    Good Guys Home Inspection

This review is long overdue -- Paul Grew from Good Guys Home Inspection inspected my home back in…read morelate February 2025, and I'm still incredibly grateful for the service he provided. First, major kudos to Good Guys for their fair pricing. In a market where some inspectors charge $500 or more, their rates were refreshingly reasonable without sacrificing quality. This was my second home-buying experience, and I can confidently say my inspector from 2017 doesn't even come close to how awesome Paul was. The difference in quality, communication, and professionalism was night and day. Paul truly set a new standard for what a home inspection should be. As an active duty military member buying a new build remotely, I needed someone reliable, detail-oriented, and communicative -- and Paul checked every box. He's also prior military, and it shows. His professionalism, precision, and clear communication reflected the kind of discipline and care that comes from that background. From the start, Paul was personable and responsive. I actually called around during the Christmas holiday week, and he was one of the few who picked up the phone. He patiently answered all my questions, giving me genuine peace of mind without any salesy pressure or false promises. The home ended up needing three re-inspections before closing, and Paul never once rushed the process. He worked hand-in-hand with my realtor to make sure the builder addressed every single issue -- we were able to firmly delay closing until everything was properly resolved. His attention to detail was phenomenal. Though the report had a number of findings, the ones that stood out to me were nails protruding from the roof, gaps in the flooring, and a major gap in the roof fascia that would've easily let critters into the attic. I never would've caught those things on my own. If you're in the military or just want an honest, thorough inspector who truly advocates for you, I can't recommend Paul Grew enough. Even months later, I'm still thankful for how smooth and supported he made this process feel.

Explained what was wrong and came back out after the builder made the repairs. The pricing was fair and he was great to work with. I would absolutely recommend using them if an inspection is needed.

I have worked with Brad and Bo primarily and interacted with Will once most recently. All three gentlemen are detailed, friendly, and have always done a great job explaining their findings and answering my questions. They also provide plenty of explanatory pics and comments in their documented reports. Beneficial Inspections is also accessible after the inspections. I never hesitate to call, text, or email to ask more questions or request more clarifying information even after the fact, no matter how minor. This was especially *beneficial* when I negotiated and/or discussed findings with Sellers during a time crunch like the Option Period or found out a house had more underlying issues than I wanted to pursue. Furthermore, Beneficial Inspections has experience with multi-family homes, so certainly a go-to for a variety of property styles and scope.

The reviews were mixed and usually posts from both ends of the spectrum but nothing really in the middle (I think a lot of this depends on if you are the buyer or the seller). Brad gave me the option to join him as he went through the house or let him go about it by himself and he would explain later - I chose the latter. He took photographs of everything and documented the details of the areas where there were problems in a way that I could understand. He explained to me areas that needed to be fixed, areas that were identified as "problems" but were standard practice for builders (usually for aesthetic reasons), etc. This was exceptionally helpful when putting together the work order requests for my builder (before my one year warranty was up). Before he left he reminded me that I could call him at any time if I had questions about anything, if I needed a recommendation or guidance on getting something fixed, etc. Bottom line: Great guy. Excellent service. And someone I will hire in the future when in need of an inspection.

Adam took the time to explain the inspection process to me and discribed in detail the other services they offer. Adam later spoke to Seth who was kind enough to squeze me in on his day off and called me back with the good news. Seth conducted my inspection and explained his findings minutes after the inspection and sent a professional detailed 89 page report later that evening that included a great deal of pictures and even included drone shots. I was very impressed with the thoroughness and detail of the report with such a quick turn around. I really appreciate the accommodation and pro work I recieved from Adam and Seth. I feel like I got a good deal and might be using them again soon for their other services offered. I would confidently recomend them to anyone in need of home inspection work.

She marked the top 3 inspectors she had worked with previously. In addition, she provided a list of questions we should use to interview multiple inspectors before selecting one. I called Jeff because he was #1 on her list. After spending 20 minutes discussing home inspections and items to looking for with homes builders here in San Antonio, I had answers to all the questions I was supposed to ask plus more. Jeff shows a dedication to the customer and to the field of providing quality homes the homebuyers of San Antonio. I hired him immediately. I was in the process of building a new home with a local homebuilder and he has a process to inspect the home at 5 points during the build process to ensure everything from the foundation, walls, and roof, plus everything else is to code and safe. I joined him at every inspection and he always beat me there and provided dedicated walk-through's of the inspection and written reports within a day. His reports and advice assisted us in having the builder make many corrections to provide a better quality finished home. We ended up not buying that house, partially due to the inspection reports but mostly because it wasn't the right now for us. Fast forward two months and we put in an offer on another home. I called Jeff immediately and asked for him to inspect the new property. He shifted around his schedule to accommodate getting the inspection done during the option period. He identified some structural items and other items that needed to be fixed. He recommended I have a structural engineer review the items and provide a second opinion. He was able to refer me to a structural engineer and he has been amazing. I was nervous about proceeding to close with the items he found but based upon Jeff's advice and the structural engineer we closed on the house and hired the engineer to make the recommended changes. Jeff cares about his clients and he went above and beyond by following up with the structural engineer and going to house to discuss the inspection items and needed repairs. I cannot recommend Jeff Adams and Adams Home inspection enough. He continually went above and beyond to ensure we had the best and most complete information we needed to make informed decisions through the process. He is responsive to calls and text messages, is very personable, and his rates are reasonable.
