The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended! read more

I hired Greg to perform an inspection on a home I am purchasing. He wouldn't let my husband who is a General Contractor be present for the inspection. Our major concerns were the chimney, is it up to code as we're replacing the missing wood stove, he said he would inspect it and he didn't. Our biggest issue is he never went into the attic to inspect which is supposed to be a major, valuable part of his service, he never called out that there is a gaping hole in the roof line that sunlight is shining through. (He puts a disclaimer in his report that he cannot access the rooftop and to have a roofing contractor inspect) That doesn't cover the issue here, as the gap is visible from the attic - you cant miss it, see the photo. The sunlight shining through the roof lights up the whole attic! We saw this and took this picture after we closed escrow. This was a critical miss. We would have requested a roofing credit in escrow, now we're stuck paying $10,000.00 for a roof replacement that was not mentioned in our "home inspection". His inspection did point out that the mini blinds needed replacing, worthless report and we're out $425.00 plus the $10,000.00 roof replacement he failed to report. I WISH I HAD HIRED ANYONE ELSE!
