READ THIS BEFORE you think of buying a timeshare at King's Creek. In 2018 I purchased a one week timeshare for a 4 bedroom unit at the Estates at King's Creek. I loved it, but in 2021 when I attended the owners update meeting King's Creek encourages all owners to attend when they are vacationing at their time share, I somehow let a salesperson talk me into trading my 4 bedroom Estates for a 4 bedroom unit in the Townes, and paying an extra $10K to do so. My adult daughter came along to the meeting with the expressed purpose of making sure I didn't spend any more money on upgrading my timeshare (I had started in 2009 with a 2 bedroom Townes for $10K, then traded up to a 3 bedroom Cottage for another $10K in 2013 before spending an additional $10K to get the 4 bedroom Estates). The salesperson's name was Jeff K. and he convinced my daughter that "Your dad is so close to owning perfection if he just spends $10K more to get the 4 bedroom Townes, and unlimited $400/week vacations at resorts all over the world". Jeff was a very persuasive salesperson, and managed to talk my daughter into telling me it would be a good idea to spend the additional $10K. What a disaster that turned out to be, as everything Jeff told us was a total lie. I found that out when I went on the Kings Creek site to find a $400 week somewhere on the East Coast (didn't have them money to fly somewhere). Turns out that to get access to the domestic resorts, I had to pay another $3K!!! On top of that, the 4 bedroom unit in the Townes, (which is basically a collection of two story town houses with shared walls), has walls that are paper-thin, and neighbors who are often very inconsiderate. You hear EVERYTHING from your neighbors! When I complained to King's Creek that Jeff had lied to me, they told me they have since fired Jeff, but they would only help me if I spent another $10K to move back to the Cottages, which are stand alone units, (and therefore quiet). But as mentioned above, I had already spent $20K to supposedly upgrade from the Cottages in my two moves since 2013! Now they want another $10K to go backwards $20K!! Total joke. Based on my experience, King's Creek and their parent company, Spinnaker Resorts are incredibly dishonest and greedy. Financially, this has been the worst decision of my life. read more

This resort was a very nice way to spend a few days in Williamsburg. We stayed in a two bedroom unit on the first floor. The kitchen was quite nice and the bedroom we used had a nice comfortable bed. The resort itself is huge with a number of pools and hot tubs -- including an indoor pool that was heated but still a little chilly. We used two hot tubs and neither was working properly. The first was only warm and had limited working jets. The second had jets that worked okay but sounded like it was dying. The staff was fairly nice and we had a good time for the most part. There was a timeshare presentation where they were not too pushy in trying to sell you a unit. read more

BUYER BEWARE - HIGH MAINTENANCE FEES AND POOR CUSTOMER SERVICE FOR OWNERS. This used to be a nice place to stay, however the maintenance has declined over the years. As owners since the 1980s my family has visited every year for up to a week which always includes the Memorial Day weekend. This year we had several issues which were reported before we left on 5/26: 1. There were a grasshopper and cricket which were seemingly having a meeting in the bathroom corner when we checked in on Friday, 5/22. 2. The missing screens on the windows and patio door which prevented us from opening them to get fresh air. 3. The whirlpool jets were cut on accidentally around midnight and could not be permanently turned off. They would stop for about 20 minutes only to start up again. When I attempted to call maintenance, I was told by the security office that there was NO OVERNIGHT MAINTENANCE, and I would have to wait until morning!! We finally found out a way to make them stop. 3. THE MOST DISTURBING ISSUE WAS THE MOUSE WHICH RAN ACROSS THE KITCHEN FLOOR ON THE MORNING OF SUNDAY, 5/24!! I WISH I WAS MAKING THIS UP!!! Maintenance was sent but he was unaware as to why! He came back to put glue traps down, checked before his shift ended, and later that night the MOUSE was caught. Upper management finally reached out to me (after almost two weeks and several attempts on my part) to address the issues but have yet to follow through with an offer made as a way to compensate for a poor experience this year. Our stay this year and the response of management does not even deserve 1 star. read more

Breathtaking absolutely stunning. We got one large unit with two bedrooms, two bath and a pullout sofa, huge kitchen, huge living room, eating area the bedrooms are big the bathrooms are big everything was beautiful, clean and modern. It had an attached apartment like an Inlaw apartment for my elderly mom so she had a walk in. She also had a Jacuzzi a huge bedroom. She had to pull out a little eating area and a mini kitchen they we were all decks around the people were wonderful they were activities, and of course, for us so much to see in colonial Williamsburg Both units had stacked washer and dryers that worked perfectly read more

Yes, we have read the mixed reviews. Our experience: A visit to Williamsburg following an Interval International search will reveal eight very nice properties (http://www.intervalworld.com/web/cs?a=1502&areaCode=232.) All properties are cited as "premium" or "select" properties. It may be difficult to make a selection that is less than congenial for your visit. Williamsburg like Orlando seems to have overdeveloped the timeshare market, and the odds of an exchange are excellent. We enjoy the sweltering Southern summers at the beach with an air-conditioned condo, but June, July, August, and September may not be the best months to enjoy the historical museum of Williamsburg. King's Creek Plantation is located one mile from I-64, and is very easy to locate. King's Creek Plantation is a development of modern "colonial homes" with all the comforts of the 21st century. King's Creek Plantation has taken care to replicate the smaller homes of Colonial Williamsburg with fire places, several porches, in-unit washers and dryers. Using OnStar GPS, all Williamsburg attractions are minutes away. The reception area is in extreme need of professional training. Check-in is efficient; however, the girls seem to be trained NOT to answer questions. Our check-in girl professed total ignorance of the WI-FI system and was "Hell-bent" on dismissing us to the "sales counter." The sales girls are equally unhelpful, and pushed a set of materials, and replied the materials held all of our answers. The purpose of the sales counter was to schedule a 9:30AM Sunday Tour, which has been set by "Sharon," the telemarketer. Sharon refused to return our call the previous day. In addition, a second sales girl was screeching instructions to a second set of guests, and her screeching is very annoying. We were told there were few available time slots, "and these slots" were rapidly filing. The experience is a huge turn off, and while saying NO, we were nagged to accept a sales presentation. Note to King's Creek Plantation: Knock off this annoying behavior. We own 12 weeks of timeshare, and trading into Williamsburg is very easy. Our holiday time is much to valuable to include a "sales pitch!" We own five Marriott weeks, and are fans of Westin and Hyatt. King's Creek Plantation offers very similar quality to all three of these properties, and King's Creek Plantation cottages are extremely pleasant. Actually, a professional decorator given a minimum budget might work wonders with this property. King's Creek Plantation cottages may be larger than the Marriott, Westin and Hyatt properties. King's Creek Plantation cottages are nicely decorated, and insist of a three-bedroom cottage. The three-bedroom cottage offers two decks, and a front porch. In addition the lockoff unit really is a nicely equipped condo with a full kitchen and independent A/C. The lockoff also has a built in washer and dryer as does the master condo. Once one survives the "crudeness" of the check-in experience, expect to enjoy a first rate Williamsburg Holiday. We recommend highly the King's Creek Plantation cottages. We have often visited during the Christmas season, and find the Colonial exterior and interior home decorations to be inspirational. We have adopted several of these colonial decorations for our own home. The December temperature is around 50 degrees and sometimes reaches 60 degrees. The town of Williamsburg provides several period dressed docents, but will not often have as many period docents as featured on this website. Approximately six years ago, we purchased a vacation package at a golf expo with the understanding that it included complimentary rounds of golf and free tickets to Busch Gardens. At the time of purchase, we specifically asked whether attendance at a sales presentation would be required, and we were clearly assured that it would not be necessary since we had paid upfront for our stay. Fast forward to the present--after years of waiting, we finally had the opportunity to use this vacation. Upon contacting the resort, however, we were informed that the property had changed ownership and, as a result, access to the Kingsmill golf courses was no longer included. Additionally, we were told that in order to receive the promised incentives, we would now be required to attend a sales presentation. This was a significant departure from the original terms and understandably disappointing. Despite our reservations, we decided to proceed with the 10 hour drive and agreed to attend the 2 1/2-hour presentation. During the booking process, I requested a two-bedroom cottage to accommodate our family, including our 11-year-old son. However, upon arrival, we were informed that we had been assigned a one-bedroom unit. When I raised the issue with the front desk, the staff member (Jordan) was dismissive and insisted that the reservation reflected a one-bedroom, offering no solution or apology. The interaction felt unnecessarily rude and unprofessional. As a result, our son had to sleep on the pull-out couch, which he described as extremely uncomfortable due to springs poking into his back throughout the night. To make matters worse, we discovered a cockroach in the room which was an unsettling and unacceptable issue that further diminished our comfort and confidence in the cleanliness of the accommodations. My wife attempted to use the spa facilities during our stay, only to find the entire area in a state of disrepair and completely out of service. When she brought this to the attention of the front desk, she was told that they were aware of the issue and that maintenance was working on it. On our final night, a group of guests arrived in the neighboring unit and were extremely loud well into the night, disrupting our sleep and adding to the overall frustration of our stay. It felt like one issue after another, with little regard for the guest experience. Overall, our experience was far from what was promised when we originally purchased the package. The lack of transparency, the unexpected requirement to attend a sales presentation, the inadequate accommodations, the poor condition of the amenities, the cleanliness and noise issues, all contributed to a deeply unsatisfactory stay. read more

Stayed at the Estate unit and very happy with it. HOWEVER, strange place as NOT ONE jacquizzi tonight was working and outdoor pools were all cold. At 8:30 pm the music was blaring loud near the outdoor pool and only jacquizzi that supposedly worked according to the front desk. It was closed. They were clueless and really didn't seemed to care. The indoor pool was taken over by at least 12 little kids screaming around the pool with water guns. We retreated back to our unit and this time share property is a NO for me. read more

I came here to claim my prize from a sweepstake in exchange of a presentation, and I had the most unprofessional and bizarre sales experience I've ever had in my life. The workers other than the salesperson were friendly and professional, I gotta give them that. Once I was greeted by the salesperson, he asked me a few questions about my jobs and stuff before the actual presentation, but his demeanor gave me the vibe that he didn't really care but just want to get his sales done. After the presentation was finished by somebody else (He was great actually), the salesperson came back and continued to ask me how I felt about vacations. Other than claiming the prize, the main reason I came here or trying to take away was for my mom cuz she's about to retire and like vacations, and I'm open to getting these packages myself but maybe when I'm in a better financial position in the future, just not now. I kept explaining to the salesperson but he kept going back to "Why", "You like vacations that's why you're here right?" And similar questions but in different words. At one point he said "So you don't wanna see the world and just die in Virginia Beach?" That really threw me off as if I didn't tell him I planned on going to Japan next year and I didn't share every vacation plans I've already planned. After all it's MY business that I don't want to/have to share, especially with a rude person who I don't know. He's saying stuff as if going on vacation should be everybody's priority and life goal, or else you're just gonna die unhappily. He ended up driving me to their cabins to view, probably as a protocal despite that awkward incident earlier, but boy oh boy I felt like sitting next to a lunatic and I felt unsafe. The dude drove recklessly(consistently accelerating on tight roads, mind you it's a quiet resort with up and down hills) and messed with his ac or whatever on his screen while driving, and when we arrived he just told me to check the cabin out myself, then we drove back to the check in center. Before we arrived, a person was walking across the street in the parking lot, and he purposely hit on his gas and stomped his brake like he was joking with the person. The person laughed and made a joke about it, but I don't think this is a normal behavior when you have a customer sitting in your car??? I don't think this is the funniest "joke" to accelerate your vehicle towards a pedestrian neither, regardless of knowing the person or not. At the end of this shenanigan, I was told to claim my prize upstairs and talked to some sort of representative about my experience, and I told him what happened and he was shocked. He asked if the salesperson told me about the price, which he didn't, the rep showed me the price at the end. It actually sounds like a great deal and I WOULD HAVE share it to my mom, but the salesperson is just too much. I remember during the phone call when I was notified that I'm coming here to claim the prize, the person on the phone told me that even though I'm not making any purchases, they want me to spread the words if I like them. Disgusting and filthy staff rude and uncaring spoke to front of people several times they claimed there wasn't any other place to move me then finally when I went for tour and was given my opinion in front of all their guest. I was immediately moved right across the street and didn't have to complete the tour. I will never go back the unit I was moved to was wonderful staff, rude, and uncaring. read more

Spent 7 days at King's Creek which is now owned by Spinnaker Resorts from August 11th -August 19th. Check in was a breeze, however that is where things started to fall apart; the warnings were on the wall. When we went to our apartment for the stay I quickly noticed that a deep cleaning was needed. There was hair in the bathroom, in the floors and then I noticed that the dryer door was open and the entire vent portion was missing. I requested a vacuum which took 4 calls and 2 days to get. After a through cleaning I felt better but checking in Sunday, on Monday morning I was woken up at 8:13 am by the sound of a drill going into the sidewalk. Right outside of our unit they were having the sidewalk drilled into and it was marked with a yellow paint as if gas lines or some type of work was about to take place. I was unable to rest nor sleep in due to this until Tuesday when I finally called and reported the incident. Its important to note that this was not fully addressed until I got a nail in my tire Monday as I was parked in front of the sidewalk where the work was taking place due to no more open parking spots. When I realized that my car tire was going flat I quickly called them about the work being done and spoke with Donna in the front office who stated she was unaware that work was happening. She then said she would have someone from facilities call me. I received a call from Kevin who stated that he wold speak with the contractors. Kevin was extremely helpful and called me back in the presence of the contractors who stated it is very possible the nail was from their drilling. The y offered to pay for my tire to be plugged and even sent me the address of where to go. I had my tire plugged for $51 and was told to drop off the receipt to the front office. I did along with the nail in a baggie and was called the next day and told I could pick up the money for the patching of the tire by noon on Tuesday. At 4pm on Tuesday the funds were still not available. By Wednesday they called and asked why I had not picked up. I picked up a $25 gift card which was not the cost of my tire. I have since attempted to use the card 6 times all of which have been declined. When I brought this up I was told by Donna that the property manager made the decision that this was in no way their fault nor their contractors; mind you no one ever told me this. This was shady and very unprofessional. I was told to stay at the Colonial next time. Will not return nor recommend. read more

Very enjoyable stay, although it was due to personal loss in the family. Very accomodating, nice facilities, friendly and helpful staff. Grounds were nice. Unfortunately, our neighbors had younger children in their group who were not respectful to early morning or late night knocking on the outside door that was not immediately responded to by their family members. But overall, quiet w/outside porch and personal deck. Many dining, activities, and other offerings not far from resort. Welcoming and pleasurable stay. Look forward to returning. read more

There is another section called The Townes on this property and this is where my family and I stayed during the holidays for a week. It's definitely a comfortable and quiet property. We didn't hear any of the neighbors that shared the same unit. If you know about Timeshares, this particular unit you walk in one door and you either going to the left or right to your "apt". It was spacious, kitchen stocked with enough supplies to cook meals, also included in the units were washer and dryers! We were in a 3 bedroom / 2 full bath unit. There were 10 humans (children and adults) and we never felt crowded. There's a REC center that had a pool, sauna, jacuzzi, gym, activity room and little performances throughout the week. Also on the property is a park and basketball court. It's close to a shopping center with Harris Teeter, Target , Dicks and etc. The outlet mall is like 15 mins away but with this place being very close to Busch Garden this was a win for our family! read more

Let's start with the checks in experience. The two folks at the main desk were very nice. That's probably the only positive thing I'm going to say in this review. You then have to wait to get your "parking pass." Which is actually the salesperson's chance to talk you into coming for a 90 minute presentation on how beautiful their facility is "but they aren't going to try and sell you anything"....yeah right. That line took about 15 minutes because there was only one person working that desk and she was busy answering questions to the people in front of me that she was selling on a 90 minute presentation. The outside of everything here is beautiful. It's obvious they spend a lot of money keeping it up. The inside is cheap and worn. In the place we stayed- - worn carpets (with holes and serious stains) - shower curtain fell - fireplace didn't work - worst sheets EVER (Econo Lodge has better linens) - 3 pillows on a king size bed - hair in the shower - floors that creek and pop everywhere I admit I should have checked Yelp before I booked on Air B&B. When we arrived the cottage was dirty. The jacuzzi tub did not work and after maintenance came it still did not work. Also, one of the cabinets fell off the hinge when we arrived. There were also 3/4 nails sticking up out of the wood between the bedroom and kitchen area. One of us stepped on it and started to bleed. I made the front desk aware but they did not care. They said there was nothing they could do to move us. Also the pull out sofas are basically just a sheet and a tiny mattress. It was so uncomfortable that our guest couldn't sleep on it. She's only 26 and woke up with extreme back pain to the point where we had to cancel our plans the next day because she couldn't move. Again, the resort did not care and could not move us or help us in any way. As a timeshare holder I'm disappointed and this has been the worst resort we stayed at. Not to mention we were almost Charged extra blankets and towels. That is so stupid. I have never stayed at a resort that charged extra for towels, blankets, or amenities. They also ran out of pool towels for the first few days we were there so we couldn't use the pool at all. What hotel runs out of pool towels?? read more

The resort its self is nice but they do not mention that it's a timeshare online before booking. Our condo fridge did not have a working ice maker as well as the water spout. There are cobwebs in our unit. The bed was comfy but the pillows feel like rocks. The bedding is just a sheet and a duvet, no blanket. We had to turn up the ac because our unit stayed cold. The television remote doesn't turn up or turn down the volume. The lady who does the booking for the "freebies" was rude when we did not attend the time share presentation she called and questioned why we did not come. When my husband told her we weren't interested she got an attitude. The hot water takes a while to get warm. Our dryer did not work. Our floor hadn't been swept and I don't like dirty feet. Don't think we will ever book here again. But if you want somewhere close to water country and Bush Gardens this might be for you. If you aren't ocd like I am. Spending 4 hours for the timeshare presentation was a huge mistake and the staff deceived us so we would purchase from them. First, Rachel led us to believe that the timeshare would include the use of the Kingsmill pools, at any time. My husband didn't want to purchase but I got excited about the use of the Kingsmill pools in front of Rachel and him and told him the cost would be worth it so we could spend time with friends at the Kingsmill pools. I asked how we would get access and Rachel told us we would receive a packet in the mail in approximately one month that would include the pass needed for the pools. What a lie!!!! I waited a month and received a packet but it didn't contain anything for Kingsmill pools. I went to the customer service desk at the Kings Creek pool and I was informed that I do NOT have any access to Kingsmill pools, only Kingsmill beach and only on the dates that I use my points to reserve the timeshare. Of course, I had been tricked and it was already past the 7-day cancellation period. In addition, while signing the documentation, Matthew advised us that we would not need to start using their points that year. He advised that for just $49.00 per week, we could still use our membership for vacations and hold off on the points until 2023. Matthew gave us two certificates and stated they would allow us to pay $49.00 for a week-long vacation and that we could always get more Certificates. We did as recommended by Mr. Joyner so we would not have to pay the 2022 maintenance fee. However, after reading the fine print on the Certificates, the fee is actually $209.00 to reserve a week!!!! Because of this false information, we waived the use of our points for the 2022 year and do not have any points in the timeshare account to use for vacations, as well as being required to pay $209.00 instead of $49.00. However, we still have to pay $200/month on the mortgage for nothing!!! We contacted the manager, Julie Martin at least 5 times via phone, email, and certified letter from our lawyers. She has refused to refund any money or cancel the policy. This fraud is highly unethical and we will warn others about the deceitful practices of the Kings Creek business to as many people as possible in an effort to keep this from occurring to others. read more

A wonderful place to vacation! The cottage we stayed in was clean and well equipped. We were close to everything in Williamsburg.

If I can make this a zero I would. We booked this place for a week thinking the agent was gonna put us in the cottage we purchased. (3 bedroom cottage) instead they put us in a 2 bedroom townhouse and we had 7 people. They would not accommodate us and fix the error. I do not recommend this place at all. The carpet is disgusting. It makes our feet black. We had to wear shoes while inside because the carpet is filthy. Within 10 minutes of going into the room our neighbors below complained about our footsteps and the kitchen floors made noise. Apparently the walls are so thin they can hear every footstep and they said they could not rest at 8pm. We arrived at 8pm and they were mad we were walking in our room. I didn't figure out why until we moved units. They came upstairs and was irate cussing at us and supervisor told us they were moving that family to another unit. We had only been here 1.5 hours and our vacation had gotten off to a bad start. Also...:Our shower door was so noisy and the deadbolt did not work on front door. Also the bathroom door did not lock. (200B) was the room Due to the people below refusing to relocate they continued to call security for our footsteps. we got fed up with their drama and moved to another unit for our sanity and we requested a bottom floor so we don't have to worry about "foot steps". On the 2nd unit 105 the garbage disposal is leaking water and the smell is bad under kitchen sink. All the bedroom and door locks are broken in the bedroom and bathroom. The front door deadbolt does not work. I wiped down the switches and remotes and knobs with Lysol wipes and it was dirty on the wipes. When I turned on the jet in the tub black mildew came out of the jets leaving black splotches in the clear water. I had to pull my daughter out of the tub. Now we see why our neighbors are complaining since we moved to bottom floor. Everything above us we can hear. When they shower, flush toilet and walk we hear everything! It's awful. The microwave in both places are old and weak. We noticed items in 2nd unit had missing items like the laundry basket and kitchen supplies. We called the maintenance people about the kitchen leak and no response. We had to put a dish under sink to catch the water. Then there is a high pressure sales meeting for owners to upgrade timeshare. We asked for the sales pitch selling point to be put on paper and they said they couldn't. Basically saying if we upgrade and pay $12,500.00 today we don't have to pay Maintanence fees for life. But they wouldn't put in contract. Pretty sketchy. Our living environment and lack of things to do with kids was so bad we left the resort to go home for the weekend then came back only because we didn't want to waste our one week vacation. But honestly we were ready to end our vacation within 2 hours of being here. We still have a couple days left to be here and it's not relaxing at all. Along with high pressure sales pitches during our stay for resort owners we went ahead and paid the $12500 for upgrade but after being moved to a more disgusting room and seeing that the value is not worth it we decided to cancel the upgrade contract. After all we were booked in the wrong room. The accommodations are not even to the standards of a budget motel and the cleanliness is poor. The jets in the 2nd unit also had black mold come out of jets into water with mildew growth. The shower heads and pink mildew and growth on it too. The toilets clogged easy as well. Make sure if you book here you get the correct housing and ask them to clean thoroughly and to not have neighbors above or below you. (July 2-10, 2020). Two more days to go til we get to leave this place. We recommend just going to Marriott or Hilton. If you get a townhouse these are awful. Never again. Also our dishwasher is broken. I had an issue with my back brought on by a long drive. We rented both A and B units. Not one ADA approved (taller) toilet or walk-in shower out of 3.5 bathrooms. I took the downstairs unit and could not safely take a shower. There wasn't even a grab bar in the tall jacuzzi bathtub. I can't imagine any older renter being ok with the situation. Even if I could get into the tub, thinking about sitting in a jetted tub that others used is disgusting. This experience ruined my entire week. read more

The property was very pretty, there seemed to be a lot of amenities. Our accommodations however were pretty sad. I was less than excited when we walked in. The room was freezing cold and very very basic. No clocks in the room. No extra blankets. Sheets and a very thin duvet. The floors creaked and the walls were paper thin. Unfortunately, we learned that the hard way. Our neighbors were so loud. Would sit on their patio and we could hear them as if they were right next to us. We could hear them talking upstairs. Please save your money and time by not staying at this place. Worst place that I've stayed at to current date. My fiancé booked a 3 night stay at this location because we had tickets for bush gardens. The only good thing about this place is the location. It is very convenient that this place is less than 15 mins away from bush gardens and is close to a target if you need to make any grocery or other purchases. Other than those two factors, everything else was not worth around the $200/a night price tag. The unit we stayed in smelled like cigarettes/smoke from the moment we stepped through the door. No compensation of moving us to a different unit was offered. They stated that they sent a maintenance person to spray the room the following day, honestly didn't helped, it's like they didn't send anyone at all. There was a sign of the pool being closed for the season due to construction but was never stated in the booking. The beds were lacking, the bedding was not properly placed, basically used a single top sheet as the only bedding with 2 thin blankets. Walls of thin, floor/carpet is noisy, you can hear the neighbors walking. Did not get good rest throughout the stay. I would stay clear from such properties. Detailed review: We had a late check in due to the long travel we had and them giving us the wrong address for the check in (they messaged us an address stating that the check in will be at a different location and it ended up taking us to a different resort). After a long drive, the check in was at least simple and didn't have any problems but the main thing on our mind was to sleep since we had a full itinerary the next day. We then learned on arrival that the cabin/unit we booked is a joint building so basically 2 different families can stay in the same building. The biggest issue I had with this property was with the unit that we were staying in. As soon as we entered the door, the smell of cigarettes was so strong that I felt nauseous. It was honestly baffling to think about how this room even passed through check. The booking stated that the unit/cabin we were staying it was a smoke free unit. We called front desk right away about this issue and the only thing they told us is that they couldn't do anything till the morning so that they can send maintenance to spray the room. No compensation such as offering to move us to a different unit was offered. I didn't want to make a big deal since both me and my fiancé were extremely tired from the travel and it was late, so I tried to be understanding. The next day we where scheduled for the time share presentation and they try to incentives you by giving you money just by sitting through the presentation (I've been through my fair share of time share presentations that I know that this kind of deals are not for me). Before the presentation we stopped by the front desk to make sure that they had scheduled maintenance to fix the cigarette smell of the unit. After talking to the front desk agent, she basically called maintenance and asked if they scheduled to go to our unit. Just by listening to the conversation on her end, basically no one called them or scheduled for them to spray down our unit. She then had to explain what the concern was and what time they could come in since we will be out. After a full day of being in bush gardens, we come back to our unit with the smell of cigarettes still strong and lingering throughout the space. I find it hard to believe that they did anything. In hindsight I should have just left and booked another hotel rather than staying in such as place. The fact that the issue of the place smelling like cigarettes was brought up twice and nothing was done to fix it was extremely disappointing and I advise anyone thinking of booking a place here to look somewhere else. This was a favorite place, deeply disappointed and will steer away in future unless management makes some serious changes. I understand 2020 and COVID made things hard. Nonetheless it is foolish to treat your "owners" as they call them as low as they are now. In short: 1. Had to check in later than wanted 2. Had to check out earlier than wanted 3. Pressured to attend a "tour" which revealed admittedly by the presenter there was a "record attendance"! This means most folks in the room were staying here for free and the property was giving owners' time away for their hopes to benefit from another sale. 4. During presentation, presenter claimed owners got preferred treatment to go where and when they wanted. Not our experience! 5. In sales meeting presenter says this is proudly a FAMILY OWNED business. Not so, see Spinnaker, Inc. 6. There was maybe 1 towel in the unit per person. It wasn't until we ran out of towels that we called for a few extra that we found out about the new rule that you have to pay $2.50 per towel because they expect you to wash your own. There is only one pack of laundry detergent for a week. Fine, but would have been nice to know about the new custom before we needed the clean, dry towels. 7. Made it to the hot tub about 9:45pm, which closes at 10pm. There with sons, mother in law, all family, not being loud. 10:05, kicked out. Had to walk back to room in wet, dirty towels earlier than any wanted. So much for those great memories the presenter promised all those unsuspecting people in that room today. Happy New Year good citizens owners who pay their dues on time. (Yes, detect sarcasm here) P.S. Stayed here in October too and got locked out in the cold late at night coming back from Busch Gardens because batteries died in our unit's front door lock. Luckily it was just before 11am or we would have been stuck outside in cold indefinitely with 86 year old mom. Not a good pattern. Just plain disappointed in management. I only am here because I wanted to use some points from last year, and I needed to get away for a few days. I just got here, but I was dismayed to find out that the bedroom is not on the same level as the living area. I never thought to ask because I've owned timeshares for 30 years and never had one that was configured like this. It's no fun having to go up and down the narrow staircase with a bad knee, lugging a heavy suitcase. I asked if they could switch me to a one bedroom which apparently is all on one level, but they said they didn't have any. I doubt if they are telling me the truth. I was on hold for 15 minutes and they didn't really look that busy when I checked in. Oh, also, when I went to open the fridge the handle came off. Nice. And the Internet is not great. It should be secured, not public. read more

My wife booked us a stay at King's Creek Plantation for our wedding anniversary. Luckily for us she upgraded us to their "The Estates" which are considered to be their newest vacation home. They charge $129 per night with a min stay of 3 nights. The Estates seem to have all brand new kitchen appliances, but the other buildings are outdated. -[The Room]- Our room was great. The bathroom, garden tub, master bedroom and tiled shower. The bed is nice, but pillows are flat, so bring your own. The mattress on the pull out couch was horrible. Good thing is my kids are young, so they were probably fine, but for an adult sleeping on it expect to feel steel coils up your rear. No extra blankets. Only a fitted sheet for the mattress. Extra towels cost a fee, ridiculous you must take your trash with you when you leave. -[Amenities]- The indoor pool was nice and maintained each day. The chlorine levels were a tad bit too high and both hot tubs do not have jets that work. The workout center has nice strength training equipment and they have a steam room and a hot sauna. They have a small miniature golf course, which is great for little kids. -[The worst part about staying here - Timeshare Presentation...]- So, seemed that by staying here we had to do a timeshare presentation. The time was already scheduled, so we arrived Sunday night and first thing at 9AM we had our time share presentation. We were clearly told it would be 90 minutes at max. After being called into the main room by our sales guy, we were all cattle called into a big room and some guy with 10x worse ADD than me gave an introduction presentation. The guy was annoying as hell and kept going on and on making corny jokes and putting myself and others to sleep. Finally, our sales guy took us out of the room and that 90 minutes... you know that 1 hour and 30 minutes actually became 3 hours and that is with asking very few questions. Our sales guy Tony was very professional and did treat us with respect, however keeping us this long honestly pissed me off, even though I clearly said we could not buy right now, because my wife needed to buy a new vehicle. So the first timeshare was about $50,000 and then it went to about $10,000 and after we kept saying it was not in our budget, we were brought up stairs to do an apparent survey with the senior sales guy named Joe. That Survey consisted of asking us how our sales guy Tony was, that's it and then he kept us there for another 45 minutes trying to get us something less. So we went from $50,000 to $10,000 and then Joe said he could get us something for about $5,000, we kept saying no because evening at $125 a month that would be money we would need for our new vehicle. Well, Joe said he could sell us a biannual timeshare for only $2,995 or only about $90 a month. It seems that King's Creek Plantation is completely desperate to get people to buy into their timeshares. Joe finally let us leave and we received a $100 visa gift card for our time. So basically we received $33.33 an hour for three hours of our time. At $50,000 for a two bedroom timeshare that sleeps four adults in their Estates property with a 7 day stay a year that would cost $1,603 a year ($229 a night). For $50,000 you would basically get 31 years of one week a year vacations at this place (229 x 7 x 31 = 49,693). Plus when you think of annual maintenance fees that would be 31 years of annual fees which would bring that total up to a lot more. As you can see it just does not make any financial sense to buy a time share. Rent one, but do not buy one. These guys are PROFESSIONAL sales people and I must admit, they are extremely talented at persuasion, so I can only imagine how many people actually bought. With this timeshare presentation they bring you in at 9AM, give you a cup of coffee and a donut and keep you till at least noon with hopes you are probably so hungry, that you will buy a timeshare because you desperately want to leave. Whatever you do, do not buy one, unless you have more money than common sense. -[Did you buy a timeshare, you can cancel it]- Getting back to your room and just realizing you made a big mistake is embarrassing and will make you mad, but luckily for you if you are reading this now right after you purchased one. Virginia law states that you may cancel a timeshare contract until midnight of the seventh calendar day after signing the contract. So if you did buy one and want to get out... Cancel it now... Luckily Virginia has this law. -[In Closing]- If it was not for the horrible timeshare presentation, I might give this place a 3 star review, but I cannot, so I'll give 2 star. I would stay here again, if we did not have to do another timeshare presentation, but would not put myself through the hell of doing another one to stay here. Even after making management aware twice that the adjoining room was over occupied and throwing a party (10+ people, air mattresses, lots of alcohol) they said they would only move me for an $80 fee, would not contact the other people to ask them not to throw a party, and told me they are "allowed to have guests". I asked what the maximum occupancy was for their room and she said 6. I told her they are already well over 10 and heard giving directions to more people in addition. She just repeated that they are allowed to have guests. DO NOT stay here, and definitely do not purchase a property here. They have no concern for the experience of their guests who do choose to be quiet and respectful of others during their stay. read more

I was contacted by some sleazy company in NH (JCS SWAIN ENT) saying that I won a raffle for 4 free plane tickets. The woman literally said "you won.." and referred to my "prize" (later the snotty manager kept insisting that I was never told that I WON anything...except that I was... I entered to win a car, and instead King's Creek sold my personal information to these scammers to get me into their resort to buy a timeshare. I had a very bad feeling about it and did some research. This JCS company is as shady as they can be. Soooo many complaints filed, yet they are still running the same scams. We are highly disappointed with King's Creek. We were told it was easy to book vacations if we purchased a timeshare with them. After SEVERAL months of attempting to book a vacation, we realized that there was never and most likely will never be availability that could accommodate us. We are being forced to pay for something we have yet to use. We've paid more than $17,000 and expected to get something in return, yet we haven't. All we have gotten is our time wasted and fed lies. This place is a solid 2...just shy of "ok". The staff was ok, they weren't overly nice or helpful, and they weren't blatantly rude either. The best way to sum it up is when we checked out. I turned in our keys and parking pass. The woman at check out looked at the items I turned in, then back at me...waiting for me to say something. I told her I was checking out. She looked back at my keys, parking pass, etc. and said, "Oh, you're good." Rude? No. But in most places we stay we're usually thanked for staying, asked how our stay was and warmly invited to visit again. The room we stayed in was 1 star. The walls were paper thin so the folks staying above us sounded like they were having a Greco-Roman wrestling tournament. Of course, we thought we booked a 4 bedroom townhouse to be shared with another family we were vacationing with...turns out they just booked us separate, 2 bedroom condos in a small apt complex. Major fail and a little misleading. Beyond the Olympics happening above us, the apt was very dated. Old couch, chairs and bathroom furnishings coupled with uncomfortable beds and possibly the worst pillows we've ever had on vacation. Pro tip: if you still decide to stay here, bring your own pillows! It did have a washer/dryer, but we didn't use it. However, it was a nice touch. The amenities had promise, but needed a little TLC. The best part of the property was the location. It's literally next door to Water Country USA and a reasonable drive to Busch Gardens. I wish they would do some upgrades, raise their prices and focus on providing better customer service to attract a better clientele. We stayed here b/c our neighbor's Aunt has a timeshare on the property. It's usually not the sort of place we would stay and I wouldn't bring my family here again. read more

This has been the absolute worse experience I have ever had in Williamsburg. I use to come to KingsCreek every year and would love the experience, however the quality on so many levels have deteriorated. Upon arriving, the unit was clean to the immediate view, but after taking a closer look there were dead bugs in the carpet, a smashed spider on the walk and when I pulled back the sheets there were stains in the cover. I phoned housekeeping not once, twice but 3 times before it was corrected. The first 2 times they just remade the bed without changing the linens. After returning from the market to cook dinner, the dishes were put up and they were dirty, still with food stains on many of them. To make matters worse, I was unable to get any rest during my stay because I felt extremely uncomfortable from different strangers (maintenance, housekeeping, staff) entering the unit, unannounced, without knocking even with the deadbolt on. After making complaints, I received a call from the Assistant GM Saul (sp?) who at his discretion promised a remedy, but have been avoiding my calls ever since. I was suppose to return, but will not be going back to Kings Creek, so disappointed. I won't even begin to talk about the overpriced pool food. read more

We were excited for this trip until we arrived at our townhouse. It was filthy!!!! Hair in the beds, dirt on the floor and mold in the showers. I spent the first hour we were there just cleaning. There was dirty linens, towels and bags from the townhome across the shared foyer for 3 days! It smelled so bad we had to hold our breath to just get into our side of the space. And to top it off the 90min presentation to buy a timeshare was ridiculous! One of the worst presenters I have ever seen and we were held there like prisoners for almost 2 1/2 hours! Seriously people, I don't want your sh**ty timeshare in your filthy "resort". They started out with a $55,000 price tags with another $6,000 in points. Then your $800 a month bill you will have for the next 15 years is somehow justified by the "deed" you now share with 50 other people. Then when you say no (like 100 times) they act like you are crazy for passing it up (), and then drop the price $10,000 like that is going to somehow make this financial shit show now look like a good idea!?!? Don't buy a timeshare. It a terrible waste of money!!! This place is a joke, a rip off, and they want to take you for everything they can. RUN! RUN! RUN!!!!!!!! read more

My boyfriend stayed here over spring break weekend! It's a very cute "gated community" feel type of neighborhood. We checked in at 4PM in their aquatic center right next to the club house. Staff was friendly, and after getting our room keys & parking pass, they offered us some "gifts" .. there was a whole spread sheet of "gifts" $75-$100+ for sitting through some presentations. I know the whole deal with these kinds of things, but we couldn't go anyways because you have to be at least 25! They also gave us a bag full of things to do with them, and around the area. Half of the coupons were already expired, though haha. They offered us a map to our cottage, near the front. To our surprise, there was barely anyone near us! It was nice to be spaced out and not feel over-cramped with neighbors. Our cottage was a one bedroom, one bath (maximum capacity 4 people). It was super cute!! We had the whole house to ourselves (no neighbors next door) and though it was a little dated (red, textures carpet, patterned couches, generic hotel paintings), it was clean and didn't feel worn out or anything. Our cottage included: - a couch with a pull out bed in the front room - a table with THREE chairs - a small kitchen equip with dishes, silverware, pots and pans, plus some dish soap and a small scrubby sponge (which was nice because we definitely didn't remember to bring these!) - an in-suit washer & dryer with a small box of detergent - a jacuzzi bathtub. a bunch towels included as well! - flat screen tv in the front room, and another in the bedroom - iron and ironing board Our only complaints were that we didn't have pillows on our bed nor did we have running hot water! We had to call house keeping/maintenance, and they sounded more annoyed than apologetic about these things. We also didn't have a hair dryer but that's not too big of a deal to me! The location is pretty convenient though. It's super close to History Williamsburg, Busch Gardens, and Water Country. There is also a Target less than three minutes away for any of any last minute forgotten items, or some grocery shopping! Overall, it was a nice place to lay our heads after a weekend of hiking in the mountains! It's definitely a place you'll want to stay at if you're taking advantage of the things they offer, like the pool or activities .. but if you're only staying a few days and won't be there much, stay in a hotel or something!! read more

Was scheduled at King's Creek Plantation today Sunday, January 15, 2023. Hubby and I live 3 hours away. We came down for my Step Daughter's Birthday at Captain George's Seafood Buffet. On our way out we were stop by a very pleasant young lady T. Artis. She told us about King's Creek and scheduled us for a presentation at 12 noon. The hotel that we stayed at had a flood the morning of our presentation. This caused us to be late. I called King's Creek to let them know what happened. They said that they give 20 minute grace period. However, when we arrived we went to the building that sa8d check in center. They told us to go to the building next door. We intered the door exactly at 12:20pm and was asked our names. Once given, Zaniya said that the doors were closed and we could not go in. I explained that we called and had unexpected emergency at hotel. She didn't care and said that the doors are closed in a very nasty way. I asked for a manager. We waited about 15 minutes as she walked back and forth 3 times before finally telling us that there was no manager on duty. I didn't know that King's Creek had this type of reputation. I'm sure if we were purchasing property a manager would've been available. King's Creek get a thumbs all the way down for me. Zaniya should not be working at the front desk. read more

We stayed at Kings Creek off and on for years, but our most recent stay had an unfortunate incident with finding a bed bug in the living room sofa bed sheets. We took a pic and reported it. They sent a maintenance person to look at the pic and switched our unit. We ended up losing half a day and having to rewash all of our belongings. Samantha from the front desk said she would call us once Orkin inspected the unit on Monday and compensate for the inconvenience. We never got a call. We left a VM on Wednesday and followed up on Friday. After looking through papers over the phone, she said they couldn't find anymore. Very dismissive and no apology or offer to compensate for the inconvenience. Sad this happened bc it's always been a good experience but idk how we can return after that read more

One of my friends has a timeshare and one of the locations that were available was at the King's Creek Plantation in Williamsburg. This resort offers cottages, townhouses, and homes in a village setting. It's a 'gated community' and they have on-site amenities such as indoor aquatic center, jetted pools, saunas, workout rooms, tennis courts, playgrounds, jogging trails, and even on-site crafts. We stayed in one of the cottages where it had a 3-bedroom accommodation. It has an in-suite washer/dryer, gas log fireplace, a picnic area, and jetted tubs. It was literally a small little house with a fully-furnished kitchen! Very comfortable with the sofas and chairs. One of the days, we had a little 'glass-painting' session - the man who was hosting it wasn't all that friendly and was slightly condescending; however, there were stem-ware and glass bowls with paint provided to paint to your heart's content in the recreation area. There's a little lot for your car, and the community seemed very secure and safe. It's next to the Waterpark if interested! Definitely an alternative to staying at a hotel if you're here for about a week as you can cook your own food and stay comfortably with a whole family. +rentable cottages +located next to the Waterpark read more

Where do I start? Had a few nights there as a promo. Check in process was annoying. They assigned me to a unit that was dark, unclean and had debris in the corners in the carpet, ie small bugs. I complained and was moved to another unit, a lot better, but I did not feel comfortable and only stayed 2 nights instead of 3. If they want you to buy, why put you in their worst?
