To make the community aware of the professionalism of King Property Management, I am sharing the following email chain between myself and a property manager at King. After the exchange below a conversation was held with the company's owner, Eddie Parise, who when asked for an apology, he refused, but agreed to send me an email, which never came. Additionally my request, the last segment was ignored. If you are looking for a management company for you HOA, I would look somewhere else. Read on.. When I was deciding whether or not to take the contract with Chevy Chase to manage the community, I had a meeting in person and explained the way that I work and that there are certain elements that affect that decision. Your emails to the board, the community, and me are often derisive and nonsensical, without an effort to be helpful or in support of the community.  I conveyed in the meeting prior to agreeing to take the contract, in the presence of many other owners, that I am not going to deal with nonsense and a contrarian attitude from one household.   The minutes are not approved until the next annual meeting, a full year later.  You were present at the meeting and aware of what happened.  Meeting minutes for a year later are not top of my priority list.  Billing, invoicing, a special assessment, major landscaping projects and are more have been pressing and important.  Additionally, you are not aware of the time spent on other matters for the community. Please know that I have reached my limit in responding to emails that aren't helpful and on top of it, are frankly, insulting and not a good use of time.   I will continue to include you along with other owners on community announcements.  Unless there is some HOA matter that I may assist you with, I will not further respond unless an actual issue exists. This is pertaining to the property at 2131 Goodrich Avenue # 11, Nashville, TN, 37218 Do NOT recommend! Overpriced/Filthy! Be prepared to climb many, many, many steps! Definitely not handicap friendly! The owners kept the elevator locked. This location is not in a very good area. These units look like a modern day project! Cheaply made! The decor inside was minimum and nothing fancy! Very plain, cheap decor. The unit itself had one plastic trash bin outside by the garage door, we arrived Friday around 3pm the trash bin was already overflowing and trash everywhere! We had no where to put our trash from the weekend. It was not clean! We paid a lot of money for two nights and we could not enjoy the hot tub or roof top because it was FILTHY out there and the water in the hot tub was disgusting! It smelled terrible. Not enough towels or wash cloths for the number of people that is advertised to sleep in this unit. The towels/cloths that were available were very old and all mismatched. Nothing was nice! Property Management had very poor communication with barely any follow up. We had problems with the office billing us twice for our reservation. It took over a week for anyone to respond about the double billing and very little urgency in returning the overcharge. We are talking over $1000. Not everyone has that kind of money sitting in the bank waiting for a rainy day! Other reviews are not being honest! The pictures posted look better and are not accurate! Maybe the pics were accurate when the property was first opened. Not anymore! The property management did not even try to make things right with us! I live in a community of about 100 single family homes managed by this company. We pay $3400 annually for the HOA fee. This includes water, landscaping (including tiny backyards and front yards), pool maintenance, and gate maintenance. Many of the community members believe that KPM is playing us. They constantly speak about how the fee is what it needs to be and that they aren't taking large cuts. Eddie Parise talks down to us when we have meetings with him. He supported that we stay with Texas Pride for trash service even though they were absolutely terrible for a span of about 6 months and made the news for their bad service. And there is a rumor that he has a stake in that company, which wouldn't be surprising because he talks about how he knows the owner and talks to him about the company. Most of the people in our community want a new property management company for the HOA. read more

This is the worse Property Management Company I have ever encountered. I live in a Community with "0" amenities and our fees are now $3,740.00. When owners asked why? We are mute. And the bills are never shared with owners. KPM chooses what rules to enforce or not, at their convenience. The water bill is out of control and the numerous requests for an audit have not been heard. Owners who are pro-active in requesting bills, etc., faced attacks from kPM. Eddie Parise allows for the Board to break the rules. And have violated the terms of their tenure to his convenience. As he continues to break the CCRs rules himself. 1star is too much to grade this company (but I need to put at least one) It should be minutes 1 million. read more

Our townhome community changed management companies to KPM this year and I just have to say how bad ass they are. Doreen and her team are in charge of our account and they are incredible. The communication is top notch and we've seen much need improvements started on our property. I feel safe and confident being under KPM. read more

This company is not transparent with their spending. They are dishonest and refuse to answer questions from people in the community. They have refused to open the Association books and bank statements. Several members have submitted written requests and they have been ignored. A motion was made during a official meeting requesting a fair ballot. The request was ignored. The owner and senior manager continues to give members inaccurate information. The community they have managed for 5 years looks as if no property manger has addressed issues as basic as power washing common areas. Any management company could do better. Bylaws and Texas code are important to follow and KPM either don't understand them or don't care to follow them. read more

Had KPM at our subdivision for a couple years. Lots of issues with staff failing to followup on items, staff being difficult to reach, and management failing to take action on any issues. Not a fan. read more

I've been very happy with how they've addressed every issue I've had. They've worked very quickly to approve landscaping and building projects to beautify my home. Give them what they need to do their job; I'd say they're tops when it comes to responsiveness. Way better than First Service Residential, which I've had to work with in the past back in Pearland. In response to Eddie's claim that he removed a dilapidated fence and restored the landscaping, I would like to say that I have pictures and proof that he is untruthful. I am hoping that my HOA board quickly severs their ties with this self-described financial advisor, and wholly incompetent property manager. He even sees fit to send a so-called compliance officer around on Sunday mornings, now during a pandemic. This morning, the compliance lady was looking for such trivialities and petty issues as hanging bird feeders and parked cars--during a stay at home order--during an unimaginable crisis when fellow Houstonians and county residents are stacking up in hospitals. While all of this sadness and stress is happening, Eddie et. al. are bullying residents about petty issues while defying local requests for essential business only. Not only is this behavior inappropriate at a time like this when people are suffering and worrying about putting food on the table in our working class neighborhood, it also is representative of his overall uncaring management style. read more

This company does not even know HOA laws or perhaps they DON'T CARE. They continue to violate HOA state law and ignore requests to start compliance. If you try to talk at an HOA meeting about this problem, they will mute you. They are extremely unprofessional and lie even when they don't have to. It is bizarre. read more

Our current HOA is currently managed by KPMT and the ENTIRE subdivision can NOT wait until we can fire them. They are the definition of incompetence. No follow through. Always passing the blame. If you can get a response it will either be incomplete or incorrect. Don't just turn around and walk the other way. RUN! FAST. Find anyone else to manage your HOA, do it yourself, hire a 5th grader - all options are better than having King Property Management do it. Under New Management Means ZIP Our community has had problems with this company for years now. They don't get any bids and don't get respond timely. They gave us a discount to stick with them for a few months after having new management but have seen zero improvements. We are on the search for a new management company as we speak. read more

On May 12, 2021 King Property Management (KPM) sent email to homeowners about the estimated $20K landscape project to replace Common Area and homeowner plant materials lost during the winter freeze. On May 14th I sent email to KPM (included Eddie Parise on email distribution) with a few follow up questions. The type of questions I asked KPM: · KPM's email didn't provide a breakdown of cost or type of plants needed for Common Areas. I asked KPM to provide estimated cost and breakdown. · KPM's email stated they will charge $2,000 administrative fee for the project (which to my knowledge KPM has never done before). I asked KPM to provide list of tasks they will perform to substantiate this fee · KPM's email stated they would solicit bid(s) from other landscape companies. I questioned why KPM sent email to homeowners prior to obtaining other bids. · KPM's email stated homeowners had to respond by May 19th. I questioned why KPM was asking for response from homeowners before the additional bid information was shared with homeowners. As of today (6/02/21)....TOTAL SILENCE FROM KPM. THEY HAVE NOT RESPONDED TO MY EMAIL. Unfortunately, this is a pattern with KPM of NOT responding to homeowners. To document additional KPM administrative sloppiness: · March, 2021 KPM sent invoices to homeowners for irrigation repairs. KPM failed to include sales tax so KPM had to revise invoice and resend invoices · May, 2021 KPM sent notice that my payment for irrigation repair hadn't been received. My bank statement shows the check cleared the bank and back side of check is clearly endorsed by KPM stamp. · KPM sent a "blank" email to all homeowners on 5/26/21 9:26am and on same day at 10:09am sent a "revised" email to all homeowners. read more

The "landscapers" that king property management has ripped up the plants in my garden on 3 separate occasions within the last year. They do not seem to be able to understand that plants indeed come from seeds and take them to grow. Why you would rip up plant seedlings is beyond me. I've already locked up my backyard after 2 separate occasions of the worst "landscaping" I've ever received but just this Friday the landscapers ripped up the Korean feather grass I was growing along my entrance walkway. This management company is completely incapable of managing their landscaper. I just don't understand how difficult it is to tell them to leave a single property alone. I'm literally paying them my HOA fees and telling them to DO NOTHING. Also called and emailed about this latest incident and got the typical "we'll call you back". If your community is considering King Property Management I would not recommend them because of the obvious, poor communication and the inability to actually manage anything effectively. read more

I'm not sure who bought what but this review is based on my experience with them in 2018/2019. I was on the board of my previous HOA so I've dealt with a few property management company and these guys are unbelievably incompetent. Emails go unanswered amd when you follow up you receive rude responses that either avoid the question or give a half answer. Calls go unanswered and I've never received a call back, even with leaving voicemails. I get the impression that they don't want to hear from residents. I can't wait for our next HOA meeting, I need to get active so we can get rid of these guys. read more

Pretty much deadbeat property managers who have likely never even seen the properties that they get paid to manage. Responses to the simplest questions about our property take weeks and weeks to get answers from. Especially when you ask about how they arrive at the charges! They constantly stall and pass the buck and say they are waiting to hear back from an email they sent to this guy or that guy two weeks ago or blah, blah, blah. Pick up the phone and get it done! Nonetheless rates go up by 30% or 40% per year. Avoid. read more

Before the new ownership, King Property Management was unable to address even our most basic needs. For example, since building our community pool no one apparently ever got any pool permit/license with the City. The new ownership also never got any pool permit/license and it wasn't until we changed management companies that anyone even knew it was required and missing. read more

Wish I could give them no stars. I sold my house because of this company (I may be who Sylvia T. Is referring to, dunno...). They refused to give information to the buyer's bank until they were paid $10 PER PAGE to do so. They almost torpedoed the sale. Lazy, incompetent, and greedy. We had to buy a parking space for almost $2000 ON TOP OF the $2100+ they were already getting for dues. (They remodeled their office, so I guess they need all the money they can get.) I heard they were fired by the neighborhood. Karma. (Avoid buying in a neighborhood managed by them...not worth the headache or the money.) read more

Slow to respond. Dodges questions. They will smile and act kind during in-person meetings, but they are out to make your life difficult. I've had a terrible time living in my neighborhood because of them. I look forward to when we either switch HOA's or move to a different neighborhood. This is one sorry company when we bought our home we was told as part of our HOA fee we will get 4 free passes every year to Big River Texas I have the documents from the home purchase to prove that what was promised however the raised the HOA fee and we have on amenities except a very very small park and the Big River Texas was a scam to get you to purchase they only give it for year 2023. This is considered false advertisement. Please if they are promising the Big River Texas water park tickets as part of the HOA every year it's a lie. We have the documents to prove that they are not true to their words just trying to sell property. We literally had nothing in this community but they just change the fee from $500 to $ 550 please if Kings Property Management is listed as the HOA in new Caney stay away. My next action is to start a neighborhood petition, contact the BBB and consult with an attorney. read more

Please do not consider this property management company! If this company is your new management company, switch ASAP! Our group of town homes was switched over automatically to them by the builders. Service was either slow, incompetent, haphazard, sloppy, or mainly just lacking. The homeowners group realized we weren't getting what we paid for and switched after a year. With the previous management gone I'm happy to report King Property Management is more helpful than it ever was before. Eddie the new owner and Tiffany have done a wonderful job managing our community, especially since there is a new development being added. Eddie has kept an open line of communication with us and the new developers and has gone a long way towards rebuilding relationships in our HOA. I know the perspective from older reviews is valid, but in 2018 I believe KPM has turned itself around. read more

I am on the board of my HOA in Rice Military- we were so frustrated and looking to switch after years of bad service, then Eddie Parise bought the company and King Property Management did a 180 and has provided us with the best experience possible. Tiffany Rose Rice is our property manager and is so professional and on top of it. Eddie has taken on the role of project manager for us since a developer has began building an additional 12 homes to add to our 30 home HOA. He is incredibly experience with finance, law, new construction and management and we are SO THANKFUL for his guidance! Both Tiffany and Eddie are very responsive and a huge help. Oh man. How should I start writing this? SUCKS!!! I honestly wish that my fiance and all other homeowners had a choice to select some other HOA management company instead of these douchebag pathetic retarded morons to run the community!!! First complaint, they overcharged the HOA fees. The service providers (trash pickup, community maintenance, etc) that they hired are big time losers. There weren't much complaints awhile back, but in the past year more and more homeowners were extremely unhappy with what is going on with KPM. In fact, one of the homeowners just put their house for sale on the market mostly due to the HOA. Believe it or not, it is THAT SUCKY TERRIBLY BAD, folks!!! They had some unresolvable fights with KPM, sadly speaking. Second complaint, they care about stupid little crap (very very minor thing) more than other important issues (how to serve the homeowners better, community improvements and the financial situation of the community, etc). They love to mixup "By-laws" with the "laws". They towed my neighbor's car away the other day (during the day without any warnings) and he couldn't go to work!!! When he confronted KPM, this person named Cindy said to him that oh well we told you NOT TO PARK OUTSIDE YOUR HOUSE, as all the cars should be parked inside the garage. Alright, according to the law, it is fine to park your car outside your house. My neighbor happened to be a cop and he knows what he is doing!!! He was pretty upset as he had to pay $250 to get his car back. When he told KPM he felt very bad and completely violated, and guess what KPM said, oh well that is your problem, not mine. Her attitude was very, very, very nasty and NOT professional. She thought that she is a princess or something and all the homeowners must have to put up with her all the time. The other day, Cindy sent my fiance a certified letter (he didn't sign for it) and also an email saying that YOU NEED TO STOP PARKING ON THE STREET, or else, we will charge you $25 per violation and sue you at the court. Freaking crazy!!! He totally ignored it. You folks might think it is funny and unbelievable, but once again, I am telling the truth ... that is the way KPM works. If you can stay the heck away from them, please do so. I pray that they will go down real soon. They shouldn't be in the management business in the first place. read more

Two of these five-star reviews come from HOA board members who, in my experience, were themselves incredibly unprofessional and ineffective in how they dealt with community issues, and also seemed quiet cozy with King Property Management when they were under previous ownership. They go by a couple of names in the Houston area, but stay away from King Realty or King Property Management. They often cash our checks and then serve us late rent notices. The house is falling to pieces and the owners have no idea, we started mailing them requests directly. Had a tree fall through the roof and had to serve final legal notice before they sent someone out here to fix it. There's a horrible rat infestation that they refuse to address. If you can convince them to come do maintenance, they will simply show up and be pissed if you aren't home. Stay away from these people at all costs. read more

I agree the employees are lazy and never reply to emails unless you threaten them. They are allowing our residents to park outside their garages inside this tiny gated community which has HOA rules prohibiting this. However because some people have been broken into they're allowing it. Same for car washing. It's prohibited but now it's up for debate. read more

I also wish there were zero stars for this company. I have received notices about things needing to be fixed that went against the rules of the association in error with no apology. I had one issue that was never resolved after years because I was constantly told it was not their problem but someone else's who in turn told me no it's actually the HOA. Meanwhile they way overcharge for water, unless there are some residents in my community who leave their faucets on continuously all year, and this charge continues to go up each year. When documents are needed no one answers the phone or responds to email. When you actually get to talk to someone on the phone they are extremely rude, from the first answer all the way up to the highest in the company. They do not deserve your money. read more

Just found out our manager of 4 years was fired after having dental surgery. What company does that? She was great. Now cannot reach new manager at all. Property looks terrible, no one responding. Not good. Things were not handled well with us when changing managers and i thought we were customer! Time to change! If you could see the place, terrible!!!!! read more
