I highly encourage anyone looking to enter a contract with this man to look into this facebook group. My husband and I entered a lease with the option to purchase with Khosrow. When we went to turn on the water and move into the home, we discovered a major leak that left devastating water damage and mold. Upon further investigation, we discovered that the home was uninhabitable. The roof has not been replaced, despite dozens of hail storms, in years. It has been poorly patched, allowing water to get into the attic and create water damage, mold, and a wasp infestation. The foundation needs to be repaired. The AC isn't functional. We sent a notice of termination of our contract 30 days ago that Khosrow has not addressed. He is withholding our very large security deposit and first months rent, despite never being able to move in. We are not the first people he has done this to. Again, look at the facebook group. He is amazing person who came to the US when he was just 17 years old with $900 and he is very successful. I do not buy any negative comment and these are jealousy or they are criminal and they do not have a common sense of what they sign and they did not follow the procedure. if you want to get a property, your deposit is refundable if you are denied. However these failed people do not understand how to reserve a property and the consequence is that if you back off, you lose the money. Stay away, he is a scam artist. I had to pay $1000.00 holding fee and it's refundable if you don't get approved but if your approved for a home it goes towards your deposit. Well yea I was approved with the stipulation of higher rent, and 4 times the deposit (by the way I have no evictions) that alone was $7500 in deposits to move in and $2700 a month. We applied for three different houses and paid the application fee and put down $500 for the three and it was three people who would be living in the house. He ran everything and we didn't get approved for neither of the three houses and so he tried to offer us 3 other houses that we didn't want and when we said we wanted our deposit back he wouldn't give it back we called the police and he started yelling at me like I was a child so I wouldn't leave the property. If I could give a lower score, I would. These people are horrible. I leased a home with them and quickly realized that I could not do laundry and shower in the same down. The water would back up into the tub and not drain out for 24 hours. A week after the initial call, they sent out "maintenance" who just poured acid in the tub to fix the clog. After the acid sat there for two days, it stripped all the enamel out of the tub. They never replaced the tub and after a month, the issue returned. I threw a fit for weeks and finally called out my own plumber. They quickly informed me the pipes needed to be replaced, which took another couple months to actually convince them to do. Turns out, they never had the pipes inspected after replacement. The knobs of the shower started electrocuting me and eventually they caused the city water line to bust. The city couldn't get down to fix the problem because they were getting electrocuted. I refused to pay rent until it was fixed. Both the city and I tried to contact them with no response. Eventually, they chose to evict me so they could avoid the problem. Now, the house is back up for rent. I feel sorry for anyone who falls for it...if the city doesn't sue them first. read more

If I can give minus 5 stars I would, I paid 130.00 application fee for a home I was interested in I had to call to find out my status when I did the guy whom I spoke with said I was not approved for that home without a 5 TIMES deposit upfront okay I get it I have credit flaws but FIVE TIMES that puts it close to TEN GRAND! He told me about 2 other places which I went to view and LET ME SAY I have never in my life felt disrespected I went to one home which the key code did not work so he told me to see if a window was unlocked only to find the back door unlocked when we walked into the home it was completely trashed out mattresses laid out all over the home rat poop everywhere trash in every room of the home, needless to say it looks like the homeless come to the home to sleep in or drug users come there to do drugs etc. The second home was not better broken windows the back sliding glass door was smashed in glass every where, the ceiling was coming down in one bedroom kitchen cabinets broken. I call the man I spoke with on Saturday morning asked him if he has viewed these homes himself he stated yes they need work and if I want they can fix it all for an EXTRA 250.00 a month or I can find my own handy man to do so! Then said I will need 2000.00 UPFRONT let him know and just HUNG up on me. This place takes advantage of people with credit issues seems like they will charge you for every little thing ripped me off of 130.00 and basically tried to take advantage of my situation.
