I've been attending on and off since I was a little kid circa 1989 or so. On my first visit I cried so much they made my dad take me out through a side exit. I've been back since in high school, and now as an adult myself. In general this year 2025 haunt was all outdoors but it took about 45 minutes to get through. A solid amount of jump scares and some decent storytelling. Nostalgia tells me it was better when I went in 2000 or 2009 or so, but I think realistically this year was better than the few times I went around 2015. Price is getting up there at 40 dollars a person, so not 100 percent sure it is worth it in this economy. But I think it is like half the price of Headless Horseman but also probably 25 percent of the size in my estimation. read more

After 25 years of living in this area, I have never been to Kevin McCurdys Haunted Mansion. Boy was I missing out. What a Gem. So much fun, a must for every halloween season. The props, the actors, the genuine gleeful execution. What a mix of screams (in a fun way) and giggles. You can tell all of the work put into every detail and the sheer delight of the staff. I have not been there in many years. but I do know that they do there best to get the job done. maybe if all the haters would just open their minds and let it happen then they would see a haunted mansion it takes a lot to maintain them and think of new ways to scare people and it isn't easy. If you come from far away and dont like it them please dont go I am sure there is a horror barn closer. Only went to kids day--terrible Summary: Way too expensive & poorly managed. To enter, they charge $25 per kid and also $25 per adult. So for a total of $100 for my family, I was expecting at least a few hours of entertainment. Their ad stated charge includes haunted trail pumpkin picking/painting, magic show, face painting, crafts, and trick or treating. Once there, they tell you pumpkins are only for kids. I thought for $25 pp, I could at least get a pumpkin. Then we went on the kid-friendly haunted trail that includes trick-or-treating. Each character was supposed to provide kids with candy. 3 out of the 5 charters ran out. The other 2 only offered one dum-dum or a temp tattoo. After that, we looked for the magic show... It was canceled. Then we went to do crafts. The crafts were one scratch art pad and one sticker sheet. Face painting was good, at least. Total time there was 45 minutes. read more

I went about a week before Halloween w the chicks on a Friday night. After experiencing a horrific hit and run somehow we were trying to take our minds off it so we morbidly chose to go thru with it and check this place out. There was one group of four besides us. I'm talking we had the entire e place to ourselves... on a Friday night around 7pm. It was actually really fun, a little kitschy but we had a great time. Price wise they seriously need to decrease the entrance fee BC we finished in less than 40 mins. If it was more like $15 I wouldn't mind coming back each year. Really good concept but badly executed. We drove from NYC and it was not worth it. I've been to various different houses with over 500 guests waiting in line and those places still allow only your group of 5-6 to go through separately and some places even break it up by less people to maximize the experience. To name a few Schmitt's Haunted House, Darkness Rising, Chambers of Horrors, Fear Manor, Bayville Screampark etc. I've never been to a haunted house place that doesn't even have 200 people in line but is cramping groups of 11 people in together to experience their haunt. Without any spoilers, there's three different houses with theatrics. We were a group of 5 and the group in front of us were of 6. Even before pairing us together, I asked the person monitoring the line if we would still have the same experience since we were the second group in line. She affirmed we would. But unfortunately we did not. While we were the 5 people in back of the 6 group of people in front of us we felt like the after thought through out the whole haunt. Even the actors were only scripted to talk about "5 people" and they just seemed to forget about us. The actors only focused on the 6 people in front of us and didn't even acknowledge us. In some rooms we couldn't even see some of the actors talking. The actors pick some people from the group and they kept on picking from the front 6 people not once did they pick the back 5 which were us. Even at some point you hear other people going through different rooms and screaming. There's literally no real time difference between the groups. It's like you can already anticipate screaming. Also, the actors only popped out for the first person in the group. They didn't even try to spook the people in the back. SHOUTOUT to the dentist which is the only actor that actually acknowledged us and kept on saying my sister's name " Patricia" after I told him while we passed through his room. When I complained to the manager he just said that their maximum policy is 11 people and if he listened to my advice we would be here until 2am. Yet there were not even more than 200 people online. Unfortunately it does not seem like he will listen to any of my advice and force people to go through this bad experience. With that in mind, I do not recommend this place at all until they start separating their groups. Unfortunately, as much as I wanted to love it and force myself to get scared throughout the haunt it was not worth the $28. Heck it's not even worth $5. Please listen to your customers and stop forcing people to go through this together. read more

This place is excellent!! They change the sets every year, and every year I'm surprised at how detailed they are!! Part horror, part nostalgia and an overall great time!! Wow!! If I could post a speechless review that's what I'd post because I exited the attraction speechless thinking, "What utter garbage!" I thought Headless Horseman was the worst place I've been to but this place takes first place for worst place I've been to. Arrive early otherwise wait will be well over 2 hours though in their defense of that long wait time they had amazing crowd control system in place so each group was able to enjoy what dismal attractions they have. They have three attractions rolled up into one whereas once you enter you will be guided through all the attractions at one time so if you have to go potty you better do it before you get inside because you won't be able to exit until the end of 3rd attraction. Then again if you are easily scared you may pee your pants. Why do I hate this place? Because it consisted of nothing but props, mechanical props and about a dozen bad actors with a few paid to just come out of hiding to scream in your face then hide again. We saw about 3 actors in the first attraction, Haunted Mansion, with most of the "scary" stuff (which wasn't scary) being props and a few mobile objects. The second attraction, Fright Trail, was probably the worst with no exaggeration 4 actors on the long trail that was fairly well lit. They failed at a great opportunity to put low lighting and well placed actors on the trail who could have scared the bejesus out of people but it was not scary at all. Actors ran across the trail screaming and nobody really got scared. The final attraction, London After Dark, was no different than the first attraction where you enter a building with more bad props and bad skits. I saw several opportunities where actors could have hid and popped up behind my group to really scare the hell out of people but the lack of live actors left me wanting to be scared so badly that I even tried to scare myself with no luck. If this place cost a flat $20 cash I'd give them 2 stars at best but for almost $30 I felt ripped off because I've been on haunted roller coaster rides that scared me better than this place did. They also have a speed pass option to skip the line but save your money because this place is not even worth the general admission price. read more

They did a good job at maintaining a fun expierence due to the pandemic. As a group of young adults it wasn't scary but fun. The path needs lights/directions because it's easy to get lost/hard to see. No flashlights were allowed and it would be helpful. Also actors weren't wearing masks but we had to (kinda concerning). They kept distance from us but they should be wearing something/use a microphone at least. Overall for $25 it was an okay night but we knew what we were paying for. 2018: MUCH better this year! Last year I was very disappointed (for details see the bottom of this post) but this year, I enjoyed myself through almost every step of this place. I'm a hard person to scare and they got me twice. The makeup was well done and a lot of effort was put into the interactive skits. They have well functioning and effectively placed/used animatronics. The sets were far more congruous this year but that could still use a little work. Don't read any further if you don't want spoilers. I was very impressed by all of the actors! But I felt the hotel owner/murder, grave digger and scientist did particularly well. I liked that almost all the skits were either scary or funny (loved the science lab one the most. Very well done). The animatronics that popped out of the pond and the one that hung down from above from the bed were very awesome. And kudos to the hag with the baby and the floating head person at the end of the first building- You two made me jump! I do have a bit of advice for improvement... the congruency fell apart after the lab. We walked from a lab to a doll room to a tiki room to a cornfield in rapid succession. I feel like it'd be a more put-together experience if this was fixed...maybe the doll room could have been worked into the motel as the owners daughter or something for example. Or maybe a relative of the scientist. I would also love to see the lab theme extended since the premise was good. I would have happily paid $20 this year but only had to pay $10 because I bought early discount tickets. I feel the usual $25-$28 they charge is a tad high for the length but not unreasonable. I'm likely to come again next year, especially if I can snag discount tickets again. 2017: One star. I had high expectations....I really wanted to love this place. Maybe in the past they've done great things, judging by old reviews, but this year...it's very, very dissappointing and overpriced. The interactive skit thing is a good idea, but campy, lame lines and vague boring story...not so much. The characters didn't match the set. The makeup was poor quality. The props had potential that was largely wasted. My front yard has more working animatronics than this place! Keep in mind I'm a haunted house connoisseur and don't get scared or impressed by people jumping out and yelling- if that's your thing, there's plenty of it. What impresses me is detailed sets, great costumes with in-character actors, creepy, twisted storylines and functional disturbing or shocking animatronics. You'll find almost none of that here. It's waaaay over advertised and overpriced at $28. Took barely over 30 mins to walk through and that's with them halting you to listen to lame skits in a few of the rooms. The one item of decor I liked was the working animatronic burger-flipping skeleton (not scary, but impressive tech skills were required to bring that to life) and the story in the mask room which almost would have been creepy and disturbing if it had been executed better. So much wasted potential.... Let me tell you what I hope they do in the future to improve. They could get better costumes and actual scary storylines which fill you with dread and make you fear impending, unavoidable doom rather than plop your chin into your hand and roll your eyes till it's over. They could add more animatronics and detail to the scenes and actually make the story and characters fit the environment. They could use the old empty buildings we walked by, and make the trail much, much longer (it's a joke they even advertised a trail. It was literally a path between buildings that lasted under a minute). I could tell the actors were trying. And I give them due credit for that....but they need to make a lot of improvements or take the price way down to a more fair $10-15 if they want me coming back. read more

This place was okay, it kind of dragged on after a while. The best part was the zombie trail. The wait was about 30 - 45 minutes to go inside, not so bad if you are dressed warm. You can purchase a $39 fast pass and you get to skip the line (I do not think it's worth it). You will spend about 45 minutes in the house/trail, not bad for $25.00 (adult ticket). Although you almost get an hour's worth, I still think it is a bit overpriced. The drive up to the mansion was scarier than the mansion itself, someone needs to tell management to add lighting and signage before someone rams into a tree! Pro: has a good story line plot, location is creepy isolated, solid structures, not much use of cheap strobe lights that just gets me dizzy, spacious, actors that really want to do their best to scare you Cons: understaffed, too spacious, can get lost as to where to go next, did I say understaffed again? I say it's good entertainment but def overpriced for what I felt I paid for and I have been to so many of these events across PA, NJ, and NYC. Suitable for anybody really as I felt it was inclusive for all ages 13 and up. I wasn't scared but my two friends were. Walking into large empty dark rooms were creepy though. Overpriced and not that great. This was my first time ever going and I took my "6" yr old daughter and even she thought it was weak! Seemed like the lady selling admission tickets was trying to keep my $4 change she owed me. I had to remind her twice that she owed me $4 back and all she seemed to be doing was trying to direct the conversation away from giving me my money back in hopes that I might forget about my $4 change. I've always liked Kevin McCurdys. I noticed the past couple years the quality was declining, but this year was a joke. For almost $30, we went through the entire park in fifteen minutes. There was so much potential for scares, but I honestly did not get one jump scare. I have always enjoyed the haunted mansion because it was more story driven and interactive. The story this year was lazy, with little to no scares. They need a major overhaul of the set. The random diner room that nothing scary happened and also made no sense to the plot last year was equally pointless this year. That "elevator" thing on hydraulics that has been in the main house for a while has gotten old, and this year it hardly moved. I hate to give such a negative review, because this attraction for years has always been fun and one of our favorites. This year however was a massive let down and everyone in our party of 5 felt the same way. Too short, not creative, boring, too much of the same from last year, and just plain not worth the money. For a 40 year anniversary and opening night, it was a dud. It rained, so you could only do half the show - no haunted trail. They should have discounted the ticket. They did say we could come back and do the trail another day but we came from out of state. As for the show, there were a few hiccups, although not clear what we missed. This year's theme lacked cohesion and made little sense. I've been in the past and waited in line two hours + and was worth the wait. The theatrics with the trail take 15 minutes at best, today, 10 minutes. Sadly, nothing special for 2016, and not worth the money spent. If you buy tickets online, you still have to stand in the ticket line to pick up the paper ticket. read more
