They did not call the municipality to look for any liens prior to closing. After closing, I discovered a utility bill that ended before I bought the house. I sent them the bill and this was their response: "Good morning, Unfortunately, you would need to take this up with the seller as a final water/sewer bill was not provided at closing. The title company checks taxes, but we do not check utility bills - water/sewer. . . See policy attached." Pathetic. Don't use this company.
