Patrick Kelly did our inspection before move in along with our agent and provided a perfect report without reporting any actual flaws in the home. Charged me $550 for it, and later when we moved in found multiple issues in the home including major leakage issues. I requested Patrick Kelly to come out and re-evaluate but he asked for another $250. Overall, the inspection conducted and report provided added no value but we just wasted $550 on a pretty standard templated report. Very unhappy with the inspection conducted. read more

If I could give zero star I would. Bought a house in Gilroy in 2/2023. Our realtor used this guy. His report is completely useless. There are multiple cracks on the stucco and some are so deep that you could see the chicken wire, Patrick didn't even think there is a possibly of water damage in his report. Instead he recommends to seal the stucco. After we bought a house, first rain, water came in through the stucco and apparently there are structural damage and water intrusion the stucco that this guy missed. We called him and complained and he still think his report was enough. Take No accountability. His skills and assessment as home inspector are poor. Don't use him unless you want to loose money for repair. read more

The report is clear and easy to read as it classifies the items as "monitor, improve, repair, and safety concern". So you know the importance/priority. The seller used this inspector for inspections. They found none of the damage that was found by our inspectors (including lack of GFCI, a gas leak, and foundation damage). Our inspectors found about $12,000 worth of Section 1 damage this guy missed. Pretty report but pretty useless. read more

We have been very pleased and satisfied with this inspection company. My husband and I are a real estate team and have been using this company for over 10 years. We use Sean for inspections for all our inspections (Buyers that are purchasing and Sellers that are selling) because he is thorough, accredited and insured. What is particularly valuable is his capacity of explaining his findings to the parties involved. His reports are easy to follow and read and include pictures depicting the findings. You could consider Sean and his company a smaller Mom & Pop company who cares more about the personal touch & extra time spent with Buyer's and Seller's. Sean provided a detailed home inspection report for my large home sale in the Santa Cruz Mountains. His level of knowledge was very good, and the detail in the report was impressive. I believe I had done an admirable job of maintaining the home during the 18 years I lived there, and fortunately Sean perceived that and only pointed out a few things that were mandatory fixes in my book. This was the first time I had used Kelly Inspections, my realtor chose him due to his stellar reputation as being knowledgeable in the Santa Cruz Mtns. Where Sean truly shined in my eyes is when a potential buyer decided to hire him to review his report in detail during a walk-through. These people were first time home buyers and frankly were a bit naive regarding the home-buying process. Sean clearly sensed that they needed some guidance and reassurance about the house's condition, and he did a stellar job of reviewing his report in detail and answering their questions--which were many! I sold my home in Morgan Hill Ca and the Buyer and buying agent Gea Carr of Coldwell Banker hired Kelly Inspection Group to conduct the inspection on my home. On June 20th Sean Kelly inspected my home I was not there but the buying agent was. Kelly Inspection Group forgot to reset two of my GFI plugs, no big deal right WRONG one of them went to my refrigerator in the garage. I did not notice it was not running for more then 24 hours and it was 100-105 degree's . I have 2 refrigerator's one inside and the one in the garage. The one in the garage houses all my Costco runs and drinks alcohol and non alcohol. I entertain quite a bit and have the refrigerator packed full of expensive Champagne and Wine I informed Sean Kelly and Cecilia Kelly both (separate conversations) they both told me how sorry they were and to just let them know what was lost they would reimburse me I sent them a bill itemized for only the big ticket items I had lost. Of the $620.00 they will only pay me $150.00. I was informed of that in an email I have called twice since the email and no return of my call has been made. I would never let someone inspect a home and trust there opinion if they cant stand behind their word the integrity and honesty of a small business seems to be the most important thing in this day and age read more

About 8 years ago our realtor hired Kelly to inspect a property we were buying. The report was thorough and easy to understand; we were impressed.
