Property Inspection Service was used by the seller's agent of a property I purchased. The inspection report was quite sparse and not very detailed. There was only one photo in the entire report. I had seen other inspection reports from other properties I had toured previously, and this report was definitely lacking in quality and detail compared to those ones. I tried to call them to ask some follow up questions about the report. I called them multiple times and left voicemails asking them to return my call, but they never got back to me. Eventually, I got the inspector's individual phone number from the agent, and he was able to answer all my questions. Fast forward to after I closed, I had a plumber come take a look at a water leaking issue with the washer (which I discovered 1 day after closing). Turns out that there was a broken pipe due to the pipe not being secured to the wall, which the plumber said the inspector should've caught because it was quite an obvious issue. The plumber also mentioned that the water heater was not up to code. None of these issues were mentioned in the report provided by Property Inspection Services. It makes me wonder what other issues they missed/failed to report. I wish I hadn't trusted their inspection report and had gotten my own inspection done prior to closing. read more

Had my first home inspection as an agent done by property inspection service, per recommendation of another real estate agent. I booked with Larry & the inspection was done by Chris. Team is not super responsive over email so I recommend call and text. Chris pointed out many items such as overgrowth over chimney flue, CO monitor missing, and air filter dust that we were thankfully able to catch before putting on market. The gas was turned off for first inspection but Chris was able to make it back for a re-inspection in a timely manner as we need the listing up soon. Really appreciate the service over holidays. DO NOT hire these people to inspect your house. They do a very sparse and incomplete job. I purchased a house that was inspected by this group (Sean Johnson) and for every section they just wrote about everything being in "serviceable condition." They didn't pick up on the fact that there was exposed romex on the walls, that the windows were not up to code being so far from the ground, that the tiled flooring and epoxied garage floor were not leveled. They wrote that the "fireplace was removed" when the fireplace is still there but just walled off. I had to hire another inspector to find all of these problems and now I have to deal with all of these unanticipated repairs. I'm sure they do such a shitty job to help real estate agents pawn off piss poor homes to unsuspecting first time home buyers. DO NOT TRUST A REPORT FROM THESE CHARLATANS. read more

I needed a second opinion for a condo I recently purchased, so I went on yelp to look up home inspection people in my area. Property Inspection Service was one of the first to come up, and I am so happy I went with them. I called them to schedule my appointment for two days later (other places I called were booked for a week or more!) An older gentleman, who was very talkative, answered my call and scheduled Sean to do my inspection. They also sent me an email confirming the address and payment methods. You can pay online or check in person. They are priced competitively. Sean arrived maybe 5 minutes before the scheduled time; I didn't mind this at all! Sean was very available for any questions and doubts I had about the new place. It felt very educational and I really did learn a lot more about what to watch out for, things I have to report to HOA, what causes long term damage, etc. I recommend these guys to anyone and won't be looking anywhere else. read more

Every 5 years we have our home inspected. We used Property Inspection Services in 2019. The father, Larry Tringali, and his son, Chris were openly fighting with each other. Alex Abreu inspected our home, I paid the invoice. Several days later we received a phone call from Larry demanding payment. I explained that we had paid and he muttered something about his son Chris. This father and son seem to have big problems and want to pass them off to us. No THANK YOU. we had some leakage behind a drywall which went unnoticed for a while. After getting it fixed, we wanted to make sure there are no other hidden issues lurking in the house, so decided to get the house inspected. The inspector assigned was right on time and did a decent enough job in identifying potential issues in the house including the crawl space and attic. Though I got the impression, they are not equipped to do a detailed inspection to find all possible issues, but they were able to give a first level assessment of potential issue and the inspection report was reasonably detailed. read more

INCOMPETANT! They inspected our new house before closing but after we moved in we discovered they had missed that the tankless water heater was not installed correctly, a circuit breaker needed replacing, an electrical line and four light fixtures were bad, the grout in both showers was falling out like sand, and a section of newly installed fence was a foot inside our property line. Chris came out an inspected a home that I was buying. He was very thorough in his inspection. He detected a leak in the sewer pipe within my crawlspace that other inspectors would have missed. The crack was really hard to see, and my contractor had to examine the pipe a few times before he was able to confirm the leak. Chris was very knowledgeable, and he pointed out that similar electrical box from the same manufacturer would not trip when the electricity was overloaded and that the electrical box is prone to catching on fire. I replaced my electrical box, otherwise the electrical box could have caught on fire and burn down the house. I was very fortunate that Chris was able to find the issues before they became serious problems, which would have cost me more in the long run. read more

bought a place inspected by chris kremer and not only did he not bother to figure out whether the ceiling fan (operated only by a remote with no wall switch and no pull chain) worked (NO!), whether the walk-in bathrub leaked (ALL OVER THE FLOOR) and whether many of the coverplates on the walls were actually screwed in rather than sort of placed there with no way to attach them to the walls to cover the holes that a previous tenant had put in (possibly for a security system). COST ME A LOT OF MONEY TO RELY ON THEM. buyer beware!!! read more
