    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I had to take the matter to court to defend my rights. Once the case was filed, they quickly tried to reach a settlement and return my money, which says a lot about the situation. It was a stressful and unnecessary process that could have been avoided if they had acted fairly from the beginning.     Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

During the Christmas holiday season, a neighboring property placed more than ten loose plastic trash bags in the public view area of the neighborhood. According to city trash collection guidelines, these bags would not even qualify for pickup in that condition. Despite numerous complaints and requests submitted over the course of more than 30 days, the trash remained in place, creating an unsanitary condition and negatively impacting the appearance of the community throughout the holidays. It ultimately required contacting the City of Houston Health Department before the situation was finally addressed. In addition, RISE recently distributed warning letters regarding exterior lighting requirements and the possibility of fines for noncompliance. However, at least three homes in the neighborhood -- including the same property referenced above -- currently have nonfunctioning exterior lighting with no apparent enforcement action taken. Similarly, warning letters were also distributed regarding trash cans being left visible outside of collection days in order to "maintain property appearance." Yet there are currently multiple homes, including the same property, that have continuously left large trash cans visible on a daily basis since we purchased our home, again without enforcement. As homeowners who make every effort to follow community standards, it is frustrating to see selective or inconsistent enforcement of these rules. We value maintaining a clean, safe, and attractive neighborhood and simply request that all homeowners be held to the same standards equally and consistently.

I have been VERY pleased with the way they have managed these properties. Good property management is NOT easy to find and I personally went through a very lengthy and detailed interview process in which I considered several of Houston's most highly rated property management companies and compared them on a number of factors including cost, competence, and flexibility in meeting owner's needs. I selected Green Residential because they were highly competitive and in some cases really outperformed everyone else and I have not been disappointed. I have found the team here to be competent, experienced, and most importantly HONEST. As a professional investor I'm a little bit surprised by some of the more critical owner reviews I have read on here. If your benchmark is perfection all comers will fall short, but consider what can go wrong with property management and I've seen it all happen... theft of your rent money, fabrication of invoices, referring of repairs to the owner's brother in law who doesn't have a clue what he's doing, letting your property sit vacant for 6 months, HOA violations going unaddressed for which you're never notified, horrible record keeping, money not being escrowed properly, owner distributions not coming on time or at all, fee structures that reward managers with more money every time they order a repair, invoices not provided, property statements poorly organized and unclear so you can't tell the real story, tenants reporting dangerous repairs such as a leak or a dangerous safety issue and nobody responds and you get stuck with a giant bill or a lawsuit etc... None of these things have happened to me with Green Residential. Money comes on time every month with clean easy to read statements and every single time I've had a question about anything I've received a very prompt courteous and sensible response, that is if the owner hasn't already anticipated the question and called me about it personally. I would encourage anyone looking for a solid property management company to talk with Leon and give Green Residential serious consideration.

Do not let these scammy slumlords bully or exploit another innocent, hardworking tenant. Below is only a small portion of my experience, along with how you can protect yourself. When I moved in, the apartment was disgusting. Dead roaches everywhere. Walls so grimy they literally became four shades lighter after cleaning. The air filter was completely black. Green Residential told me this was my problem because I signed the lease accepting the unit "as is." That is NOT what "as is" legally means. "As is" means you accept the unit's layout and features-that it's a 1 bed/1 bath, has carpet instead of wood floors, white walls, or a wall separating rooms. It does NOT mean you accept filth, pests, or unsafe conditions. Under Texas Tenant Rights, a unit must be "move-in ready." That includes: * A clean apartment * Working light bulbs * A new air filter Despite the unit clearly not being move-in ready, my lease required me to hire professional cleaners and submit a receipt three days BEFORE my lease ended. That forced me to move out early while still paying rent--meaning I had to pay two rents for an entire week just to comply with their ridiculous requirement. Illegal & Unreasonable Charges Light Bulb Charge: They attempted to charge me for replacing a light bulb that was still working, that I never requested to be replaced, and that occurred within the first 30 days, when my lease clearly stated all maintenance is 100% landlord-covered in the first 30 days. A GR rep claimed "light bulbs are excluded" but refused to show where that exclusion existed in my lease. I didn't pay it. Pest Control Charge: They tried to charge me for pest control on a shared lawn with over 12 large fire ant mounds, also reported within the first 30 days. My lease explicitly stated lawn maintenance and lawn related pest control are the landlord's responsibility. I had to send them a screenshot of my own lease because they clearly didn't even have it. Their representatives showed zero understanding of my lease or Texas tenant law. If you don't know your rights or your lease, they will absolutely try to charge you for things you don't owe or neglect issues they're legally required to fix. Deposit Scam Tactics Less than a week before move-out--after I had already vacated due to their cleaning clause, I received an email saying: "Do not patch any holes." Obviously too late. Also, that's absurd. Patching small holes is standard practice. After speaking with a neighbor, I learned exactly why they do this: GR told them not to patch holes, then kept their entire deposit for "patching and painting." That's not legal. Texas law allows for normal wear and tear, including nail holes smaller than a dime. Tenants are not responsible for repainting unless walls were repainted a different color or suffered major damage (holes punched, smoke damage, large gouges, etc.). Even handprints on walls are explicitly listed as non-chargeable in Texas Tenant Rights. How I Got My Deposit Back Thankfully, I took extensive photos and videos at move-in and documented everything on my Inventory & Condition Form. Green Residential tried to keep my entire deposit, claiming they had to paint walls and repair stair damage. I sent them my signed IACF and photos proving: * The walls were already filthy, scratched, dented, peeling, and unpainted * The stair damage pre-existed my tenancy They even sent me a photo of a wall with a paint bucket in front of it, perfectly proving there was no significant damage. My deposit was also withheld past the 30-day legal deadline. Once I threatened Small Claims Court, my full deposit magically appeared. Final Advice KNOW YOUR RIGHTS. Keep your lease and Texas Tenant Rights handy at all times when dealing with Green Residential. They cannot withhold unreasonable charges, and they must return your deposit within 30 days of lease termination. Don't let these slumlord scam artists win. Report them. Document everything. Protect yourself and others.

He even asked an old client about his experience at a property I was considering. Kevin called every property I was interested to get information before I toured them with him about rent and square footage on their units in my price range. He took notes on all the properties he called and gave them to me so I would not feel overwhelmed with details. This allowed me to fully concentrate on what I thought about each property in order to decide if it was a right fit for me. You will be so glad you got Kevin's help!!! I asked an…read moreagent over two years ago to help me look for an apartment within a specific price range. Once I no longer needed his service (I found my own place), he continued to spam my E-mail account with invitations to rental/homebuying events to promote his business. I had to ask him a few times with a call to the office to request this to stop. It started with LinkedIn, and then through other similar social media mediums, then E-mail. Finally the office took care of it and I had to take the extra step to block him. Then, two years later, another agent who connected with me through LinkedIn as well began to do the same practice. In no way did I ever ask to opt-in to any of these invitations. That means I'm on another distribution list that I never agreed to. She is sending Evites--without any opt-out buttons. I had to contact ULR again, and another agent profusely apologized to me. I'm not into this spamming marketing practice because quite honestly, it cheapens a business and creates a desperate image. Do some of these agents like getting cold calls from random numbers themselves and pressured into something they don't need? I don't think any of us do! So it would imply that with common sense, you shouldn't do what you don't enjoy yourself, to people who aren't clearly requesting your service. The agent who helped me get myself removed from a distribution list (again) says that she doesn't practice those methods herself and aren't exemplary of ULR as a whole, but no one seems to be encouraging or reminding other agents to stop the SPAM method. I never experience this when I contact an agent through HAR. Bottom line: I get it, it works once on a blue moon, but if you're about branding yourself as a high quality agent, this spam stuff is not a lot of people's cup of tea. Try this instead, reach out to a potential client directly and ask if they're currently interested in renting/buying or would like to remain in touch in the future if neither are currently an option. Don't force me into your impersonal mass distribution list against my will.     From start to finish - this was one of the worst professional experiences I've ever had…read more Our lease was still in effect, and Tarantino hired a vendor to clean out our warehouse. We were clean and clear on rent payments, and had done nothing wrong. They... 1) Hired a vendor to clean out our warehouse 2) Entered without permission or notice 3) Removed our property 3) Threw away half of it 4) Returned the other half damaged, AFTER we alerted them of this issue At first they denied responsibility, and then when they realized it was their fault, they did the bare minimum. They kept referencing how they had returned half of it, like that was some incredible thing that they accomplished. Great job Tarantino! Also, they failed to tell us where our property even was. Did they recover it from a dumpster? Did the vendor take it home with them? You just stole our property and had no repercussions. How is that possibly tolerated? At the end of it all, they cut us a check for $500. Ridiculous. After a long 2 year lease having to deal with these guys, we accepted it so we could move on and end the relationship. But wow - a check for $500 is insane. They came into our space, took our property, lost half of it, and damaged and returned the other half. How does a $500 check come close to fixing that? Unfortunately, they are just the property management company, and tenants have no control over their quality of service. We're stuck with the manager that the property owner hires, and they'll continue to do the bare minimum that's required of them per the lease. It's a broken system with no accountability, and countless 1 star reviews will sadly do nothing. I'm writing this to reclaim what little power I have here and alert the public that Tarantino is a broken, low quality company that deserves the worst. Goodbye, and good riddance, Tarantino.

They do not contact you back; the alleged regional manager does not have the common decency as many have mentioned here in Houston, TX, to follow up. The receptionist is RUDE for no reason, as you all read in the reviews. There are the representation of what this company is, GARBAGE. I have learned it's better to go through the direct source to make things happen. Apartment managers can only do so much; it's those above them, There is absolutely no accountability, because for all these continual bad reviews, there clearly hasn't been a solution found. How are you a BUSINESS for people who PAY YOUR SALARIES, but cannot fulfill the outcries of your customers? Instead turn the other cheek rather than seeking resolution. Let you be a tenant at one of their super high end properties, they'll take care of you, timely! Crazy thing is where I currently reside, it's very nice, but is not well up kept! I cannot wait to leave. This is coming from a Tenant at The Fields at Woodlake Square; things were made worse under their leadership. DO BETTER AND HEAR THE PEOPLE WHO ARE THE REASON YOU EVEN HAVE EMPLOYMENT OUT AND ADDRESS AND FIX THEIR ISSUES! CUSTOMER SERVICE MATTERS!!!
