This has been an extremely frustrating and unacceptable experience from the start. We were pressured into moving in 15 days earlier than our planned move-in date, yet the property was clearly not ready. It has now been over 40 days since we moved in, and we still have not been provided a gate code. While we were given a remote, that is not a reliable or sufficient form of access. I have already been locked out of the property and had to wait over an hour for someone to let me in because I did not have the remote on me. This is not just inconvenient--it is a basic access and safety issue. A gate code is a fundamental necessity and should have been provided prior to move-in, especially given that we were asked to move in early. The lack of urgency to resolve something this simple is extremely concerning. On top of that, communication has been consistently poor. There are no proactive updates, and we are forced to repeatedly follow up just to get basic information, with little to no resolution. At this point, it reflects a serious lack of organization, professionalism, and regard for tenants. If this is how basic issues are handled, it raises major concerns about how more serious matters would be addressed. I would strongly caution anyone considering renting through this company. This situation should never have been allowed to go on this long, and I expect immediate action to resolve it. read more

So I've been renting for 5 years never had a problem, all of a sudden they feel the urge to pay my garbage bill when it wasn't even due until today and now they're trying to charge me $335.00 the garbage fee and an extra $80 fee. Even after I had paid Recology. This is ridiculous and I'm sorry I will not be paying that. I will gladly contact Recology and have them reverse your payment. I just added a screenshot of the inspection report that Krystle shared was done in February. It was not released to me until May as a result of this complaint. This is the perfect example of the communication challenges that were continual and frankly unacceptable. My home definitely had interest, this was a miscommunication between the leasing agent, myself, and the tenant. I am not referencing the incident in March 2023. Although, 3 weeks is a long time to send someone out to respond to a concern, considering the amount of rain we had. I am referencing the leak that occurred in the sunroom in Oct. 2021 and was resolved in April 2022. That is five months and I'm happy to share screenshots where I document my shock and concern. I have given warm, direct, and explicit feedback and unfortunately, it was unheeded. This is not a case of me not sharing my concerns - this is a case of my concerns not being taken seriously. However, I am hopeful that the team will use this feedback to better support their owners and tenants. I wish you all the best of luck in that endeavor. This company overcharges for services done at the property. For a replacement of a device that cost $35.00 dollars they were charging me over $800.00 dollars. When I asked what was the cost of labor and the cost of the device, the response was, if you have somebody else to do it for you, you can. That should have not been a response as we are charged monthly fees. I always had to pay attention how much they were charging me. I do not recommend them. Does anyone know the processes of Krystal Property applications? I am having a hard time getting answers from them. I submitted an application for myself and my husband for a home rental. I was told in an email from Stephanie " Unfortunately, we will not be able to help you rent through Krystle Properties. The rental references were not positive, and we do not feel comfortable moving forward". I called Stephanie to ask her what happened because I have NEVER received a bad rental reference. Only to be told that the information was confidential, WELL HELLO THIS IS ABOUT ME, therefore how is this confidential!! I am disappointed I spoke with Abdul and I felt that Krystle Properties were being unfair. I am paying way more in rent at an apartment then I would be in their rental. I would like to know what kind of questions Krystal Properties is asking, as I feel that maybe some of their questions are not appropriate. I moved into a home they manage and the floor is uneven with nails sticking out, the entire floor isn't level anywhere, the house is freezing and they won't replace the heater. They have abused me by sending me a picture of a fireplace on Amazon saying I can buy and replace it, although that would mean I'm breaking my lease agreement. After using krystle properties for 3 years, this is what their slogan should be: "Hire us for your next rental and managment needs, we suck at our job when it comes to what you pay us to do but we have perfected the art of lying, bullying, disrespecting, and blaming everyone else, if we can't fine a person to blame, we will even blame the client's dog but we will NEVER take responsibility for our actions and will NEVER keep our word to our customers, because at the end of the day, we don't give a shit about you." I started using KPM for my rental house in Vallejo, If I had known what I know now, after thowing thousands of dollars away in "management" fees, what a joke! I would have rented out my house on my own. The people I had the unfortunate "pleasure" dealing with were Derrick, Kathy and Davina. Kathy and Davina visited my house 3 times to "inspect" it and even after extensive cleaning my husband and I did, they still forced us to pay their maid service because our cleaning wasn't up to their "standards" In return we were promised:"dont worry, your house will be return back to you in the condition we rent it out to" which should be spotless, and that was the first of many lies they would tell...When it was time to discuss the rental price, we wanted $100 more than what they wanted, a day later I received a nasty email from Derrick, demanding us to lower the rental price otherwise they won't work with us. As a young professional couple with busy lives in San Francisco, we agreed on their rental price and to work with them despite the uneasy feeling we already had about the company....fast forward 3 yrs later, we decided to end our relationship with KPM.  First problem arises when I found out the renters had decided to move out a month before our agreed date and no one from KPM felt the need to let me know, the same people who had never been shy about blowing up our phones multiple times when they needed something from us didn't have the decency to call me once. When I called them to ask about the move out process, that was when I was told the renters were moving out in a week, and to make matters worse, Davina told me:" I already did the inspection and the house is "broom clean".... A day later I went to inspect the house myself, the front gate was left open, oven was dirty with food scraps, a huge dead patch of grass in the yard, the carpet looked like someone dumped and smired dirt all over it. I went to the office after, Davina was nowhere to be found and Derrick never apologized once but continued to make countless excuses. The next day I emailed Davina, simply expressing my surprise as to how she could have missed all those things and the house was not broom clean nor in the same condition we handed to them, her response was to blame my dog for chewing up the hallway carpet 3 yrs ago, we stayed at our house with my very well behaved dog for less than a week and she met my dog once for less than 10 mins, I couldn't wrap my mind around how she came up with that accusation, in the same email she also accused me of wanting to use the security deposit to remodel the house... After a few more emails Davina changed her tune and offered to send a maid to clean everything....that was over 2 months ago. She never sent a maid, she dodged my calls and emails for 2 weeks, never even had the integrity or decency to explain to me what happened, maybe she's so use to lying she couldn't remember all her lies....I basically got ghosted by a company because I wanted them to do their job, that's how shady and dishonest this company is. Oh yeah I also filed a complaint with the BBB. Do yourself a favor, hire a lawyer or look elsewhere when you want to rent out your property, don't waste money on these people, they are not there for you, they will lie to get your money but they really don't give a shit about doing their jobs. Harassing and racist maintenance. I called the office and told them that the maintenance guy yelled racial slurs at me and looked drunk on the job and they did nothing. Considering the gravity of his actions, having parked in the fire lane and not letting me exit for 20mins then cursed at me while yelling that I could have exited using the steep exit (which I tried before having to back out because my car is average sized and skid against the pavement). They need to vet their maintenance people considering he was racist against my race and the majority occupants are of that race and change their exit routes to where it does not cause damages to cars. They need to be sued for car damages. read more

I wouldn't dare recommend Krystle's to a Renter or Owner. Their staff is UNPROFESSIONAL and hired maintenance contractors are SCAMMERS. Krystle's do not thoroughly inspect property before renting them out, hoping flaws pass a blind eye and saves them money to NOT repair. Derrick and Gavin are the worse two to try and resolve any issues with that are untrue/ unfair. They hire the contractors and then want you to do the leg work to dispute untrue charges. Which has led me to reach out to the actual property owner to inform them of their poor and unethical practices. We've been having Krystal property management handle our rental since 2012 and couldn't be happier. They are detail oriented in managing the property and screening tenants we have never had an issue. They physically went to our rental property and talked to the neighbors to ask how the tenants were past 2 years before renewing their lease which is what more than most management companies would do. I have not been able to find someone as detailed for managing our Texas property like this company has. They are transparent in fees, what needs to be fixed and what company they are using, and how much items costs. They are communicative and called even Christmas Eve to address any concerns they may be having. We highly recommend them for property management! read more

They the worst kind of management company. After paying rent on time and having no issues for 2 yrs upon move out they took illegal deductions from the security deposit. They provided inadequate details for deductions. They violated CA law by not providing a detailed accounting within 21 days. When these issues were brought to their attention they said their decision was final. Despite acknowledging that there was an error in the invoice they refused to budge from their position. They are arrogant and legally in the wrong. Do not use them or rent from them! UPDATE: They claim they were within the law, they were not. Their arrogance is astounding. Their reply that they are somehow a "neutral" party when in fact they are the agent of the owner is comical. Their egregious attempt to have tenants pay for costs that are the responsibility of the owner is outrageous. I have filed complaints with BBB and the DRE. Great experience all around. My wife and I had a single weekend to find a 4-bedroom house to rent as close to her new job in Napa as possible as we had to move in just a couple of weeks from San Diego. We found an acceptable property in American Canyon managed by Krystle Properties. With our excellent credit, there was no problem renting it. Now came the challenge... the house had been empty for a while so the sewer debris "hardened" from lack of use. The first time we used the washer, sewage backed up ALMOST overflowed out of the toilet in the bathroom. We called Krystle and they had an emergency plumber out to at least prevent the disaster. The house didn't have a sewage "trap", so another plumber came out the next day to add one. Kudos to Krystle to taking care of this potential devastation ASAP! They also had the plumber fix our low-flow kitchen sink faucet issue as well. Since then, besides a mandatory smoke detector and furnace filter inspection, they have been hands-off unless we need them which makes them the perfect property management company. The final plus was after moving out, and cleaning the house using one of their recommended cleaners (it was spotless), they refunded our entire deposit without any hassle. I would definitely recommend Krystle Properties to others and would use them again without hesitation. read more

Let me say - thank goodness for Davina!!!! I need to start by saying we had some challenges with this property- NONE of which were due to Krystle Properties or the management team. We consider ourselves good tenants when we have to rent. We are moved around quite a bit due to my husbands job. We dread it but it's a necessity. Even though we rent sometimes, we maintain a high standard of living. We found a property we felt would be perfect for us. The application process was smooth and easy. We began to move in and that's when we knew we had a problem. The property owner (not Krystle Properties) showed up unannounced two days after our moving truck arrived and the owner buffalloed his way in the door! Just walked right in after introducing himself with "Hi we're the owners!" Highly. Illegal. The owner himself was an absolute nightmare. He would drive by and complain constantly. I do NOT know how the team at Krystle dealt with these people but I know that they did everything in their power to ensure that we were able to enjoy the property without too much drama. When it came time to move, I was nervous and stressed. I was well aware the owners would be going over that property with a fine tooth comb the second I turned those keys in. I also knew we had returned the property in better condition than when the owners gave it to Krystle. We removed their carpet stain, repaired the wall scuffs and damage from their movers and turned the property in beyond rent ready. This is where Krystle Properties shines. Davina did a pre inspect with no noted issues, worked to get us answers to questions (such as do we leave child locks installed) and every dime of our deposit was returned. Every dime. Had it not been for Krystle Properties, we would have ended the lease early and been in a lengthy court battle. We were given a glowing reference and we were spared a lot of drama. They continue to ignore the issues until we terminate the lease, and now they want to charge us to repairs all the issue, and they put us in collection during COVID-19 and kept all our deposit and still want us to pay thousands for repair, after they ignored all the requests for years. Excellent all around. I have utilized Krystle Properties for 7 years as a renter and as a realtor when I was going to purchase a house. I found the rental process easy and straight forward. Housing is a challenge in the Bay Area and rental units get snapped up quickly. Luckily, the team listened to what I needed and worked with me directly to get into rentals that I loved. Anytime I had an issue with maintenance I found it was because the house owners (not the management company) were being cheap. KP advocated for the maintenance to be completed. When I was ready to start the house buying process, Krystle worked with me to explain all of the steps and procedures. Of course as a potential home buyer I had to do my own due diligence and researched how to proceed. But Krystle was available through the entire process and able to answer all of my questions. I've found all of the financial aspects of renting and buying to be legitimate, transparent, and straightforward. I really appreciate this. I just moved to Louisiana St. and from the bottom of my heart I love my new home. Yet unfortunately, like many others have stated in their reviews-- management is completely unprofessional, bias, and inept to handle any Maitenence issues. Currently, it's been 31 days since I've had a fully functioning stove. Before I moved in, I sent an email with pictures showing my oven was faulty, I gave them 10 days before my move in to assist. Day of move in (despite the fact the scheduled my move in date on a day their office was closed) I was excited for a fresh start. After realizing NO work was done -- I forwarded my concerns to everyone in management when i realized Davina the Maitenence manager was in over her head. Why else would it take over 30 days to assist me? Is this company breaking fair housing laws? Who else is paying full rent for no repairs? I can only wonder, but there was a direct correlation with me escalating my email for further assistance, and Davina no longer corresponding with any information regarding the stove. Furthermore, I have sent an email out regarding it being past 30 days given the reasonable time to assist. I will keep you all updated with what happens next! I've only been here a month and I feel bad for "Healy" (I think this is the owner of my houses name) because if they can lie about a fix "scheduled" right in front of me, they will lie when I get it fixed in lieu of their management and send them a bill for their repair afterwards. 0/10 do not recommend this company. read more

I contacted Krystal Properties by phone and email to let them know that the property they manage next door to me is being abused by the people renting the house on the other side of them. Drug sales are going on 24/7 and captured both visually and on camera by the surrounding neighbors. The renter of the house next door to me that is being abused has not been seen for over two months. There was a car parked in the driveway a couple of days ago. When I and another neighbor went over to talk to the people, they told us that they had lived there for quite sometime housesitting for the people who lived there. We knew that they had not been living there as many of us have been watching the house out of fear that squatters might take it over in the event that the renter was out of town for an extended period of time. I informed Krystal Property Management that water and possibly electricity were being stolen from the property by the house on the other side. Today, my front and back yard are being flooded by running water from the Krystal Properties Rental. When I finally got a return call from the maintenance contact, I explained to him that the renter had not been seen in over two months, and explained that the garage door had been damaged, there have been people in the house, legitimately or not, and water, and possibly electricity were being stolen by the renters on the other side of the property. I was told that none of this was my business. No one wants a neighbor, or neighbors, watching their every move. However, if it is noticed by several neighbors that no activity is occurring at a property for weeks and no one saw them move out of the property, it is reasonable to assume the owner/renter has been gone for an extended period of time. The maintenance individual told me that the rent was paid up. Therefore, the assumption was validated. Krystal Properties has an " attitude." Not returning a concerned phone call and email is incompetence. I do not care if someone is out of town, has someone check on their home (if that is what was happening, or has paid their rent). My concern is that the individual living in that home has no knowledge of the abuse that they may be held responsible--damaged garage door, theft of water and electricity. Krystal Properties should have acknowledged my concerned call and email and let me know their next steps. Instead they tell me that none of this is my business. Insufferable, unprofessional, perform slipshod jobs and lairs. As a previous renter/tenant i would strongly suggest to never give Krystle properties any business. I could have gotten seriously ill from bio-hazard waste water in our townhouse that an unlicensed person Krystle Properties sent to do the plumbing work caused, and the maintenance department neglected proper action and while doing so lied and talked down to me. Krystle Properties had a person who isn't licensed to do plumbing work on our neighbors unit, he messed up and caused our toilet to over flow causing feces to get all over our bathroom. Shortly, after the guy who performed the slipshod job ran off and 'I' had to call the maintenance. Yes, "I" had to call maintenance, not the guy who messed up the plumbing, not the on-site manager who was fully aware because him and the guy who messed the plumbing were running around the complex trying to turn off the water. A licensed plumber came out. The following day Krystle Properties never sent out a cleaner to clean the feces all over the bathroom, which i was told they would. at the end of the day after many attempts to contact them, they then told us that we/ the tenants have to contact the cleaners. Which by law it's their job because they are the management company. And by all ethics they should because that's their job to manage. Or place smelt horrible due to the feces and overflown toilet water soaking into the carpet, when Davina finally came out to "inspect" she give me a horrible attitude told me repeatedly it smells like cat not sewage. The carpet never got replaced even thou i was told by Davina it would be. We made several attempts over3 weeks to have the carpet look at, and the carpet guy finally came out took measurements then left. We figured, since it took them 3 weeks to just look at the problems, not fix them and gives us the run away. Then we will no longer rent from them. Many times i found dirty condom and needles in the parking lot. Many tenants get their car Windows busted out. When a couple of tenants informed Krystle Properties of the property crimes, they simply tell us and the other tenants to look at the crime map of Vallejo. Which means they don't care and will not do anything about it. Basically, had the maintenance department of Krystle Properties did their job properly there would be no problem.They were fully aware of the problems. I could have gotten terminally ill or a horribly illness from bio-hazard waste water that soaked into carpet, however Krystle Properties didn't treat it that way, they were woefully neglectfully. read more

On 10/24 with the storm we had water coming in. Our bedroom carpet was soaked in water. I informed them right away. They sent someone to look at it the next day but nothing was done. Then after that we sat on that very smelly soar smell for a week and a half. During the week and a half wait I called Krystal properties again dthey said they are waiting for owner to respond. After that call I received an email that my work order was cancelled. In my second call to them they said the same thing they are waiting for the owner. When I asked when did they contact the owner, they said, "I contacted him when I contacted him". Right away I had a feeling they had only made one call from the initial incident. I then asked to speak to the CEO. Then they said they would contact the owner and the same day they came to remove half the carpet. That was on 11/3/21. Today 11/7/21 I'm still without a new carpet and without any follow up from krystal properties in regards to finishing the work. The sadness part is that the person that has been giving me such poor service is the maintenance coordinator. And this is not the first time he has given such poor service.
