I found it to be a bit misleading, and not as straightforward as it seems. First, ensure that your income before the application date meets the 3.5 income requirement. Secondly, they request a deposit, which shouldn't be asked if the application is gearing towards a declined decision . Yes, the funds are refunded, but why ask for a deposit if you know the application will be rejected? Lastly, what's the purpose of processing applicants through the application or pre-approval process if you're aware of their circumstances beforehand? The application fee is $40.00 per applicant. The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. The problem that most of us have, is we have a Guard Shack where we pay people to sit there and work and they just let anybody in. They do not check IDs. They do not call your house . I have had three different companies knocking on my door. They were trying to sell me solar and some other items in the last two weeks. Then when I called the Guard Shack to ask how they got in, the lady hung up on me. I would rather pay more dues were they have to call your house and check ID. I believe The other option would be to remove employees up a dialing system like we have in most places. You have to enter your if you don't have a code if nobody answers you can't come in. It's not rocket science and it probably save us some money. And then you could spend more money on security , streets and landscaping. Please figure it out. In addition, we have some areas where there's cars on the with three citations. And why have they not been towed?

Prepare to get stuck at least once a month. - Their favorite independent broker lives in the building, is effectively an employee, seems like a fraud on renters who pay the brokerage. - The building staff require generous tips to complete repairs, the super doesn't write things down, always claims to forget. - The team is highly engaged in side payments to park cars around ASP days, etc. - The handicap/stroller side entrance is piled with garbage, has rats and flies -- is always at a halfway point. - The workmanship on requested repairs or repainting is shoddy -- but if you complain, they're jack your rent in the next cycle 100% certain.

The other house was brokered by John Sloss , located in a fire zone only found out after we made offer. Told them to get insurance it had to have updated wiring and plumbing, assured it was. After thousands in inspection, lies . All out dated and unable to insure. Then it appraised 40k less than asking. 3 days before close , our agent Tyler Potter (who was on vacation along with selling agent John, told us it needed a mold inspection which after 20 years in buisness next to the bay, he had never heard of and the deal was dead. Truth, he told me prior that if its didn't appraise , the price would be lowered and that the reapirs I mentioned were not an issue. All 3 agents work for Coldwell banker.... Just like the prior reviews noted. Its a culture at this broker beware. I fired them , found a new broker and a new house with in 2 days at a fair price. with a broker on my side.
