I secured a home with kaiser, realty through vrbo. After receiving the contract and the unprofessional way it was presented and the inability to provide a method for us to sign in return i checked their reviews and saw consistent issues with them. Four days after booking, I canceled the reservation. They charged me $124.00 In addition to all of the other fees disclosed for cancellation. This $124.00 fee is not mentioned in any of the information when you first book the property, nor is it in the contract itself. Strongly, recommend you keep looking for a property elsewhere. read more

It's unfortunate that this company feels that they are above disclosing fees required by law before booking. At the time of booking, we reviewed both the VRBO listing and the rental agreement in detail. The listing clearly indicated that events are allowed, but it did not mention any additional event fee. The rental agreement they sent AFTER booking states that "Weddings and Events are allowed at select properties. Additional fees apply. Contact our Reservations Department to inquire about fees and availability." However, no specific amount was disclosed, nor was I informed at any point that an event fee would apply to my reservation despite inquiring directly with this company if events were allowed at the property. We received a phone call after booking telling us that we needed to pay an additional fee of $500 (after booking and paying almost $2K of fees) which wasn't disclosed prior to booking. Here's the law violations in case anyone was wondering. Violation of the Alabama Deceptive Trade Practices Act (DTPA) - Omitting a material fee that applies only under subjective or undisclosed conditions constitutes a deceptive trade practice under § 8-19-5 of the Alabama Code. Failure to Disclose Material Terms (Truth in Advertising / FTC guidelines) - The lack of fee disclosure on the listing violates consumer protection standards under the Federal Trade Commission's rules against misleading or deceptive advertising. When we brought this to their attention and challenged the fee they just straight cancelled our reservation. Worst customer service ever. I would NOT book with them and find a company that will follow all applicable laws and do things above board! I filed complaints with the Federal Trade Commission and the Consumer Financial Protection Bureau. read more

We rent a beach house from Kaiser for a week every year, because they manage/represent the house next to the house that my elderly dad rents every November. This year, our house did not have functioning wifi service as described/committed in our contract when we arrived. Three days and about a dozen calls later, we still do not have wifi/internet access. We have called the office several times, been passed around and between several people, been told that someone is working actively on our issue who we found later to actually have the day off, have been given every excuse imaginable to suggest that our issue is not their responsibility to address, been lied to about it testing successfully two days before our arrival- whatever it takes to get you off the phone and pass the buck elsewhere. I cannot imagine any worse service for a company in this business. If you can rent from another rental company with higher Yelp/service ratings, I highly recommend it, as these folks cannot be trusted to take care of your issues promptly, if at all, when they are reported. Bottom line, you should not trust this company with your business. June 9th through the 16th, my brothers and I rented condominiums from Kaiser Realty at the Lighthouse in Gulf Shores. Each paying $3,000 plus. We have been staying here for 20 years. I have never felt the need to complain about the facilities until this year. Unit #218 has clearly been grossly neglected and was not as advertised. I called Tuesday, June 12th, to voice my concerns and the lady I spoke with blamed the owner of the unit and nothing more was done. I would like to say one of my brothers rented through Meyers Realty and did not have these issues. For me to book reservations again for the next vacation through Kaiser, I would like the following needs to be addressed: * The middle beach front bedroom's bed sagged to the point that two people could not sleep in the bed. My back ached every morning. Pictures show the support of the bed. * The couch "bed" was horrendous. It was dirty, moldy, and just a layer of rusted springs. No person could have actually slept on that fold out couch. * The couch was faded and sunk in the middle. When you tried to sit on it, you sank to the springs of the so-called bed. * The kitchen stools were all broken. When you sat in them the back came off * The patio furniture is rotting and rusted. * June 14th, there was a snake wrapped around one of the rusted patio chairs. * Every time the oven was turned on the fire alarm activated so we couldn't use the oven. * There is an overgrown tree lapping onto the patio The biggest complaint are the beds in this unit. If you are advertising 8 people can sleep in the unit, then #218 is false advertisement. I asked the person I spoke with at Kaiser to send someone over so they could see and that did not happen which speaks volumes about the customer service. I rented a condo in Gulf Shores for a week After 24 hours I had a list of deficiencies and called the office. I was told by Tammy that I was going to see a maintenance man very soon That was at 8am....at noon still no maintenance man. I called again.. Same response... An hour later there was a knock on the door. Maintenance was here for an hour and fixed everything. That night the bedroom tv had lost all of its channels again. The access code given to us for the fitness room and pool didn't work.. I called again. I was given a second code.. You guessed it.. It didn't work.. Called again got a third code that only opened the pool but not the fitness center Spent the rest of the week frustrated by the shoddy upkeep of the condo. The fan blades are filthy, the coffee table wobbles, the burner on the stove works intermittently, The office said whatever it took to settle me down but I am mad as hell. DO NOT BOOK THROUGH KAISER REALTY/WYNDHAM We booked a vacation on Orange Beach through Wyndham Vacations and Kaiser Realty. Our stay was at Sunset Bungalow on Mariner circle on (across the street) from Orange Beach. We paid $3500 for the week July 13-July20. 5 bedroom 3 bath home not directly on the beach but we knew that. There were 10 of us staying there. When we first arrived we went to the Kaiser office to pick up the keys and were told that we wouldn't get them for a while because the previous tenants had left it a mess and they wanted to make sure it was really clean for us. We got the keys and when we pulled up we were excited about the house. Looked nice in a nice gated community. However, as we went through inspecting things here is what we found. The refrigerator smelled like dead seafood. It took 2 scrubbings with Pine Sol and leaving the doors open to dry out to half way get the smell out. We always check the beds wherever we stay. The first comforter pulled back had a big spot of blood on it. GROSS!! There was also blood on the bedroom closet walls. Disgusting. The next room we walked into had paper trash on the floor next in front of the night stand along with a dirty towel. There was sand in the bed so it was obvious the sheets had not been changed. The pillow cases were stained with makeup. We stripped all the beds and washed the linens. The next morning we went to sit out on the deck and 3 of the rockers were broken but set up so you couldn't tell until you sat in them. There was a bucket of nasty cigarette butts sitting by the front door. None of us smoke. The decor (pictures etc.) were disgustingly dirty. The rugs in both bathrooms were just trashed, old stained and worn out. The carpet in the master was stained and dirty. My feet were black after walking around for about an hour. The communication with Kaiser and Wyndham was awful. We made our first call and email Saturday evening and no response until Monday afternoon. No one would return my call or emails so I called the listing agent who had the property for sale to try to find a contact. (Kaiser realty asked to let them show the property on the first day we were there. NO way were we going to drag our whole family away in the middle of the afternoon). I haven't even gotten to the run around I got from Kaiser or any of the people at their office about getting a Wyndham representative from corporate. They kept giving people in their office. I finally spoke to the rudest individual in customer service Tammy Henderson. She was so nasty I put her on speaker for those with me to hear. Well I could go on and on and on. My husband and I used to travel a lot. I am disabled and my husband is retired and we aren't wealthy people. This was our first family vacation with our grandchildren and children. It took a year to save for it only to be disappointed that this was our experience. I was told I would be refunded the cleaning and linen fee. (Patti offered to send someone over on Monday to clean, I told her we had already cleaned even pulled the refrigerator out and cleaned under it to make sure there wasn't anything living under it. I was not satisfied with being told basically too bad that's our policy. I was told I'd be refunded $97 plus tax on July 18 by Patti Betrowski (sp?) from the cleaning company she said it would take 5-10 days. Well yesterday was the eleventh day so I emailed her and she said there was a paper I had to sign and they would send it to me. I told her I was confused because she told me she requested the refund on July 18. She wrote back and said the refund would be coming today from Marshia Smith only after I told her I was expecting a return call back from Wyndham customer care did I get the money put directly in my acct. One other issue was I talked to Kimmie Beaver in customer relations who was very very nice and took all the info and said she would forward it to the upper managerment. On Thursday and someone would contact me and if I didn't hear anything by Monday to call her back. I called Monday and she was off. I left a message with a representative for her to call me along with my email address. When I didn't hear back from her by 7 pm Tuesday I called her and she said she was sorry no one contacted me about this and she would take the appropriate steps to make sure this is resolved. She contacted someone named Ann with Kaiser and gave her all the information. I did not hear anything from "Anne" She contacted Kimi back about the situation basically saying they refunded the cleaning fee. Yes I got 107 back from them but that does not compensate me and my family for all the work, frustration and we did not get what we paid for. I think I should be refunded the first night rent. When you pay over $4,000 for a beach vacation you have the right to expect a restful and fun experience at a condo that is clean and problem free. My family so looked forward to our week at Orange Beach. One son and his pregnant wife driving in from Houston and the other son flying in from New York. The first issue was on Saturday, check in day, with the hot tub which was filthy. We reported this twice to Spectrum Resorts because they are the responsible party but received no response. On Monday morning we realized the ice maker was leaking and had saturated the carpet in the master bedroom. Immediately I called Kaiser Realty and let them know and then shut off the ice maker. A Kaiser representative (Suzy) called and apologized for the issues and gave me her personal cell phone number so that I could call "anytime" if we experienced any other problems. In no time, two maintenance personnel were knocking on the door. They pulled the ice maker out, ripped up the wet padding under the carpet and set up three large blowers and a dehumidifier with the hose running to the tub in the master bathroom for drainage. Yuck! The blowers were so loud that watching tv or talking was difficult. At night we were told that we could turn off the blowers if they disturbed our sleep but to turn them back on in the morning, which we did. The carpet was dry after the first day but we were told to continue running the blowers to dry the sheetrock. After 2 1/2 days, I called Suzy with Kaiser on her personal cell phone and told her I wanted the blowers and dehumidifier removed, that we were tired of enduring the noise on our vacation and the carpet has been dry. She agreed and said that she would have someone come up. After more than two hours, maintenance personnel showed up, said the blowers needed to continue to run because the sheetrock was still wet and the owner was worried about mold. I told them to remove the blowers, they refused and turned them on. I said I was simply going to turn them off after they left and most likely going to place them in the hallway outside the condo. The gentleman with maintenance was on his cell phone and relayed this to the party on the call and then left. An hour later maintenance returned and pulled out the blowers and dehumidifier instructing me in an irritated tone to "keep and eye out for mold". In addition, I called VRBO/Homeaway and made a complaint which was a waste of time. They assigned a case number and said they would follow up but I never heard from them other than an email expressing their sorrow for our experience. On Thursday afternoon Suzy with Kaiser also called back to check on the completion of the ice maker repair and offered to come to the condo and turn the ice maker on after it ran through the cleaning cycle if I was not comfortable doing it. In addition, she said that she was going to follow up and check to see if there could be some monetary compensation for the problems and inconvenience. Ha! I have not heard a word from Suzy or anyone else with Kaiser other than the two emails and two text messages asking me to let them know when I check out. Kaiser Realty was completely unconcerned with our inconvenience. They advertise special amenities included with the condo rental and if there is a problem there is no effort to make things right. I understand that problems can arise, but a reputable and caring business should be willing to make things right and offer compensation of some type. read more

I wish I would have read the Yelp reviews before we tried to do business with this bunch. My wife spent a couple of weeks with spreadsheets searching for a house suitable for our family. We've stayed in Gulf Shores the last two years having a reunion with our kids and grandkids at the beach. She found a place, we signed a contract with Kaiser Realty by Wyndam eight months in advance of our planned stay and they breached the contract because the owner chose to bump us. Ann (Kaiser Realtor) tried to put us in a more expensive house with a potentially dangerous spiral staircase totally unsuitable for us with toddler grandchildren. A group of us has come down each May for the Hangout Fest. Each year, we've rented a property through Kaiser and have been quite pleased with the condition of the rentals. Each time we've arrived at the office, the well air conditioned office has been adequately staffed to handle the arrivals of Hangout Fest attendees. On many occasions, they've been handing out beer koozies (with their name plastered on it) and bottles of water. A welcomed token of appreciation. The staff has always been friendly and efficient at the front counter. This year, I ended up purchasing my festival ticket through them. While I would have loved an email confirmation, given their efficiency elsewhere I am sure everything will be just fine. This year, we're renting from them again (arrive in Gulf Shores tomorrow) and we're renting the same place we've rented for three years. As recurring renters, we've been able to secure a 20% early booking discount for the property...and let's just face it, all that savings ends up in the beer kitty. The rental instructions also include clear expectations about what our responsibilities are before vacating the property, which is quite helpful. Year after year, we've come back and rented from them. Up to this point, we have no reason to look elsewhere. read more

Renting a home in Gulf Shores - Serenity @ Beachside. Arrived Saturday to find the upstairs AC unit not working. Placed call and was told they would send someone to fix. No Show. Sent several follow up emails and texts, only to receive apologies and no shows. It's Tuesday and we have 6 people, who do not have AC in their rooms. Still waiting for the maintenance person to show up to fix. Along with the AC, we have several other issues that we have listed and emailed to the rental company, so we don't get blamed for the issues. read more

With our family living out of state, time spent together is always cherished. Luckily for us, we found "our own" little slice of heaven on the Alabama Gulf Coast, and Kaiser Realty has always been amazing to work with. The house (Patty House in Gulf Shores!) has always been clean, which is remarkable considering it is directly on the beach, the kitchen has everything we could ever need, and the added ice machine and large bathrooms are great when everyone is needing to get ready for going out to dinner at the same time. The best thing about Kaiser, though, is the service we have always received. Clear communication from booking to check in to check out, quick answers whenever we had a questions and the staff truly going above and beyond what was necessary. A few years back, I lost my wallet at the hangout, and someone found it wrapped in a Kaiser Koozie (we were at the Hangout and needed to keep our drinks cold!). They returned it to Kaiser's office and I had a call from the front desk before I even knew it was gone. Hopefully within the next few years we will be able to buy our own vacation rental property, and there is no question that we will choose Kaiser Realty to manage our property. They may be in the "vacation rental" business, but in reality, they are in the "Making dreams come true" business. Thanks Kaiser, and see you guys again this fall! read more

We booked this vacation through wyndham because we had such a good experience with wyndham vacation rentals last time. This time out toilet clogged up and overflowed and had to be snaked. Fine things happen. But then there is no extra toilet paper! Seriously! 5 nights, 2 bathrooms and 2 rolls of toilet paper. I called and the lady at Kaiser was so rude to me! Nowhere did it say one roll of toilet paper would be included! Instead of giving us the .50 cent roll of toilet paper like any Other decent vacation rental, they have me terrible customer Service! Windward Pointe Room 106 After several FAILED attempts of having a pool gate lock and sliding door repaired while on our recent stay with Kaiser Realty, we were unpleased by the lack of concern to repair it. All while the well being of my families 2 year old, 6 month old and other children under the age of 10 were gravely at stake. We felt that Kaiser Realty put my family and I in danger due to their lack of concern. During our vacation we felt very unsafe and were on pins and needles our entire vacation, praying that the children wouldn't get out of the two "safety" doors fall into the pool since we were ground level, and feared something would happen due to both of these problems! We reported this a problem on a Friday and by Wednesday the next week our saving grace came in!! Thankfully, another agency took concern in our unsafe pool gate door and sliding door and even was going to take the issues to the health department, because without them, the right people wouldn't have been notified AGAIN, and it wouldn't have been finally fixed! Needless to say, I would have given Kaiser Realty a negative 10 but that isnt possible. Worst. Experience. Ever! read more

TIME TO LET EVERY ONE KNOW KAISER REALITY came to support our family this evening and gave us a really big discount on the room, Kaiser is holding a gift card for us for next years trip regardless if we use Kaiser, and is offering a very accomodating double didgit discount greater than the normal return customer rate they have given us if we return next year using them. The rental manager will be looking for three condos that are either at Admirals Quarters, Escapes or one of the new Wyndham units they are picking up starting January 1. I must admit I was suprised by the return call so late in our trip. They where very very sincere in their conversation with me tonight and I have the email from them supporting theses remarks. Well the last day of fall break vacation. The stay with family has been great, weather non Florida like and I hate to say these condos the family rented are well below par from all the previous 7 years our family has used Kaiser Reality for my inlaws famnily vacation, we lease three conds every year from Kaiser for this event. I rhelp the family with securing the units and I have been trying to deal with Kaiser their office has given the impression they are uncommited to making things right, IMHO. We arrive in our condo at the Light House to find five lights out no biggie, a second unit had two but had buls in there and they replaced them. We wait until Monday to place a repair order and it is completed the same day - Great. At that isame time we placed the work request we shared other problems that we where expeirencing in our unit and some with the other two units. All the televisons in the three condoes don't get all the channels advertised to the tune of 16 of the 57 channels and only the NBC local - wonderful dish 500, no one seemed to know why and no real response to solve this. In our unit one tv was not connected to the cable system and needs a 25 foot analog cable from target or radio shack to get it working its been one week with no a show to make this tv work, WTH. Master bedroom tv is going out and the entire right side of the thing is blue and no other color. The washing machine it horrendously loud and they come and turn the thing off with out telling anyone or leaving a note so now we have to use a laundromat or make my wife return home to wash all the clothes on Sunday. I promised Kaiser Reality I would share with Yelp, travelocity and all my facbook friends the poor communication and lack of response to the problems, if they make this right for my inlaws, I will be the first to let everyone know, but until that happens NEVER would I recommend Kaiser Reality or for that matter a Wyndham agency to lease a unit from. Kaiser realty is THE WORST! We paid $2000 for a condo and when we got here, we couldn't get in. These people can't even tell us the correct way to enter the security code on our door. We waited 3 hours to get in the condo with my 14 month old daughter. We didn't get in until 10pm Saturday Sept 17th. The week we have been here, we have endured a toaster that burns food and doesn't toast it. An oven that cooks food in half the time it should take (therefore burning it) upstairs TVs are analog and the dvd player almost ate our dvd. Seriously, if you're going to charge $2000 for a condo, at least make sure you have checked the appliances beforehand. This is ridiculous. Never again read more

So DISAPPOINTED!!!The location was wonderful but the house was a mess! I can't understand how you can manage this property and allow a family to stay in it without doing proper upkeep and maintenance!!! Stained carpets, dirty sheets, broken door, deck railing loose, closet door not attached and just leaned up against the wall...that is only a few things! We called Kaiser Realty and they contacted the owner and apparently he admitted the carpet needed replaced but was waiting for a free week where it wasn't rented?!?! They offered me a ridiculous 5% off a $4,000+ weekly rental! If we hadn't spent so much on this we would have left and found something else. Shame on this owner and Kaiser Realty for allowing a family to waste their vacation on this unkept home!!! read more

This is our fifth year coming to Gulf Shores for an extended family Thanksgiving, and our first renting a Kaiser condo. We rented five rooms in the Sanibel condo building, which overlooks the gulf. All in all, we're very happy with how clean and well-appointed the rooms are, and the staff has been nothing but helpful and friendly. Our only complaint is with the speed of the internet connection in this building. We have rooms on the 7th, 9th, and 16th floors, and in every single one, the speed of the connection hovers between 0.3 and 0.7 MB/S. Not even fast enough to stream Netflix. Once they fix this, the property will be great, but this has been an irritation all week, as we attempt to have movie nights or play games online. read more

We stayed in Windward Pointe room 106 over the week of Thanksgiving...when we arrived we walked in to a beautiful clean room...after unloading the vehicle I walked out on the patio to discover that the gate that goes out to the pool was broken and did not lock...it also had a screw that was sticking out about an inch or so with a very sharp point on it....I have a 2 year old and immediately called the reality company who said they would handle the following morning which would have been Saturday...I then went into the room and latched the sliding door behind only to discover that the door wouldn't lock...so now I have a door that wouldn't lock and a pool gate that wouldn't latch and I have 3 children in my room and a very cold and large swimming pool steps from my unlatched gate...we made another phone call to discuss this...we ended up calling back 3 more times before they sent out a contractor who couldn't fix our door latch until a hardware store opened the next day...they also informed us the HOA was responsible for the gate latch...we went another 2 days calling but not seeing anyone...during that time we got left a note that maintenance had been in the room to change the air filters but not to fix our door...we were scared to leave the condo because our belongings were left in an unlocked room....finally some men came and worked on our door again on day 5 they thought they fixed it but when I went to lock the door it wouldn't lock again...I finally gave up on that battle after our 6th day calling Kaiser...we found a man out by the pool who was the person over the HOA and he informed us that it was the home owners responsibility to fix the gate latch therefore he called Kaiser and informed them if they didnt fix it by the end of day that the health department would be notified...surprisingly on Wednesday afternoon they had someone there to fix our gate....luckily my children didn't get out the door because if they had we wouldn't only be writing a review. My family travels to the area at least twice a year and we will never use Kaiser again because of the lack of care and concern for what we went through....we werent looking for a discount, although it would have been nice, but an apology or a phone call or email from the staff would have been nice. read more

Do not rent from Kaiser!!! We put down a significant amount of money down to reserve a property, but 94 days out we had to cancel our reservation. The lady told me no problem, we will only charge you $144.00 per the cancellation fee, and the rest will be placed on your credit card. No problem! Four hours later she calls back and tells me the home owner was furious that we cancelled and they will be withholding the entire down payment because we cancelled too late. Wow! So, because the owner is angry we are being charged 1700 for giving them 94 days notice. Unbelievable! They will no longer get my business. I have a valid reason for having to cancel. read more

just now My daughter rented a condo at Gulfshore Alabama called Grand Beach Resort. It was suppose to sleep 8. The unit 416 was old and out dated. There was a bedroom when you came in the unit that had a bed. There was built in bunk beds in the hall. In the great room there was metal stairs that lead to a loft that had a bed that was old and the linens smelled like they had been stored for a long time and the loft looked over the great room and kitchen. The great room was small and if you were taller than about 5' 2" you would hit your head on the stairs when getting up from the chair.You could hear the TV and any sound in the kitchen making it very hard to sleep if anyone was up. The couch was suppose to be a pull out but when it was pulled out the underneath was broken and 2x2 boards that you could not sleep on and when you put the couch back in, all the boards fell off the bed. So 2 people had to sleep on the floor. The ice maker made a clunking sound all night that couldn't be stopped. While we were there the management called and said they needed to take pictures and came in and photographed everything with our stuff in there. There was one shower for all 8 people, needless to say we could not shower everyday. The beach is across the street and about 1/4 or more down a sand path that was not easy to get there. I will not go back there again. The overall place was dirty and old. Please don't count on the pictures. read more

They called to reschedule us in other condo's that were not near about as nice as the one we had originally booked. San Carlos room 1208 was awful. The room was not cleaned well at all. The foldout bed was a joke. There was dust hanging from every ceiling fan, fake plants and right above the kitchen sink and stove. The fridge would not get cold and the ice maker didn't work. The dishwasher wouldn't work and one of the plug ins in the master bath would not work. Also in the other bedroom the the curtain rod was torn up and so the cutains just hung open. We checked out a day early. The house was very dirty especially the living room furniture. The chair arms were disgusting we didn't even want to sit in them. The dust was at least an inch thick on everything including furniture, trim, and behind the doors. We asked to have the pool clean, but no one came out. Air conditioner in the ground level did not work and wash machine over flowed while we were at the water park. TV in the living room was super small and not enough seating for a 16 person house. WORST vacation rental experience EVER. Booked a rental in October for the hangout festival, which is held in May. That's 7months prior to the event/vacation. We book early every year because we like to be in an exact condo building. Island tower. We stay there every year. My group wanted to see pictures of the unit. We tried to look online, & the unit wasn't showing up. I called in Dec to ask someone why it wasn't on their site. She said she'd talk to a manager & email me the link. I didn't hear back, so I called again a week later. Same song & dance. Called again at the beginning of January. 3times now talking to 3 people asking why the condo isn't showing up on the site. They said there must be something wrong with the website. FINALLY, in MARCH, I get the most aggravating call. Kaiser decided to tell me that the unit I reserved in October had been sold & the new owner wouldn't honor the reservation. I decided to get on vrbo.com to try & find a unit in island tower with the other half of our group. The unit I had reserved was on vrbo!! After emailing back & forth with the new owner, I found out that this company DIDN'T even mention my reservation to him. He said he felt terrible & he would have definitely honored my reservation or at least worked out payment with me had he known I reserved it. Couldn't believe it. He had bought the condo back in December, never heard of our reservation, & threw his new condo up for rentals when he bought it. Of course, the unit was rented immediately when he put it up on the site. The honest man that he was, he repeatedly apologized & said he just couldn't do the same thing to his renters that Kaiser had done to us. Understandable & respectable. They waited over 3 months to inform me the unit had been sold. COMPLETELY UNNACCEPTABLE. I'm still upset over this a year later. They said I was "lucky" that they were able to find another unit for us to stay in during the festival. And to compensate, they were going to give us the same rate?! Unreal. I will say, the unit we stayed in was beautiful. But, the purpose of us booking so incredibly early was so that we could be in the same building with the rest of our co-workers. Also, the bldg we stayed in for 3 years was .3mi from the festival. After 3years it became home to us. The new condo was .9mi from the festival. May not seem like a huge distance difference, but walking up & down the beach on the festival grounds ALL day in the heat, it makes quite a difference. Not to mention we were .9 mi... In the opposite direction of our group. The way the company dealt with this situation was disgusting. I kept myself together enough to be able to have a place to stay during my favorite week of the year. The only reason I kept myself together to keep the new condo was because by that point, any close accommodations were out of the question. Hangout Fest is prob gulf shores biggest week of the year. It grows every year, so you have to plan earlier & earlier. Another thing, the building we were in had the retractable roof over the pool, so the pool was closed the entire week we were there. Spring, may, hot sun.. Pool covered & closed?! Couldn't believe how much our hard/early work on planning a perfect vacation became irrelevant by booking with this company. They will never get another dime from me ever again. Lesson learned. Deal directly with the owner, they'll treat you more like a human being than this money hungry company that doesn't care about good reviews or return customers. I work in the service industry & absolutely hate to complain, but I will never forget this experience or Kaiser Realty. read more

To the owner of 1107 please don't use Kaiser for your realty needs! TV didn't work, outlets throughout condo are dead, turntable in microwave gone, & carpets dirty! Please also be aware your expensive condo rental through Kaiser doesn't include the necessary parking pass. Clients will be charged per day when they arrive and want to park!! You don't check into the condo on site but must go an additional 6 miles to a different location to do this. We are regulars to Orange Beach- and learned a lesson this trip. Customer service doesn't care at Kaiser!!Do yourself a favor and save yourself a lot of hassle-don't use Kaiser!! read more

Kaiser used to be really accommodating and helpful. Since Wyndham bought them out a couple years ago, customer service has rapidly declined. Their employees are not well-trained and are often rude. We've rented the same house for 4 years and love it, but after the experience we had this year with the staff, this is our LAST time to rent through them. VRBO from now on! read more

WORST EXPERIENCE EVER!! I am in the management field and I never complain but I would not be able to sleep at night if I didn't share this with people. We arrived at Sanibel Unit 304 in Gulf Shores, AL at 3:20pm on July 2nd. Upon entering the unit you are knocked down by the overwhelming smell of mold. The condo was so dirty, but I was going to look past that until I found the spare bathroom ceiling completely covered in black mold. My mother was with us and she is mold certified. After calling Kaiser we asked if they could place is somewhere else. They have a rental available but it was $1000 more. I felt they should price match or give us some sort of discount. They would not but refunded our money and left us homeless with 2 kids on Fourth of July week (which is also my daughters birthday). Every single place was booked and we were about to drive 11 hours back to Kentucky but Gulf Shores Rentals had one beach house and also gave us a discount. Please never book with Kaiser without psychically seeing the unit. The manager on duty, Jennifer Jones, was so completely rude. I would not even let my dog sleep in that unit. read more

I'll start by saying the condo we stayed in with Kaiser reality was beautiful. It was definitely clean and had a great view and convienent location. There were a couple times during the week stay we were interrupted with people wanting to come in to fix tvs or the internet. I understand certain things should be done to convience guests however it is an inconvience for me to open the doors to strangers during my vacation stay! After we had finished our stay and hit the road, i came to the realization there was a closet with a few outfits left behind. The week long process in tracking down these few items was ridiculous. We called a total of 4 times and I was informed keys to each condo are given to subcontracting cleaners and Kaiser does not have a list of employees who are sent in to clean. I was told that "if they are ""lost"" they are ""lost"" if you know what i mean" by the lost and found rep. Oh yes, I understand. You're basically saying if they are stolen...then they are stolen. After a good 15 minutes of not giving up, there was finally a phone call made to housekeeping to locate my items and wa-lah...my items were found. We are now having even bigger issues just to get them shipped back. I know that if these items weren't left behind there wouldn't be a complaint however mistakes happen and now it disgusts me to see the inconsiderate employees Kaiser has working for their customer service/housekeeping. read more

I rented a condo from Kaiser the week of August 6-13. Had multiple problems with it including the air conditioning not working. August in the south is hot and muggy and when you pay nearly $4000 for an air conditioned condo, you should have working air conditioning. When I called Kaiser the recommended turning on ceiling fans, which were already on. The temperature was well over 80° even though the thermostat was set at 72°. On my second call to Kaiser I was told to turn the ceiling fans off! Yet another call to Kaiser. They sent someone in to change the light bulbs because they thought the lights were putting out too much heat! We didn't sleep with the lights on! Actually we didn't sleep at all because it was too hot! Kaiser refused to compensate me for the un-air conditioned condo, they only offered to send us to a house several miles away from the beach. I paid for an air conditioned condo on the beach!! Another issue was the condo was filthy!! Black mold growing in the showers, a floor so dirty that you didn't dare walk bare foot and dust and spider webs everywhere. Then there was the elevator! It didn't work on two occasions! One of them was for 4 hours!! The condo is on the 10th floor. That meant when we came in from the beach with 2 toddlers and all the beach equipment, everything plus the babies had to be carried up 10 flights of stairs. I called Kaiser numerous times and really never got an answer other than they would call the homeowners association! Then the rains came! Not Kaiser's fault that the rain came in, but the parking lot flooded to the point of getting into the cars. I again called Kaiser to inquire about getting someone out with a pump to get the water out before more damage is done to vehicles. Again, Kaiser said they would call the homeowner. We were able to get our car out before the water completely soaked the carpet in the car. We moved it across the street at a hotel parking lot. I asked Kaiser if they would assure me that my car wouldn't be towed because we were too afraid of having damage to the car by leaving it in the flooded parking lot. Kaiser said no, they couldn't assure me it wouldn't be towed, nor would they pay for the towing if it were indeed towed. Kaiser overall was completely blase`, uninterested and unaccommodating! I asked for a call from a manager about these problems, but a week later still no call. I would not recommend Kaiser!! I won't use them again! read more

We rented a large house from Kaiser July 30th-Aug. 6th this year (2016). Checked in on Sat. and found this VERY expensive house to be "run down" with filthy carpet, dirty walls and many vital and non-vital items not working. Had little to no response about items except for the housekeeping staff issues on Saturday and Sunday. Brittany (who answered the calls of complaints on Sunday) was rude and very uninterested in our concerns. In fact, she told us there was a maintanence man on the way, to fix several items that needed attention and the maintanence man never arrived until Tues. We Prepaid over $10,000 (per Kaisers policy) for a week at this house and although the house is beautiful and large enough to accomodate our needs, the customer service and overall service of Kaiser (except housekeeping, which heard our complaints and responded immediatly) lacks. They blame everything that was not working on the owner....We rented from Kaiser not the owner! Back door does not lock....not fixed until Wed./ glass plate in microwave missing....couldn't use microwave....sent new microwave on Tues....it didn't work. Finally replaced microwave on Wed./ Roaches everywhere...Brittany calls them "Palmetto bugs". Sent someone to spray on Tues./ice dispenser in both freezers in kitchen do not always dispense ice, large stand alone ice maker never worked and they stated they had to "order" a part and it would be in in a few weeks....had to buy ice each day. Several TV's in Bedrooms did not work and DVD player in living room didn't work. none were fixed. Lights out in several bathrooms and showers...we were told that was an owner issue. They were never fixed either. We also have never received and follow-up from Kaiser on the issues or complaints we had. I would never rent from them again. They are like old time car salesman....once they have your money...they never look back! Plenty of options out there!!! read more
