    Upon our initial walk through of the apartment we noticed right away that the windows did not open…read morenor lock and upon stating that having windows in a garden level unit that did not open being a fire safety hazard Blake said that's why we provided wooden sticks to put in them. (Can't begin to guess why wood sticks would aid us in a fire but I digress) We then noticed that the front door appeared to not close effectively for the lock to secure the door. This was written on our inspection sheet in hopes that maintenance would give us a better response than Blake but was also never attended to the months we lived at the apartment and was commented on by many guests that were concerned for our safety. I was treated for chemical exposure due to Oak Valley allowing a tenant(?) to run a salon in the unit across from ours doing permanents and nails without any ventilation. Both the maintenance and Blake were nonplussed by this and mentioned she might be moving out on her own volition sometime in the future and Blake advised us to handle it ourselves which we had already tried to to no avail. This was a serious chemical issue as the chemical buildup could be smelled for several days and was mentioned by several tenants and admitted by the maintenance and Blake. The er doctor was very concerned for my safety and although we said we would handle it ourselves, she mentioned repeatedly reporting the matter. My wife slipped on the thick ice that was outside the side door which was made worse by tenants throwing fat/grease out of the door from the opening partially staining the siding which you would think would melt the ice but just made it more dangerous. It is obvious tenants mentioned it and we were given a tenant memo to do it ourselves(?) Although the correspondence is speaking of one winter instance, the side entrance was thick with ice the entire winter. To the shock of my wife and I, the gas company said that due to poor maintenance, we had not one, but seven places that were leaking gas on our stove. He said that was extremely dangerous and because we were kind, he lamented on the apartment company being unsafe and irresponsible and fixed the stove himself. The maintenance said yeah I'm sure glad he did it, I certainly didn't want to. We had been ingesting gas for months at this point which can have permanent health affects, and this without being able to open the windows along with the unvented salon chemicals and the entire building could have blown. There was also noxious gas coming up for sometimes minutes at a time throughout the day that filled our apartment with a horrible stench that made our eyes water. Again, with no windows to open we would sometimes have to leave the apartment for great lengths of time. We have this on video. The next issue I feel begs awareness is that we took pictures of everything prior to move in, including doors that didn't shut, and a bathtub that was peeling in several areas. We not only did not do any damage, we always leave places better than we found it and even with all of these terrible issues, and many more did not yet mention, they still felt it necessary to charge us a $2,500 early lease move out fee even though it meant our health, and $100 for the bathtub which was just as found, if not cleaner. Truly, the apartment should be ashamed at these items and more. I feel it is my responsibility to name these facts.

    Larry was extremely unprofessional!!!…read more After filling out and paying a total of $120 in application fees Larry requested to inspect our current house where all 4 of us applicants currently lived and 1 of the applicants owned the house out right. Out of the 4 applicants 3 of us had listed the required prior rental references. Because 1 applicant was a home owner she had none. Larry didn't call any of our references (I checked with each company that we listed), but instead he requested to do an inspection of our current home? After thoroughly looking over every room, he then tried to tell us that some spackling on the wall in the kitchen was why he wouldn't rent to us because it was "damaged" -- which the home owner was always doing small renovation projects and it was NOT damaged! After we kept asking more questions about why he WOULDN'T rent to us (we had excellent credit/excellent rental history) he then tried to just convince us to get another car so we wouldn't have to move???? Which was so DAD of him to tell us to change our lifestyle since we all wanted to move to be closer to work so we could walk and bike and not drive. He then left our house in a hurry and didn't even shut the front door. After deciding not to rent from him because the entire required "inspection" was creepy and intrusive and something I've NEVER EVER experienced as a renter of 7 years, I found out that the property he was trying to rent to us wasn't even registered at the time with the City of Grand Rapids. After requesting an application fee refund since it technically wasn't a registered rental he just ignored every email and never refunded our money. When Larry saw that 1 applicant was a home owner and had no official rental history he should've called all 3 other applicants rental history references before requiring an intrusive and probably illegal inspection of our current home at the time. I am SO incredibly happy that we did NOT rent from Palmer Property LLC and would HIGHLY RECOMMEND YOU STEER CLEAR OF LARRY and his business Palmer Property Management -- he does not know what he's doing and is extremely unprofessional in every encounter we had.
