The Benicia office was great but the person, Bailey who handled applications was horrible. We tried to submit an application, called, left a message and never heard back. The next day I called and apparently it was too late and our application the previous day didn't go through, and we found out a day too late bc she never called me back??!!! This is completely unacceptable. I cannot believe the unprofessionalism and lack of care with this company'. It's rude and dismissive. read more

They are only for the money! We moved out on the 16th of October. We made sure that it was spotless. We even hired a professional carpet cleaner for the one bedroom apartment. But when the security deposit came in the mail, they deducted $310 from it because of "cleaning and utilities" according to them. They said that the utilities for that 16 DAYS, was $72.14 when in fact it's worth a whole MONTH of utilities. Our deposit was $2050 and they're returning only $1740. It is frustrating especially because we left the place spotless. We spent the last three days of moving out, cleaning the small apartment. Oh and during our one year lease, our utilities are shared so all the tenants pay, they don't even show the whole amount of used utilities for the month. They just show that amount that you owe! DO NOT RENT FROM THIS MANAGEMENT! They are only for your money! read more

If I could leave 0 stars I would. My fiancé and I began looking at properties to rent. We don't have rental history which I was upfront about and I am in a debt repayment program which also looks bad to landlords/owners. We applied for a 2BR in Vallejo and a week later received a text message that they couldn't approve us for the 2BR because of the credit history but we did qualify for the 1BR. Just a little background we make approximately $7,000.00 a month. Both of our Credit scores are in the upper 600's also. Yes we have debt but we can afford rent and all of our bills. I had reached out multiple times to contact the property manager and did not get any response. They told us we were approved for a one bedroom via text message and once I asked about it I was sent a denial email stating that we weren't approved. Just a word of advice to all of the property managers -- DO NOT TELL POTENTIAL TENANTS THEY ARE APPROVED FOR A PROPERTY IF IN FACT YOU DID NOT CLARIFY THAT INFORMATION WITH THE OWNER. read more

We had put our home in the market knowing that it would sell fairly quickly so we decided to rent while we search for our forever home. We've been very happy with Solano Property Management's service and staff over the past three years. We live out of state, which makes good communication especially important, and Priscilla and Robert have been very responsive and pleasant to deal with. Their maintenance person was quick to get emergency plumbing repairs arranged when an outside pipe cracked. They found us wonderful tenants and we didn't have to worry about anything. We received our refund less the cost of cleaning the carpets which is understandable since they were supposed to have been cleaned when we took possession of this rental. Something I can't verify. If they did clean them before we took occupancy, then it would be fair to clean them when we vacate the premises. What was not fair, and what was offensive, was an additional invoice for general cleaning for $200.00. This is after we had the rental cleaned the day before by 3 people along with one of the renters supervising for 4 hours and paid $300 for the cleaning. The cleaning service we used specialize in egress and ingress cleaning homes/rentals. Not to mention that they have been cleaning our homes for the past 11 years including every month of the 3 years & 2.5 months we were in this rental. Here is how the inspection went: 1. It consisted of a walk-through at the upper level as we explained the nails & screws in the wall were there when we rented the condo. We didn't add or hang anything because we knew our stay would be temporary. 2. There was a missing light in the master bathroom we never purchased & installed because we didn't need that much lighting. 3. There were 4 lights above the dual sink counter. Two were removed or lightly unscrewed because there was no need for that much intense lighting. 4. There were 2 light bulbs burned out in the chandelier over the dining area when we took possession of the rental we never replaced because there were 2 of us and we rarely used it choosing to eat our meals in the kitchen instead. The only lights I did replace were the exterior lights that were already burned out when we took possession of the rental. 5. When we reached the kitchen, the Solano Property Representative opened a kitchen drawer and wiped her finger on the liner paper inside that had been there from the previous renters and possibly the renters before those renters. She didn't pull up dust or dirt, she felt years of grit from old paper lining. 6. Then the representative went to the kitchen plantation shudder and wiped her finger on a shutter blade and deemed it dirty. She didn't show us her dirty finger. She just raised it from 15 feet away so we never saw any dirt. We left the kitchen window open after cleaning so that the vapors & odor from the cleaning materials would evaporate before the final inspection. This housing complex is a constant leaf blowing project so if some grit landed on the plantation shutter when the window was left open for 24 hours, so be it, but does it constitute an invoice for $200.00 for "touch up, details, wiping down and re-cleaning". And besides, no other shutters throughout the house were checked, just the one shutter blade in the kitchen. First of all, what did their contractor exactly reclean? The house was cleaned methodically from top to bottom, from the oven & microwave to the refrigerator and all the floors & bathrooms, closets, drawers, storage room and garage. If they paid their contractor $200.00 and then penalized us by passing the cost to us, they didn't do much work for that fee, and insulted us in the process. Solano Management who pride themselves on competency and integrity could eliminate this sort of criticism going forward by adding into their egress process the fees for all cleaning so that it meets their expectations and their level of comfort of what they deem cleaned. If they had taken the time to look at the "Move in / Move Out" inspection report from the property management firm they purchased months earlier, they would have realized we returned the rental in better condition than when we received it. Renters need to be aware of the subjectivity placed on them by Solano Property Management in the "Move In / Move Out" process. read more
