Not great rooms. "Clean", but kind of gross. No humidity control, I'm sure there is mold growing in the bathroom. Sink is falling off the wall. Shower is very very tiny. Pool closed when we wanted to use it, and the office lied about why it was closed. They first said it's closed because the office is closed ( Breakfast wasn't bad. Found this place on line, book a room for quick over night/ half way stop on our way farther north, we don't like to drive late at night. Absolutely charming staff, clean rooms, and a super Continental breakfast. As a bonus they are very close to the outlets. Could have been better is about right - I was definitely disappointed in this one. The inn is a pretty tired looking spot from the road, and it's clear that some attention to detail is lacking at this point. Staff at the front desk was wearing a mask, which was a plus, though nothing was said about maid service - something that has explicitly been removed everywhere for the last 18 months. I checked in and had to change quickly and get to a wedding reception... and by the time I got back, their front office was closed for the night. No time to deal with changing a room, unfortunately, because my room reeked of cigarette smoke. Day two I was trying to get some work done and they started banging on my hotel room door. I said loudly that I did not need anything - really did not expect that they would be coming around and into rooms in a pandemic. They did not mention housekeeping or anything else, just banged several times and then tried to unlock the door. I had the privacy door lock on, so they couldn't get into the room. I again said I did not need anything and they left. They came back again 10 minutes later and tried again... ridiculous. The room, despite the smell, seemed reasonably clean - until I walked into the bathroom and saw the half-used toiletry bottles with fingerprints all over them. If your staff can't even replace tiny sample shampoo/conditioner/etc bottles between guests, I don't have much faith in the rest of the hotel room being clean. When I left for a run later, I added my DND tag to the door - and got a glare from the housekeeping staff, who was still nearby. Unclear why I would ever want anyone coming into my room in current times... or why they were so insistent on getting in. Price, despite all of this, was very high - although it was one of the lower priced places in the area... everything around here was expensive. Definitely would not stay here again. read more

We stayed in a cottage for two nights in late October and in all honestly, we were not comfortable for two main reasons. I will preface this by saying that I didn't complain to management about the issues below, so I don't have insight on how they would have been handled. 1.) When we checked into the room it was 50 degrees inside, which is fine because it's good to save energy if no one's in the room. However, we turned on the thermostat and it took the heater over two hours to heat the small room to just 60 degrees. It took over three hours to reach our set temperature of 67 degrees. We were tired and cold and just wanted to relax. 2.) The entire cottage filled with steam after our showers each night because the bathroom fan did absolutely nothing, even though I could hear it running. This created an intensely humid, muggy environment inside. We tried to open a window for a few minutes to let out the steam, but it was 37 degrees outside and we didn't want to wait for the thermostat to bring the room back to a comfortable temperature. Additionally, only one side of the bed had a side table to set things on, which was a -small- inconvenience for me because I like to keep my phone and glasses next to me. However, the complementary breakfast here is pretty good. Coffee, scrambled eggs, ham, cheese, potatoes, an assortment of breads, bagels and English muffins, pastries, juice, fruit, granola and cereal. I used the toaster and made myself a breakfast sandwich. This was a pleasant surprise. Good location. Just on the other side of the bridge that leads into Portsmouth NH. This is a wonderful find! Small, quaint, peaceful little Inn to stay in. Stumbled on it while looking for places to stay in Kittery & it's a great find. Staff is awesome & helpful, the room was clean & perfect for what we needed. The pool was a bonus for sure. The breakfast offering was a perfect way to start our days. This is a great location if you're planning on going to areas nearby. We went to Ogunquit, Kennebunkport, Rye, Portsmouth & many other towns/beaches. I am looking forward to returning. 2019 2020 - Just leaving this wonderful Inn for the 2nd time. Cannot say enough about this place. 2nd year better than the first even with COVID going on. I wish I could give this suite little Inn a 6 star rating. It is so incredibly hard to find Inns that serve breakfast, have great Wi-Fi, clean rooms, and homey rooms at that for less than $100/night. But this one hit it out of the park. Our beds were so comfortable. Clean. The room was so inviting and modern. And I love the personal touch of their own branding on the mugs in the room and room keys. Not to mention, their breakfast muffins were SO GOOD. All the food was so fresh. Staff helpful. And it was easy to get into Portsmouth and everything else around. When we go back to Portsmouth, we will definitely be staying here again!! Can not recommend it enough! read more

We used to stay here in the summer a lot after it was reopened with new owners and an amazing reno in 2016. It was so quaint and lovely. Sadly, it's changed, we noticed last summer (2021) it was very different. Our room was not cleaned well, stained rug, dead bugs on window sills, a mildew smell, broken bathroom door among other things. There was no maid service, it was hard to get towels and there were folks who were hanging around that seemed to not be guests. Lots of smoking everywhere. Be warned, this is not the place it was a couple years ago. The photos on their site are from the reno in 2016, when the inn was rehabbed by loving owners with an appreciation for design and a passion for hospitality. I later heard it changed ownership in 2020 and it definitely seems so. The suites are not maintained well, dingy, worn and not like the pics on the website. I wish I had known this when I booked last summer, so I am here to be that person for you. Now you know...don't stay here, keep looking. read more

I stayed here for 3 nights, not once did housekeeping come and when I asked for more towels - I was given 1 and they said "hasn't housekeeping been there?". When we were going out for the day, an man (no uniform to identify him) asked us if we need anything. He was dirty looking and I thought he was a guest or a bum. The day we checked out, the hotel charged me a $150 cleaning fee for the pillow cases and towels that had residue from my hair. Needless to say... worst customer service and how dare they charge me when your establishment is dirty! Never will I stay there again. read more

I'm having a hard time on deciding a star rating. Three seems low since they obviously put a lot of money, effort and thought into this place, but four seems high. A 3.5 may be accurate, but my husband said that it is totally a "3", with no ".5", so I will go with the three. This place is an old strip motel with some cabins. As I mentioned, there has been an enormous amount of time, money and effort completely gutting this place and coming up with nicely decorated, contemporary rooms. The continental breakfast that has been put out is more than adequate with fresh fruit, hard boiled eggs, muffins, bagels, granola, etc available. Our room was CLEAN. Spic and span clean. No complaints there. The motel is also conveniently located. At $74/night, it's also very reasonable. Everyone we dealt with was friendly. It all sounds great, right? We did have a few issues. The bed in our room had one side against the wall, so my husband had to pretty much crawl in and out, especially if he was trying to get to the bathroom during the night. We managed to push it to the side at least a few inches to help him out a little. We were in a Studio Queen room so the bed was in a separate room from the living space. The wall separating the two didn't reach the ceiling, so if one of us stayed up, the light from the living area lit up the bedroom. Our room had a large window that faced the main road. While there were sheers covering the whole window, the curtains were not large enough to cover the whole window when closed. None of these are deal breakers, just minor irritations. As mentioned, our room faced the Route 1 Bypass. It was loud. There is also a truck repair shop across the street that would have loud engines starting fairly early. We did bring earplugs, so that helped. There were a few minor things forgotten during housekeeping, like replacing cups and spare rolls of toilet paper. It wasn't worth it to me to point this out and request replacements, but the toilet paper almost became in issue when we got down to the last few squares right before checking out. The worst part was the people staying next door, which isn't really management's fault, but left a bad taste in our mouths. They were loud, really, really loud and very profane at all hours. There was a very loud argument outside of our room at one point. There is a No Smoking policy at the hotel and we could smell the cigarettes and saw them walking into the room smoking. At times it seemed like there were at least six people staying in that tiny room. The doors to the rooms are very loud and would make a loud bang when they were closed and this went on repeatedly all night as well. I did mention them at the office and it sounds like they had dealt with the issue. While I'm not really confident I would stay here again, if you are looking for an affordable option in the area, it could work out well for you, if the neighbors are OK and you request a room away from the road. read more

We loved staying at the Kittery Inn and Suites. It was clean and conveniently located, the staff was pleasant and helpful, and breakfast was way better than what I expected. They do caution you that the front desk closes at 10, so be careful not to lock yourself out. Parking was a little weird; you get one spot. Not sure if there is guest parking, but it's tricky if you have more than one car or want to have people over to visit. I think someone else mentioned that the bed is pushed against the wall, meaning one of you will have to crawl out by way of the bottom. That wasn't a huge deal for us. Overall, this was a great little inn. If we ever get the opportunity to return, I would definitely consider staying here again. read more

Stayed overnight for a wedding in the area. When I booked the room I requested early check in. I was told if a room was clean and available it was possible. This motel is in a nice setting and it looks like they have done some upgrades, however, there is also some deferred maintenance on the grounds and outside of the buildings. Cobwebs in the corner of the eaves, dead bugs on the sills in the rooms, unkept landscaping, dead leaves and foliage debris on the rooftop, on the sidewalk leading to the rooms and in the parking lot. The rooms are small and we stayed in a studio/kitchenette with a queen bed. The bathroom in really small and the shower was the size of an RV shower. The bathroom is not big enough for two people to be in it at the same time. The front desk person was very nice and provided additional hangers and an iron when asked. It seems that they have a nice continental breakfast for the guests. However, we went across the bridge into Portsmouth to incredible breakfast places. We were here from California for a wedding and stayed in Kittery, because friends we staying in an airbnb near by. There are limited options for hotel accommodations in Kittery and not knowing the area and the other options listed as only being 2 stars, we chose this place. We didn't realize that there are other options close by that would have been better for us. It was only for two nights, but not as comfortable as we would have liked. I really enjoy staying in this hotel when I visit Kittery. It's dog friendly so my kids get to come on vacation with us. It's always very clean and the staff is always friendly. It has affordable rates and a nice complimentary breakfast. It's right down the road from the Kittery Outlet stores and has a few restaurants close by. read more

We stayed here on a business trip to Portsmouth for 5 nights and absolutely loved it. Clean,convenient, pretty, and extremely friendly. Every morning I looked forward to eating breakfast with the other guests and staff before taking a scenic drive through the surrounding area before crossing the bridge into NH for work. They really did a great job revitalizing a classic motel without destroying the heart of it. We appreciated the photo album at the front desk of images from the original motel...Also our 1.5 year old loved running around the grounds and checking it all out. For the money this place is great. Close to shops, restaurants, highway... pretty much anything you can ask for. The room was very clean and well maintained. The staff was friendly but not around all night. Which I was not a huge fan of. If you get locked out of your room at night, you have to call the police. Rustic, as I want in Maine, super helpful, friendly (and funny) staff. Very clean and comfy. They use bleach on the linens. Many do not. There is a nice, heated pool, gazebo, nice landscaping. A few miles to the beaches and a good base for vacation. Will be back. read more
