CAUTIONARY OFFER This isn't a complaint, but rather a cautionary tale for those who want to move forward in the application process. I found it to be a bit misleading, and not as straightforward as it seems. First, ensure that your income before the application date meets the 3.5 income requirement. Secondly, they request a deposit, which shouldn't be asked if the application is gearing towards a declined decision . Yes, the funds are refunded, but why ask for a deposit if you know the application will be rejected? Lastly, what's the purpose of processing applicants through the application or pre-approval process if you're aware of their circumstances beforehand? The application fee is $40.00 per applicant. Again, this is merely my personal experience. Honestly so far so good. My partner and I are both self employed and Veronica has been very willing to work with us and has responded quickly to all messages I left on the website about upcoming rentals. It is extremely difficult to locate a rental in Benicia that fits our needs because we require a one story with small yard which is fairly rare. Delgado Property Management has surprisingly poor communication skills, and seem completely unwilling to make repairs on their properties. When I let them know about issues, they send incompetent workers to the home. The last plumber was five DAYS late, and stole one of my tools he borrowed. He also did NOT fix the problem, but told me he would request permission from the owners to open the wall to find the leak (kitchen sink, leaking and destroying kitchen floorboards), and then they just forgot about me. Although, they didn't really forget, because they left me on open each time I texted, I can post those unanswered text up here as proof. I pay 3k rent per month for a dilapidated home in Vallejo, and getting them to take care of anything is like pulling teeth. I am a busy designer for the Walt Disney Corporation, and I don't need to be bothered by these issues that fall on the responsibility of the homeowner. It also seems criminal to charge me rent, leaving the kitchen unusable for months. They appear to want nothing less than an adversarial relationship with me. What a horrible property mgmt company! So rude, so unhelpful, so uninterested, no personal touch to anything, I can not believe that a property owner would use this company! DPM does not even show you pictures of the apartment being considered; instead they merely show pictures of the grounds of the complex. Why are owner's using this ridiculous property management company ?? !! As a renter I hope the hell I don't have to interact with DPM ever again, I hope there are other companies to work with, or better yet -- where are the owner's to talk to? *Rented from them for 8+ years and it's always the same pattern. Issue comes up, they have long delays in getting things fixed and fail to communicate / provide updates. *This time its the upstairs Master Bedroom electricity that went out. Used their renters portal to open work order 3 days ago and of course I haven't heard a single thing. *Emailed the owner this morning and no response. Used their text system yesterday and no reply back. Called this evening and was told very rudely by owner Veronica that they sent the work order to Vine Electric and I should hear from them. *I asked her why she didn't communicate that to me and she yelled at me saying "Don't you know we don't use the text system anymore so why did you bother trying to text us". So...if she knew I tried to contact them yesterday using their old text system (she must get the messaged forwarded to her) why didn't she bother contacting me to provide any update or respond to my email from this morning? *She just blames and belittles me for trying to contact them via an old text system that I didn't even know they weren't using anymore. I've been meaning to write this review for a while! When I was searching for a home to rent, the Yelp reviews made me not want to go anywhere near this property management. But they had the best listings and we were eager to move out so we took a chance and had a great experience! This review is mostly for Mireya as she treated us like family from the beginning to end. She went above and beyond to make sure our family found the perfect home. She communicated us constantly throughout the whole process. Once we found our home, she requested for extra accommodations to make our home even better. For example, she persuaded the landlord to install a brand new garage door that was installed in the day of move in. There were "cloudy" windows that she also requested for her to replace. She did a through inspection of the home and pointed out any issues with the home so we would be aware. Lastly, on the day that we moved in, she gifted us a beautiful plant. Let me preface this by saying I'm glad I only had to work with this company for 6 months. When I was ready to move in October, I came across a Delgado listing on Zillow. They seemed responsive and welcoming, but by the end of this, I would learn that property management really only cares about where the money is coming from, the owner. Move in was smooth, questions were answered and if there were maintenance issues, it was easily scheduled through the app. Unfortunately, 6 months into the lease, the owner decides they want to sell and to CYA, they offered me 2 months credit in place of the 60 day notice per the lease. And though I was excited they were offering what seemed to be a generous offer, I would later learn 2 months doesn't seem like restitution for the amount of time, energy and resources it takes a renter to relocate. My concern grew when I never received anything in writing regarding this credit. I became more concerned when the property manager told me not to pay May's rent to help offset move costs and that wasn't in writing either. Due to miscommunication and how quickly this relocation took place, I felt at a loss for gaining some clarity or even support from property management. It felt like the 2 month credit was contingent upon turning the property over in pristine condition since there was no clarification in writing. I paid for professional carpet shampooing and cleaning to make sure it was, and upon pre-move out inspection, I asked I if touch up paint was required, and I was told someone would get back to me with the right color. I had patched the holes where things were hung, but never received information and was deducted $200 for touch up paint. Having just started a new job and then being told to move with tight purse strings after just moving 6 months prior is a lot for any one. And to add on a dry property management team who doesn't follow up or show empathy was the nail on the coffin. Their only saving grace is Mireya who seemed the most decent of the three. read more

Do not rent from this management company! Run away! Upon move out, they charged us for a fridge filter that we never had to begin with when we moved in bc they ordered the wrong one. I told them this- they didn't care. They charged us for cleaning the apartment even though we paid someone $350 to clean it and it was immaculate. We have pictures and proof, but they still charged us because we moved out of state and could not meet with them to show how clean it was or fight their claims. They charged us for carpet cleaning even though we were there for one year- CA law states that you, the renters, are not responsible for carpet cleaning unless there is obvious stains, which there was not. They were late on our deposit return - CA law states 21 days after move out date...we got our reduced deposit 40 days after move out, and tried to also claim the mail keys no longer worked, which they did. They only pay for the WORST AND CHEAPEST repair people if anything goes wrong and you are responsible for scheduling and following up with them when they don't fix it the first time. There are plenty of other management companies in Benicia and Vallejo. Do not make the same mistake we made. Best of luck- glad to be done with them forever. read more

See, renters need to get your shit together & have it ready to go.. the rental market can be competitive just like the sellers market for purchases. We're in a state of massive changes, Covid is pushing folks to want detached homes..which are slim pickins in Benicia. So while you dick around with your paperwork, others are applying too! I had my docs together and Veronica was able to get us into the place we want and has been super courteous to us in viewing the home again & getting final touches completed before we move in. It was almost impossible to get anyone on the phone in the first place as I got hung up on several times. Requested to view a few properties from this company and I would never get call back. When I would reach out to them and set something they would no show. On my way to view the property about 5 minutes before my appointment time someone called and said they were 10 minutes away. I waited over 30 minutes at property just for them to no show. During this time I called several times asking what was going on. They said she was coming and on her way. I was really interested in this property so I called again to set up another showing. I set something with the person who answered the phone. They called to confirm she said once again that she would be late when I said that is unacceptable. She then started to argue with me saying she was at the property conveniently at the time I said I left which isn't true unless they drive an invisible car. So from my understanding speaking back with DMP. They have their own policy with the owners which is that they will not allow anyone that applies to rent a home with them have 1 or more late rent payments. No damages to the house ect. This is a policy that you do not see during the application process. So make sure you ask these questions and get a thorough understanding before applying. I've called other property managements to see if they also have this policy and so far it's only DPM. read more

After what I thought was diligent research and the validating of references, I signed on with Veronica at Delgado Property MAnagement to manage my rental property in Vallejo, CA. She went from highly responsive to my phone calls and texts prior to signing up to literally crickets after signing on. Communications about ongoing landscape issues went seldom to never responded to. Problems with yard maintenance persisted so much so I was slapped with notice of violation by my HOA. Even then she dodged my every call. When I did get a quote for clean up of the yard, it was nearly 10x what I ended up paying after seeking my own landscaper to clean debris. When she did communicate it was hostile nearly every time. She was quick to push blame on everyone never taking accountability. Horrible communication by her and her staff. She did obtain pretty solid tenants who paid on time every time so I'm grateful for that much. The whole experience, and there were so many, was just awful. She is a mean horrible woman who has no business managing anyone's property. She collects monthly fees and does nothing in the way of managing a property. She never drove by my property to best of my knowledge cause if she has she would of seen how in disarray the landscape was. "We didn't take any money from you". This statement is exactly what is wrong with this company. This shows everything about your state of mind when dealing with your clients. If you had rented my unit quickly I could have another $500 in my pocket. Maybe I could of put that in my kids college fund. You are right you didn't physically take any money from me but you sure lost money for me by not being good at your job. If you had rented the unit as quickly as I did then I did the math it would equate to $700 I would have. This is exactly the problem. You don't care if your clients lose money. I trusted you with my small family business and you let me down which is why I'm so angry. I'm so disgusted by this whole interaction. You all should consider retiring. You are truly horrible at what you do. Also you want to talk trash about me and discrimination which is not true because I do not discriminate. Why did you do a background check on the one tenant you sent me with the incomplete application. Background checks are illegal in California. Why do you need to look at them if you aren't going to use them. I asked Veronica about this and she said we run them but don't use them as a reason to not qualify a tenant. Let me start by saying I have zero experience renting a home so I have no previous experiences to go by. My family is in the process of moving to Benicia from the Central Valley and originally wanted to buy instead of rent. We quickly learned that you gotta be fast to put in offers and be ready to be competitive with other buyers or you'll lose! The same is true with rental properties. Because we were in a time crunch I had to make a decision fast. I spoke with Khristine regarding a property I have only viewed from online photos and we got the ball rolling. She helped me through the whole process and was so kind and patient even after all my phone calls, emails, and questions. For her, I give 10 stars! My review isn't 5 stars due to a couple things I am not super thrilled with: 1. The photos are deceiving. Of course, angles are everything so the photos make the property look much larger than it is. And I understand everyone does this, because come on, who wants to live in a closet? Luckily we are only renting and don't intend to live the rest of our lives here. 2. I feel like their receptionist screens their calls. Whenever I called (if Khristine didn't answer herself) whoever answered would tell me, "She's out with a client right now, can I take a message?" When I tell them what I'm calling about maybe 75% of the time they'd say, "Oh, hold on. I'll transfer you!" I guess this is a way to prevent harassing phone calls? Mark, thanks! I am enjoying being a homeowner. It allows me to never again have to deal with property managers of your caliber. Nice story but you kind of missed the point. I won my case. What the court actually decided was that the additional 460 dollars you wanted to bleed out of me were unwarranted, and in fact illegal under California law. The court did agree with all but 26 dollars of the charges you made against my security deposit, judging that I was due a refund of those 26 dollars. Because I won my case, they also ruled that you had to reimburse me for my court fees. As a result, instead of me having to pay you 460 dollars, you had to pay me something like 116 dollars. Make sure you don't expect your deposit back when you leave their property. The "companies" they hire to "fix" the place after you leave doctor up and OVER charge. When I moved in they said they carpet cleaned and had cleaners clean the house. What I found was different from what they told me. I found spiders, silver fish and bugs the day after I moved in for some reason, not to mention 2 black widow spiders that laid eggs (meaning they were there a long time). I will never rent from them again. If I had the time I would sue them for my deposit and I'm sure they ripped off others on their deposit as well. read more
