When I moved in 3 years ago my carpeting should have been replaced but it wasn't. I went round and round with the office and long story short the old management company failed me. I made sure to document everything that happened so as not to be held responsible for the condition of the carpeting when I moved out and I thought about moving out it a lot since then. Fast forward to now. With the new owners came new management, new staff, new upgrades, a new fitness center and a a much friendlier feeling overall. One amenity I love is the poolside fireplace. I can't wait to get out there on one of these cold evenings. Even now when it's too cold to swim there's a fireplace Anna, the new manager is right up front in the office with Tammy and Daysi helping out when she can. They are very friendly and pleasant to be around and extremely good at their jobs. Things get done quickly and they get done right the first time.The grounds are beautiful and always impeccable. I was so grateful for the new management company. I didn't feel like moving any more. But this meant I needed to get new carpeting. I decided I would pay for it. I discussed it with the new manager, Anna and was happily surprised when she quoted me a discounted price. Then the next day I received an email from her telling me I wouldn't have to pay anything. I found out later Anna read about what happened regarding the carpeting when I moved in and felt it only fair not to charge me. I was in shock. I want to be clear that I am a tenant/applicant with a documented disability under both federal and California law. I have Stage IV metastatic breast cancer and am currently undergoing ongoing treatment. Despite this, I continue to work, maintain income, and support my family. My concern is that during the application and screening process, I did not feel that my situation was handled with appropriate respect for privacy or in compliance with fair housing protections under the Fair Housing Act (FHA) and California Fair Employment and Housing Act (FEHA). These laws require housing providers to avoid discrimination based on disability and to engage in a fair, individualized review when disability-related financial circumstances are involved. Instead, I felt that my application was evaluated primarily through credit history without meaningful consideration of the medical context behind that history. My past financial hardship was directly caused by extended disability leave and cancer treatment--not irresponsibility. I also felt that my privacy was not fully respected when it came to requests for financial documentation beyond what is reasonably necessary for income verification. I offered to provide direct proof of income through deposit records, which is standard and sufficient for verifying ability to pay rent. However, I was uncomfortable with requests that appeared to go beyond income verification into personal financial activity, which I do not believe is relevant to tenancy qualification. I am not asking for special treatment. I am asking for fair treatment, privacy, and compliance with disability and housing laws that are designed to ensure equal access to housing opportunities. Housing decisions should consider the full picture of an applicant, including stable current income, rental history, and the context of any credit issues when they are directly related to a documented disability. I hope this feedback is taken seriously so that future applicants with disabilities are treated with greater care, respect, and adherence to fair housing standards.
