Beautiful units . The new management lacks experience . And when addressed complains they worked 80 hrs over the holiday and are new to the company. Therefore they don't hold themselves accountable for errors and misguidance their employees gave to current tenant. With seasoned management , mature individual . ****Beware: Unfair Collections Tactics at Kruseway Commons Rating: As a former tenant of Kruseway Commons, I feel compelled to share my utterly disappointing experience with this property management company. My time there was marred by an egregious lack of communication and transparency, culminating in a shocking ordeal of being sent to collections without any prior notification. First and foremost, Kruseway Commons failed miserably in their duty to inform tenants about any outstanding balances or issues with their accounts. Despite diligently paying rent on time and adhering to all lease agreements, I was blindsided when I discovered that I had been sent to collections for an alleged debt that I was never made aware of. The sheer incompetence displayed by Kruseway Commons is astounding. Instead of engaging in open dialogue and attempting to resolve any discrepancies, they resorted to underhanded tactics, damaging tenants' credit scores and causing unnecessary stress and financial hardship. It's evident that their priority lies in squeezing every last penny out of tenants, rather than fostering a supportive and fair living environment. Furthermore, attempts to reach out to the management team were met with indifference and apathy. It's evident that once they've secured your signature on the lease, they couldn't care less about your concerns or well-being as a tenant. This lack of accountability and disregard for tenant rights is utterly appalling and speaks volumes about the company's values--or lack thereof. In conclusion, I strongly advise anyone considering renting from Kruseway Commons to proceed with extreme caution. Don't be fooled by their polished facade; behind it lies a company that is willing to resort to unethical and predatory practices without a second thought. Save yourself the headache and heartache, and look elsewhere for a property management company that actually respects and values its tenants. This place has turned into a nightmare. Don't rent here. A year of construction with noise, beeping, dust, parking nightmares, and no rent reduction. Day in and day out. All to build a three-story monstrosity that doesn't fit in. Where there was an open green-space park we now have something that looks like a prison. Next, they are going to tear our apartments apart to add new heating. Everything is about money--no way to have a nice living arrangement. Management is useless and often not around for days. Oh yeah, did I mention the huge rent increases every year? Watch out for the bait and switch when you go to rent: add a couple of hundred to their quote. read more

During the tour we were told the apartments were brand new, built within the last 3 years. A 1 year lease was signed and we were forced to agree to a sight unseen and acceptance of the apartment in the current condition. Since we were told the apartments were new, we assumed this would be fine. The day we got the keys and moved in, the apartment was in very poor condition. There was visible water damage, black mold, broken blinds, the kitchen faucet was not attached, 3 closet doors were completely broken, and there were ants. The carpeted bedrooms had such cheap, thin carpet the tacks stuck out of the carpet and damaged your feet when you walked on it. After reporting this to the office (the same day we got the keys) they were reluctant to help. After complaining for a few days, they finally sent maintenance in to make some repairs. During the entire year we rented from them, it was difficult to try and get help for the repairs to the point where we had to go to home depot to buy the items for us to make the repairs ourselves. We also received harassment from the maintenance staff. Several times we were watched by them and had to close the blinds just to live life. It even got bad enough they were breaking into our apartment when we were not home. When talking to the office, we were informed there was a lockbox for the keys that was time sensitive and that this couldn't happen. LO police confirmed that someone from the complex broke in. After moving out, the apartment had hidden fees they didn't tell us about. Before moving in, we were informed the deposit is fully refundable. We are not getting our deposit back because of all the hidden fees. It sucks because we left the apartment in better condition than what it was when we moved in. Think twice before moving here. read more

Good location, nice enough complex, generally quiet, some of the office staff is great, some not so much. My main complaint is that the apartment was dirty when I moved in. It looked good superficially, but, with time, I came to realize that if move-in cleanliness could be assessed on a 0 to 10 scale, with 10 being as it should be, this was a 6 or 7. I found the previous tenant's hair in four locations: carpet, clogging up the bathroom drain (tub), on an old towel left next to the clothes washer, and on a door. There were bacterial colonies in the toilet bowl, and a high window ledge was covered with dust and dead bugs. Pretty gross in some ways. So, just because it's an expensive complex in LO, don't assume the best. read more

I have lived at Kruseway since May of 2021 and only have great things to say. Any maintenance requests have been responded to quickly and effectively, any questions to the management staff have also been answered quickly. The amenities on the grounds are well maintained and there are always improvements being done, such as "central" air being installed in all of the units, updated painting and the upcoming new fitness center, dog wash station, and yoga studio. Great neighborhood and school, walking distance to many restaurants and a quick 15 min drive into Portland. read more

I moved here from Southern California a week ago today, and leading up to my move-in date i was in constant contact with lease agents (Tracy & Morgan) on a daily it seemed. They were FANTASTIC in answering ALL of my questions & concerns i had since i hadn't actually visited the complex in person -- I did it all online. When i arrived to sign my lease & inspect my unit, every staff member in the office was friendly, warm and welcoming. Not only did they take time to have small talk with me, but i was able to view my beautiful new home without pressure, AND was affectionately welcomed "home" by the property manger herself (Emily). I would HIGHLY recommemd this place for anyone looking for peace & quiet, as well as a beautiful landscape that surrounds the interior & exterior of the property. Not to mention the modern living space, i couldn't have asked for a better place to call HOME. read more

My husband and I currently moved out of Kruseway Commons at the end of August 2018. Prior to move out, I emailed the manager for expectations upon moving out to avoid extra charges because we saw reviews of that happening a few years ago. We gave them the benefit of the doubt and decided to trust that they would take care of us. They told us to leave the nail holes in the wall & give the apartment a good cleaning. I am a VERY neat and clean person. I spent 6 hours cleaning every surface of a 1 bedroom apartment. About a week later I noticed that our lease break check hadn't processed so I email the manager and he said their check scanner just got fixed and our check should clear in a day or two. Fast forward 3 weeks later- the check hasn't cleared and we received a later with charges to our apartment for sanitizing the kitchen and bathroom along with nail hole repairs. I called the office and found out they LOST OUR CHECK and kept passing blame for the charges to the maintenance department and never gave us concrete reasons for the charges. They told me that they would clear this up before the date we had to pay, but actually, they ignored our emails and calls until it was either we get sent to collections or pay the money. We are nice, clean people who love to think the best of places, but I'm telling you, this apartment complex is in the business of ripping people off. DO NOT MOVE IN HERE! There are plenty of other wonderful places to live! read more

Management at Kruse Way Commons makes it an absolute BREEZE to move in, but makes it a living nightmare to do anything after you're locked in. Need something in your apartment fixed? Don't count on it being done in a timely fashion, or done the right way, or in some cases even done at all. Want to have a pleasant chat with someone at management? Nope, that's not going to happen. And just like other reviews, don't count on ever seeing your deposit again. I fought tooth and nail, and barely got the smallest portion back. And when I did get a few dollars back, they treated me like they were doing me a favor, even though it was MY MONEY. I lived in Kruse Way Commons for over 2 years, and when all was said and done, I was treated like a mere number. I have so many friends in the area who have had wonderful experiences with their apartment complex management and the whole experience has been smooth. Find a place like that. One of my buddies still lives there, and had a real unfortunate situation take place. The online auto-payment failed one month, and they charged him a nonsensical $150 for something that was management's fault. They will nickel and dime you every time. Lived here for almost four years. It's a great location and the units are cute, but that's about it. Management raised my rent by $100+ every year- greedy much? And beware of the move out cleaning fees- I'm very clean and paid over $2k in pet rent and yet still got charged $150 for carpet cleaning upon move out. I think I paid for that carpet cleaning 10 times over especially since I was supposed to get a free cleaning multiple times by re-signing my lease and they never followed through. Also, I know several carpet cleaning companies and $150 is pretty steep for the small amount of carpet. They also charged me for paint- keep in mind my paint was patched when I moved in and after four years a fresh paint job is standard wear. But based on the other reviews and talking to my neighbors who also moved out, I got off pretty lucky! read more

I had lived here for 5 years, this last lease renewal they increased my rent 68%! AND they wouldn't show anything that supported it. After talking with many of my neighbors, I found out that my monthly rent would have been $300-$400 MORE than anyone else. And again, refused to show me anything that supported that increase. Needless to say, I didn't re-sign my lease. And during my last week there I found out that they actually lowered the current asking rent. This new management is the worst ever- we used to have a different company, they were fantastic, the new group- shameful. Stay away, stay very far away. The location is great, but the complex has gone down hill since the new company took over. read more

The management of this place is wack. They took almost 2 weeks to redo my balcony (said it would take 5) and in front of my door in 90 degree weather. At the same time, they were and currently are still tearing up the pool so I can't have family or friends over and have to drive somewhere to not burn up and die. Also, every pool opens May 26th. They promised June 1st. Today they have said it's now June 27th (I'll be gone by then, sweet). But it's totallyyyy okay because they're offering us PART OF A DAY at an INDOOR pool someday but who knows when. Thank god, that totally makes up for it. Thank you so much. I recently moved out and had to break my lease. The office staff was obnoxious. I was called shortly after putting in my notice and told they needed my $2,500+ right away. I had already paid my rent for my final month and this was soon after. I was reminded in a tone of voice that was quite snotty that "you signed a lease." They wanted to know when they would be getting that money. I had two more emails about it during the month, in case I forgot or something. I felt harassed. I moved in when Greystar managed the apartments and the office staff was pleasant and helpful. Over time, it was turned over to PinnacleLiving. The office has a revolving door for staff. Originally, I was happy to find my apartment. It had parking and I did not share my entrance stairway with anyone else. I thought the pool looked inviting. Once it opened in May it was crowded with children. The hot tub frequently had many younger children in it. Eventually the pool water turned green. They had to shut it down. It became a pond. Too many using it without showering ahead of getting in and improperly maintained, in my opinion. It was unusable and no longer inviting as it was when I moved in. It took several weeks during a hot summer to resolve. My apartment was stifling hot in the summer and I had to buy an air conditioner for one window and fans to keep the air flowing. It was over-insulated. I had to use DampRid to prevent mold. Even when opening windows for fresh air. When I moved out, I left my apartment immaculate. I took photos as proof. A maintenance person with no patience walked through it with me checking everything in a quick abrupt way and said that they will probably charge me to clean the carpets. I am not sure if they really did but I was charged $60. When I moved in my apartment smelled like smoke from the fireplace. It took several months for it to dissipate, I left it in better condition than when I moved in. Despite them receiving my $2500+, I received a bill in the mail for utilities over $150+ more and no deposit was returned. I called to object expecting some humanity. The lease break check is a separate transaction as the manager explained to me. I was told if I chose not to pay the extra $150 in 14 days I will be sent to collections. I always paid my rent on time and my utilities for which they charged extra for water. Electricity, cable are not included in the rent price either. This final bill is in most likely in error. I was charged extra for water utilities up to my last rent payment. Unfortunately, I believe it is a set fee not based on usage just days. 59 days to be exact for my 2 bedroom apartment was then tagged onto the end of the list of payments and what is owed. I am disappointed that it was a rough exit and my request not to charge me for carpet cleaning in light of everything else fell on deaf ears. I would not recommend this apartment complex to anyone. The goodwill I felt from renting here initially is long gone. I have been worked over by the corporate machine and it's local staff. I feel sorry for anyone that has to deal with Kruseway Commons. read more

Staff are courteous and responsive to maintenance requests. A few months ago, staff noticed roofing issues and worked with us so that it was the least disruptive to us but more importantly they wanted to make sure we were safe. The community is clean and well-kept. Neighbors are nice and the community is quiet. There is sufficient parking and the apartments are nice looking and comfortable. read more

My husband and I only lived here a year before we bought a house and we loved the location. Our apartment was updated which was very nice. When we moved out they charged us for new oven drip pans ( we had a flat stove top) they did end up taking that charge off but we had to pay extra for our carpets to be deodorized... Even though we lived there a year.. Had no pets... No kids.. So be aware of mark up fees when you move out. read more

Kruseway is a wonderful place to live. I feel safe and taken care of. Its extremely close to the freeway and downtown. Their apartments are well taken care of and it feels like a nice clean community. I am impressed and all the updates they are doing are so worth it, making the place even more awesome! read more

Big Cheaters, with recent changed Management. Lived here for 14months. No Matter how clean you give, minimal Cleaning charges they put is 500$ when you vacate. I have got it prof cleaned every wall, kitchen and bath rooms and living rooms including carpet, still they charged 500$ and management says they were favoring me to keep these charges minimal. 250$ for carpet clean, 150 for painting, 100 for odor removal and what not. I have seen this happening to many of my friends who left Kruseway. Big time cheaters. I am going to dispute these charges and drag them to court. If you are smart don't get into this mess. read more

I have lived here for 3 years. I used to be a nice place, however it has really gone down hill. Management does not respond to any issues. They don't know how to calculate rent, water or carport pricing. One of the girls in the office is just rude and very condescending. My lease is up in June and I am out of there. There prices are out of this world for what you get. The property is not being maintained like it was before and I have been told since they were bought out by another property manager lately, things will get worse. I bet the prices will still go up though. Seriously, I would not let my dog live here. read more
