A reasonably priced plumber you can trust. I have worked with Justin and his crew for years. I trust him to charge me a fair price and do a good job and not oversell me. I recently had a sewer main clog during a dinner party. I called in another company as Justin was not available at that second. Big mistake, as the other company charged me just under $1K to do what Justin said should have been half that price. The other company told me my sewer main was all worn out and I needed a sleeve asap or else they would need to replace the entire pipe for way more digging up the street etc. "$20K if I sign today, but $22K if don't sign today," they said. Justin came out the next day for a second opinion and told me 1) I did not need the sleeve and 2) he ran a camera and said at most, one small offset fix would cost $4K to replace a portion of pipe, but really, it might be years before I need to snake again, so even the $4K was not necessary if I was willing to snake the next time it clogged. He then suggested I call the city sewer folks to check under the street. They came out and agreed with Justin no sleeve was needed, the pipe was fine and just a quick clean out was all that was needed. Justin walked away from potential business just to save me money and saved me from getting scammed by the other plumbing company (Rotor Rooter). I trust this guy. read more

Called to schedule an appointment to unclog bathroom sink drain. Spoke with Justin wo set an appointment to come out. Ryan was assigned to the job and I received a text from Justin saying that Ryan had finished previous job early and would be able to show up sooner. I enthusiastically agreed. Ryan came well prepared with all needed equipment and was able to snake out the drain within a half hour. Price was reasonable and I received a copy of invoice via email. My son and I tried to switch out a Flushmate replacement for the toilet in our condo. We tried to turn off the water from the wall, but were unsuccessful. We thought that we could replace the unit quickly, but there were many roadblocks in our way (including the company sending us a broken part. We finally got it in the toilet the hooked up the water, only to find out that the new unit leaked. In desperation, we decided to call a plumber. My son called one, and they couldn't seem to come out right away. We then called Just-in-Time and Justin answered the phone, asked a lot of questions, and asked for a video of the problem. He quoted a price and was at our place within 10 minutes. We had been bailing water for over 3 hours. He came in and miraculously stopped the flow. He suggested that the shutoff valve needed to be replaced, but couldn't do it until the water to the unit was shut off. We spent over 1 hour with the HOA, was told that it could be, then after numerous holds, told us that Justin had to do it. Meanwhile, he took apart the Flushmate, found the leak and fixed it. He went to the basement and decided that it was not in his favor to shut off the water to the whole building. He then came and hooked up the water to our new tank, and it worked perfectly! He stayed to make sure that it did. I highly recommend him and will definitely call him in the future. He was our hero! read more

I've seen them use a level for every section of pipe to make sure it is straight and plumb. Its art just to go and cover it up! I am totally delighted with all of the service I have received through Just in Time plumbing & Heating from the techs and the often overlooked office personnel. I have received top of the line service every time. Most recently, two Plummers came out, Joe and Kyle, and went above and beyond what we would expect Plummers to do. Water came into my bathroom after recent torrential rain and wind. These men actually went up on my roof, found the problem, took picture of it to show me and then proceeded to fix the leak. They needed a certain type of screws to do the job right and were able to locate them in my husband's massive and totally disorganized shop. A friend at work said, oh you will need to get a roofer for that job. That is why I say these young men went above and beyond expectations. They are truly water experts, I am so impressed. I am also a continuing customer with more work for them in the months ahead. The bill was so reasonable for the huge effort they made. I had an upstairs toilet leaking last week down into the kitchen ceiling - suspected that it was coming from beneath the toilet. Spoke to Justin, he asked me a few questions and then sent Ryan over the day after. Very thorough, very efficient - Ryan not only fixed the wax seal, but also put in a new hose that connected the toilet fill valve to the inlet. He then proceeded to clean up everything and sealed it. Excellent work at a nominal price. Today I called Justin again because I had a leak underneath the sink coming from one of the tubes connecting the water filter. Rather than send someone, he coached me via text how to remove the tube, cut it and insert it to fit tightly. After a couple of tries, voila - it worked. Called to get a quote for a plumbing repair job at my house. Another company took a look and ran a camera and gave me a quote (no charge). We looked at the pipe on the video screen and clearly a section of my pipe needs to be replaced between the house and the street where there was a hole at the top of the pipe and roots coming into the pipe. There is a small shrub (a gardenia) located right above that spot and that is the source of the roots. Someone must have cracked the sewer pipe a few years ago when it was transplanted in the yard. So called Just-In-Time for a second quote. Lots of questions but Justin told me he didn't want the job unless I'd tell him how much the other plumber had quoted me. I offered to let him come out to the house and examine the problem and give me his own quote, but he told me he didn't want the job because I won't tell him the other guy's price. Maybe he was having an off day. ======= Response to Justin's comment: I stand by my comments. Justin said several times he didn't want the job and would't come to my house unless I disclosed the other bids, which no savvy customer should ever do. I went with E&J Plumbing. We had Justin install three earthquake shut-off valves for three homes in our community. Although the job was done properly, we didn't like his handling of a simple problem we had with one of the valves. Instead of trying to fix the issue which could be resolved either over the phone by him giving basic instructions to the homeowner or simply stop by and reset the valve, he tried to put the blame on the valve and/or others. If you're looking for professional plumber that keeps supporting the homeowners after the work and shows respect, look somewhere else. read more

Justin was referred to me by a Pool Equipment installer. I needed a larger gas meter installed and a small amount of work done on a outside faucet. He came out and did the initial gas test and measurements and had agreed to submit the permit to the city with the information. He never submitted the permit before getting busy with other projects. I had to continually followup to get any response, in which he tried to convince me to make the permit submission myself; the whole reason i'd hired him. Additionally the small amount of work outside took much longer then expected, and ended up having two leaks instead of the previous one. Money and time wasted. The installer that referred him will also no longer be getting the work. read more

I had an old ... faucet thingy... connected to the toilet. I got quotes and this place was a bit more expensive than the others, but the incredibly high Yelp ratings made me go with them. I was NOT disappointed. After they removed it and replaced it, it looked as though it had been built that way! I don't know how he managed to not screw up the wall at least SOME amount. I asked he also help re-caulk a spot in the bathroom thinking he'd just be a minute or two. In a very appreciated way, he took the time to Do It Right. Based on Just-In-Time's 5-star yelp reviews, I decided to give them a call, to clear the clog in my backed-up laundry tub. Justin answered the phone, so that was cool. And based on previous reviews, I thought he'd be able to get out to my house on the same day (since I was calling on Monday morning at 10am), or possibly the next day. However, he said "Maybe tomorrow, but realistically, Thursday." I really didn't want to wait three days, so I decided to call someone else. In a nutshell, I'd say Justin was honest, and I have no reason to doubt his plumbing skills. However, for "Five Star" drain cleaning service, I'd expect 24 hour turnaround time. Overall, I have to give him an "A-OK" 3 stars. -------------------------------- Update: After reading Justin's response to my review, I'd like to point out that Thanksgiving was on November 22nd, and I called Just-In-Time Plumbing on the Monday *after* the Thanksgiving Holiday. read more

People, he is booked for a reason, because he is good. This is not Roto-Rooter; it is a small company that does quality work. Justin has performed two jobs at our house after being highly recommended by members of the town I live in. He has done a fantastic, 5 star job both times. In fact, he happened to be over doing a job when another work crew was installing a tankless water system (didn't realize Justin could have done this) and observed some really screwy things the other guys were doing and discreetly pointed it out to me, thankfully.
