Rated F on the Better Business Bureau--and honestly, that tells you everything you need to know. They don't seem too concerned about reviews, probably because most of their business comes through real estate agents. I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. Disappointing and Incomplete Inspection Elite is a large home inspection company servicing a wide area. Unfortunately, that size comes with major downsides. There is no single point of contact, which leads to miscommunication, lack of accountability, and a frustrating "telephone game" when issues arise. I chose Elite primarily because they had the soonest availability and came recommended by my realtor. That turned out to be a mistake. The inspection itself was noticeably incomplete. Multiple electrical outlets were not tested and later turned out to be nonfunctional. The plumbing under the house was not fully inspected. The foundation inspection was either not performed thoroughly or inadequately documented, as critical details were missing from the report. Overall, it was clear that corners were cut. After the inspection, I contacted the company simply asking for the inspector to return and complete the inspection. I did not request a refund. I was told my concerns were documented and that I would receive a call back. No one ever followed up. When I called again, I was told the same thing, that my complaint had been noted and someone would contact me. Two weeks later, I still received no response. The inspection report itself is filled with generic language stating that conditions are "satisfactory for the age," which minimizes legitimate concerns and reads as though it was written from the seller's perspective rather than the buyer's. There was no meaningful discussion of the remaining lifespan of major systems. Anything not easily accessible was effectively ignored, with no extra effort made to inspect or assess those areas. I will not use this company again. Based on my experience, you are far better off hiring a small or mid-sized inspection company where accountability, follow-through, and thoroughness actually matter. read more

I was fortunate enough to buy and sell a few properties over the last few years. In doing so, I have dealt with a couple of inspection companies. However, Elite was the worst for the following reasons: 1. It is common practice for inspectors to report the age of all major appliances (HVAC, water heaters, etc.) and provide information on their expected lifespan. Elite did not do that. 2. Elite was the only company I've dealt with that did not thoroughly inspect fireplaces. They only performed a visual inspection and did not operate them to see if they worked. 3. The inspector did not fully report on the grounds. A family member who is a landscaper came to see the property and found sprinklers that were clogged and damaged. 4. There were some concerns with the window installation, which we discussed in person. When the report came in, it failed to elaborate on the issue so I contacted the company but received no response. Elite is a larger company (I used them because of their earliest availability), so it spent a lot of money on bells and whistles to fool inexperienced homebuyers into thinking they are receiving a superior product. However, they are actually lowering the standard scope of inspection for all inspection companies. Don't settle for less. read more

I got my newly purchased house inspected by Elite Group. The inspection was thorough and it was nice because they also did sewer scope and termite inspections. The inspection itself was fine. It was pretty thorough and my husband really appreciated that the inspector took time to talk through all of his findings. What isn't clear, however, is that they work with a different company to provide the termite inspection. We got a quote back for the termite repair work, and they said that they could work on stuff that they found. We realized after the fact that the contract we signed didn't include everything, but when we spoke to the workers who came out and I called the dispatcher, they said they would complete some of the work. All that to say, do not utilize the termite service at ANY cost if you can avoid it. I called Elite Group to complain specifically about the termite company they work with and how they are not doing good business, but the best Elite Group could do was bring it to the higher ups. read more

My inspector, Steven, was funny but professional. He let me follow him around and he explained everything he did and why. He showed me the readings on his sensors and gauges and explained what he was looking for. At the end, he reviewed his findings with me and my agent and produced the report the next day. All The home inspectors that I've met through this company, even from different locations (LA and IE) always seem very knowledgeable in the area in which they work. The reports are very detailed and they do not rush the home inspection. They always show up with a smile and very professional. No matter the size of the job or location they're always professional, helpful, knowledgeable and very thorough on reports. I've had experience working with them on manufactured home purchases and houses. One home inspector in LA was not physically capable of going under a manufactured home at the time. I hired Elite Home Inspections upon the recommendation of my realtor and other realtors in the OC. Turns out this was probably the biggest mistake of my life. Upon moving in, we found a major mold issue in the kitchen among many issues our inspector (Eric) failed to note. While Eric could have run a moisture meter in the kitchen to alert us of potential moisture issues, he failed to do so and told us point blank the home would not encounter such issues. Aside from a few minor fixes noted, he said the home passed with flying colors and couldn't have been more wrong. We are paying thousands to fix things that any competent home inspector would have noted both verbally and in the report. To add insult to injury, if you file a claim with Elite they will even make up fabrications and lies about what was said during the inspection. For instance, they will say they offered you air quality testing even though that never happened. They will also lie about the condition of appliances and claim they talked with you about it, even though they didn't and didn't note such conditions in their report. Their recommendations for repair are also lacking and unrealistic in pricing. This is a very shady and dishonest company that no homeowner should ever trust with an inspection. If your realtor recommends this company, RUN! Prospective homeowners deserve competence and honesty in all communications. Elite failed us in both counts. I could never recommend them. read more

It took several days for me to find a time for the inspection and every person I worked with was very patient and kind. They were extremely accommodating even during a busy holiday season. Once I found a few days that would work they gave me options that worked around my schedule. It could not have been a better experience with scheduling. On the day of the inspection Paul was precisely on time and very comfortable to work with. He listened to my concerns and helped me understand what the possible issues could be. He also showed me first hand where the problems may be coming from so I had complete clarity. The report was completed early without me having to ask. Do not allow these hatchet people to conduct a property condition report. Hired by the Buyer, they eviscerated my home in Rossmoor. Incredibly judgmental, calling for further inspections on just about anything that operated. The buyer of my home wanted a price reduction and they did everything they could to terrify the buyer, who used the report to ask for an excessive price reduction. Now, because of California law, I am required to share this hatchet job report with any future buyers. Lastly, when I spoke to the inspector at the end of the home inspection, I asked him how the house looked. He told me "Not bad. The house is old but in relatively good shape. There are a few areas of moisture. The sewer line is clear with no plant roots, but there are a few grass roots, nothing to be concerned with. All in all, a nice home but with the normal wear and tear of an older home.: He lied to me blatantly. IF YOU ARE A HOMEOWNER, DO NOT REJECT THIS HOME INSPECTION COMPANY. Do not use them. Our inspector was extremely not thorough. He went through the inspection extremely quickly and missed a lot of things. We only found out afterwards of all the things he missed. We had several licensed professionals come afterwards and they were all shocked at all the things the inspector missed. During the inspection, I also was present and asked the inspector questions about the house. He stated he can't say anything too bad because then realtors won't recommend him anymore to future clients. Definitely beware of that! They do not have the homeowner's best interest at heart. Also, when claiming their inspection guarantee to get a refund if they missed anything took so many months of multiple emails and calls. Eventually they agreed to refund us after we provided lots of documentation from other professionals. However, we still have not received the refund. Every time we call, they say we have to speak to a manager who will call us back. But they never do. And they never let you speak to the manager directly. Definitely seems like a scam and lots of reviews here look fake. read more
