It took them many months to force the contractor to return and make the necessary fixes, and even now they have refused to conduct mold testing despite the moisture and mold concerns created by the delays. Their slow action and lack of transparency have left homeowners with unanswered health questions and potential damage to property values. Bluestone's combination of poor leadership, delayed responses, and refusal to address critical safety issues has cost our community money, trust, and peace of mind. Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

The management had unnecessary hoops to jump through to even move into the rental. They forced us to move in early than the expected date or else they'd give the rental to someone else, the rental itself was disgusting and dirty on move in day. There were dead bugs everywhere and even moss growing out of the window seals.. The property manager did not show any concern on this. And told us not to worry about the carpets as they were never replaced and already had stains (come to find out on move out date that they still charged us for carpets). The company then never got back to us when we had questions or concerns about the home throughout our rental period. Then moving out, they stacked unnecessary procedures on the move out process even though our move in on the home was disgusting. Now, they have not mailed our security deposit back within the legal 30 day period, nor did they give us any documentation on why they held the deposit. No calls or emails back despite our multiple attempts. This company is seriously the worst, I feel like we dealt with crooks.

Unfortunately, there were multiple maintenance issues throughout our stay, the most significant of which was the complete failure of the air conditioning during a heat advisory. We reported the AC issue immediately. Despite repeated follow-up messages over more than 36 hours, we never received a meaningful update regarding when it would be repaired. The thermostat was set to 70°, but the temperature inside the house reached 83°F by 10:00 PM. None of us slept well, and the home remained without working AC for the remainder of our stay. This wasn't the only issue. The hair dryer that was listed as an amenity was missing. The primary bathroom door was pulling away from the door jamb. Before booking, I specifically asked whether the grill was available because we planned to cook several meals there. I was told it was, but it did not function properly and struggled to grill food. What disappointed me most was the response. After spending more than 24 hours without air conditioning during a heat advisory, the only compensation initially offered was a $100 refund and a late checkout. We did not feel that reflected the impact these issues had on a $2,700 stay. I understand that maintenance issues can happen. What matters is how they're handled. In our case, the problem was never resolved during our stay, communication was poor, and the proposed resolution did not match the severity of the situation. Based on our experience, I cannot recommend this property or iTrip Northwest.

Their response time was good and they confirmed there would be a crib, a pack n play, and a high chair waiting for us. Fast forward to when we arrive at around 4pm. We look around and don't see any of the promised items. I call them and they direct me to look everywhere in all the closets, in a locked closet, etc., and ALL THREE items are nowhere to be found. We have 2 babies under 2, so you can see how much of an issue this would cause (also we would've just brought our own stuff if we needed to...). They say on the phone, oh wow that is not good and I see in our messages that we said all three items would be there, please let me "speak to senior management" and the "owner" and get back to you. Then they respond at around 530 with this long message basically saying "oh the items aren't there, and we should not have said they would be, and we'll look into this matter further and update you, yadda yadda yadda" I text them back immediately and tell them our babies go to sleep about 730 so please update us as soon as possible. We eat dinner, and at 7pm we have not heard from them and I call/text them, no reply until 715 saying "we have not received approval from the owner regarding the baby items, we may not have an update until tomorrow. we'll update asap" blah blah blah So obviously we need to go out and buy pack n plays for our kids now in a small town (Newberg, OR) and luckily buy literally the last pack n play available at the big box store I'm forgetting the name. They specifically say "If you need to purchase cribs for your children, please save the receipt and send it to us. We'll escalate it to our senior management team for reimbursement review". I respond, "no not review, you will reimburse and this is ridiculous." The next morning we get their auto AI "I hope your check in was smooth, first night restful, blah blah blah WE ALWAYS STRIVE TO PROVIDE A 5 STAR STAY EXPERIENCE FOR EVERY GUEST. ANYTHING LESS THAN 5 STAR AND WE FEEL AS IF WE FAILED. IF THERE IS ANYTHING THAT IS AN ISSUE OR THAT WE MIGHT BE ABLE TO TAKE CARE OF FOR YOU PLEASE DON'T HESITATE TO LET US KNOW. YOU CAN ALWAYS CALL OR TEXT DIRECTLY AT 503-230-0534" My response: "Still waiting on the promised items. But thanks for your AI morning message..." Back and forth for the weekend of them continuing to say they apologize and they will escalate to "senior management team" etc blah etc blah. I send them my receipt for $83 and request for partial reimbursement on the Airbnb due to not having appropriate sleeping arrangements as promised. They once again say thanks for sending over, we'll escalate to senior management team, blah blah blah. Our stay ended June 7th. June 10th They say they haven't forgotten about the reimbursement. they're waiting results of "the recent inspection of the home and once they have more info they'll coordinate. they appreciate patience, etc. I immediately respond "What do you mean "awaiting results of the inspection". How is that even related?" I then follow up with Hello? they don't respond. June 18th I realize they have not followed up via text/call/airbnb message. I ask "Hello I'm still waiting on my refund". June 22nd: "Hello? We need our refund please." They never respond. I text their number today June 26th "Hello? We are still waiting on our refund." "Wella, Vic, Chris, Charm, anybody please respond. You are ignoring us. We had to spend $85 and also expect a refund since our airbnb did not have TWO CRIBS that were promised." They finally respond... "Good morning, Upon your check out our team inspected and did not find the purchased items. The refund can only be applied if the items were left there. -Chris, iTrip Northwest" I respond basically: "you never said to leave the items. this is ridiculous." Call them, talk to Chris, he reviews things on his end over the phone and at one point laughs at how we got upset. Again, "he'll talk to sr mgmt". AWAITING RESOLUTION!!
