked in our spots. One of the contractors used the hose in the front yard of my unit. The area he used drains on my parking spot. He rinsed paint brushes. My car is now damaged and when I took it up with mercie, she had no clue there had been workers there. I took it up with lily and she didn't know which contractor did the damage. I was gone at the time so I came home to paint dried on the front half of my BRAND NEW CAR. Lily told me to make a claim on my auto insurance. Wow. So now me and my insurance are expected to pay for someone's mistake. Had there been communication, mercie could have told me to park on the street that day and this could have been avoided. This issue that lead us to move was another tenant's blatant breaking of the lease terms. This tenant would stand in my carport which is in the first level of my 3 level unit and chain smoke cigarettes and marijuana. The smoke would fill my home. I have chronic asthma so this could kill me! I have to replace all my furniture because it smells of stale cigarettes and I can't have it in my home. When mercie was contacted I was told that I had to deal with it or call the cops. I can't call the cops for someone smoking a cigarette! But in our lease it states there is no smoking on the property. This tenant also had loud parties, etc. He also threatened my husband and tried to fight him (we had to call the cops). Bottom line, sakuma realty wants your money and then they really don't give a crap about you. Pipes broken? Fix it yourself. Termites eating your furniture? It's Hawaii. Windows won't close? Fix it yourself or learn to love it. DONT RENT FROM THEM. Did I mention that the property had ONE MAILBOX FOR 5 UNITS??!!! 7 tenants to be exact. Isn't this illegal you ask? Yes, it is. Would sakuma realty lend their good name to rent an illegal property? YES, THEY DID AND THEY DO. The state made us move because they got caught!!! Don't make the same mistake I made! read more

She has kept a large amount of our deposit (we were excellent tenants, always paid on time and left the place in better condition than when we moved in). She gave us a bill of $1200 for yardwork! We got a tiny refund of our deposit and a copy of the $1200 yard work bill without any notice or providing us any option to view what she deemed a problem. (the main problem was a lof of the grass was dried out - because she did not get the backyard water supply repaired over a month prior when we asked her too!!!!) When I tried to email with her regarding addressing the deposit problems she would ignore me and text my boyfriend instead! She has yet to return our deposit. I am surprised these people actually have real estate lic. I am in the real estate field and have never seen such poor service and illegal dealings! I rented a property that this company managed from Mercie and it was an ILLEGAL rental.. we ended up getting kicked out by the building inspectors and Mercie tried to make false claims to us saying that if they removed the fridge etc we could stay living there .... very shady, slumlord rentals. I've personally worked with Mercie for over 7 years managing my property. She has always been professional and up front. I can rely on her to handle my unit and trust that things will be taken care of. From my experience she does a comprehensive background research on tenants before renting, notifies me of any issues that comes up, provides me recommendations and suggestions on things that require attention. When tenants checks out she works with them to insure the unit is left in move in condition. She has a team of people that she can call on to handle any issues with the unit should something come up. read more

I just wanted to say that the Property Manager Mercie Nahaku, over at Sakuma Realty is a professional. I have read some of these reviews and can not believe them. As far as properties go. When you rent something it is AsIs. Some property owners do not want to upgrade their places. That is not Mercie's fault. She can not control other peoples actions....and for anyone to blame her for what other people do is ludicrous. read more

They forgot to pay the internet bill, so our internet got shut off during our stay. After the fact, they charged us a cleaning fee for the unit without providing us any notification. They are friendly though. read more
