If I…read morecould give this zero stars i would. my boyfriend and i moved into one of the units back in June of 2022, my boyfriend completely owns the unit, did $30k worth of renovations on it. when hurricane ian hit us in September of 2022, the entire community was flooded with 4-5ft of water (showed in pictures below) leaving us and everyone else who lived on the bottom floor with NOTHING. One of our neighbors had sent an email to the property manager a day or two before the Hurricane telling them very clearly, that the retention pound needed to be drained at least 40% to avoid the flooding because this has happened before in 2017!!!! Of course they did not do that. The community sent out an email saying they had 90 days to fix everything, which I'm sure you can already assume, that did not happen. They kept sending out emails saying it would be another 3 months, another 3 months, so on and so on. Here we are an entire year later (Sept. 2023) and only the first two buildings are done. Luckily, my boyfriend and I are located in the second building so we are appreciative of that but we did go back and fourth trying to decide if we even wanted to stay here. We were in an apartment for the time being & did decide to move back in. When we first came to look at it after getting the keys back a year later, they did not replace ANY of our appliances (refrigerator, stove, microwave, washer and dryer) which we had prior to the hurricane in 2022. We had replaced all the fans in the rooms and living room, that they also did not think to replace? The even bigger issue here, is that the company who renovated the community took out, apparently, an $18 million loan. So what do they do? Oh! They raise our HOA fees an extra $600-800 a month making it $1200-1500 a month. We just talked to a lady yesterday who just bought the unit next to us & they did not tell her ANY OF THIS. There was a meeting held a couple days ago about possibly recalling the assessment that the neighborhood had 150 signatures for, they denied it of course. Here we are October 2023, and we have yet another issue. They had painters come to repaint the walkway outside of our front doors.... at 3 o'clock in the afternoon. Caution tape across our front doors and on the stairways making it impossible to get inside of our homes. I am just in utter shock at how ignorant the decision making is in this community. Stay far away from here!

She had me come look at the place when the people upstairs were not home. After I signed the lease I found out the hard way! The grounds are not very well maintained either. People never pick up after their dogs poop. The gates are constantly broken. Honestly the only good thing about this place is the lake view. You've been warned! My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

As first-time home owners we had a lot of questions and were very cautious and weary about beginning this process. We set up a meeting with Dave and a broker he works with name Julian. The meeting was in a Saturday and we had a lot of questions. All in all we stayed with Dave and Julian a total of five hours going over the process of beginning to look for a home and buying one. We felt like we had great rapport with this duo and decided to look into getting pre-approved. From the get-go, Juan and I were very blunt about working with someone who is also blunt, honest and real. Both Dave and Julian proved to be brutally honest, but while also discussing our concerns and going over every detail more than once. We highly appreciated this and decided to continue working with them. We have met with Dave approximately four times since then to view houses. We have met with Julian twice. All of these services have been provided for free, with the verbal agreement of being loyal to them. Moreover, I have to emphasize that Dave has been available to speak and text us back daily. He has other clients and has been open of honest about his time and availability, but has always made time for us. He never takes more than a couple of minutes on getting back to us and we are ever so thankful. Currently, we are in the process of seeing houses and making offers. Dave has been very patient with us, explaining everything and anything. It also helps that he is bilingual and will speak in "Spanglish" with us as needed. This was not an isolated incident--it became the norm. Realty Medics charged $1,050 for an evaporator coil cleaning, yet the A/C failed again within a few weeks. A new property manager later found a contractor quoting $795 for the same work. The deeper problem is structural: all maintenance is routed through Realty Medics' internal process, while the original contractor's information is not disclosed. In my experience, this resulted in repeated failures, higher charges, and no lasting solution. Property owners should have access to vendor information, warranty records, itemized invoices, and independent estimates.
