I spoke to Deborah on October 30, 2025 regarding Plan 1 and Plan 2 and on Nov. 2nd we set an appointment for me to view the models and bring my deposit. I could not come earlier because I had to drive from Los Angeles. At the appointment, Deborah told me the unit had received an offer the evening of Nov. 5th and it had been accepted. She failed to notify me and her excuse was that the offer had come in very late. However, once my sister asked her about the chances the sale would fall out, Deborah said the 3 day recession period was ending that day, Nov. 6th at 5 pm. My sister then said the offer must have come in on Sunday, Nov. 2nd! Deborah had clearly lied! She should have notified me so I wouldn't have driven 14 hours (to and from), spent $100 in gas, and wasted my and my sister's time! I also discovered she had lied about pricing. Please note I would have purchased the unit at the price the buyer offered. I suspect Deborah thought she could sell me something else even though she clearly knew my budget. She's just "out to make a buck". I would never recommend her to anyone.

We purchased a home in Dublin, CA in 2021 from Brookfield. The post closing experience was a year…read morelong nightmare due to numerous quality control issues. In our post closing experience we had filed some 50-60 tickets for issues. After two years of ownership, we got most of our issues addressed, but it was a long fight and it left a very sour taste in our mouths. Overall the home is quite beautiful but the failure was in the execution, hence why I'm giving two stars instead of one. For comparison, my family and my parents have lived in a number of new construction homes over the last 20 years. I have a lot to compare with and have seen what is a reasonable standard. This builder is using lowest level talent in trades. We had several big ticket issues which required large fixes. We had an incorrectly installed electrical option which took 6 visits to correct. Two of the visits resulted in electrical code violations. Brookfield was trying to save effort and deliberately wired our outlet incorrectly because it was a cheap way to solve the issue but the fix was unsafe and illegal. We got the city involved. Our wood flooring was installed unlevel due to poor subfloor preparation. The spec for new floor installation from the manufacturer is pretty stringent -- no more than 1/4 inch deviation over 10 feet -- and surely we had several large humps across our wood floor. This was a two week project where we were moved to a hotel and our furniture was moved out of the home. Funny enough, during the repair, the tradesmen made the same mistake again in the subfloor preparation but luckily I was able to catch it before they installed the wood floor. We chose to stay home for the second week as I had to make sure I was personally inspecting the work every day else we'd risk having to have the floor ripped up again. Over half of the windows had substantial scratches in them. These are scratches deep enough where you can feel it when you run your fingernail over them. Brookfield of course tried to tell us that you have to be able to see the scratch from 11 ft away before they can replace it. I don't know how the bar got this low in quality standards, but a visible scratch of any kind is unacceptable. I don't know what the problem is, the builder hiring amateur cleaners or Milgard the window vendor's incompetence, needless to say this was a ridiculous argument. Through a lot of persistence we managed to get all of them replaced. Interior doors were all incorrectly installed. Through the manufacturer they state that the jambs on the doors must be trimmed to place the door at the correct height above the flooring. The tradesmen who installed all of the doors ignored this step which resulted in all doors being 1-1.5 inches above the finished flooring. This is large enough to stick your toes under the door to the other side and has consequences for noise, light and privacy. In addition the doors were not shimmed properly to create the correct gaps between the doors and the jambs. At night when a door is closed but a hallway light is on, you see light blaring through the cracks lighting up your whole room. In addition some doors were so poorly installed you could pull the door past the stop. This was a big fight. And of course, the fix was a solid B- work, although the main issue is repaired, you can see the scarring of retroactive work. There are also numerous technical issues with the design, specifically around HVAC. It seems that many modern builds are incorrectly sizing systems and this is no exception. This home included a Mitsubishi Electric VRF system with 8 heads. Although the system is quite nice and very advanced, it has a large learning curve and has a lot of incorrect setup. Ultimatley though, I believe the system is not properly sized for the home. The 8 interior heads leverage a single large 60k BTU condenser. The system cannot ramp down enough to serve one head and results in over heating/cooling. This required a lot of in depth research in my part to modify the system to perform properly but I worry about its longevity. Out of box the system was delivered in such a way that led to significant over heating/cooling in many of the smaller rooms (+/- 6 degrees). Imagine a baby room that's supposed to be 72 but is heated to 78+. We did get a lot of fixes done. However this was not without a year of blood, sweat, and tears. The builder will drag their feet, take weeks to respond to you, keep stringing you along months at a time, and sometimes walk back and say they won't do something anymore. They will gaslight you and tell you that your issue is normal, standard, or otherwise to get you to back down. On multiple occasions this required escalation to the VP of construction to re-explain our case. Over the year our context was lost because our warranty reps kept quitting. This is the state of new construction in 2020+. They know homes are in demand in CA and assume you will just take whatever you can get.

Have you ever been to an upscale apartment complex when they have about 10 vacant units? These people were employing the same sort of tactics. I guess it's difficult to sell something for way more than it's worth. When we asked to see one of the smaller models, the agent actually looked at my husband and said, "What? Is it just price?" No...it's not just price, it's price/value. Also, I don't think you need to try to make me feel bad about asking to see something that cost $600K. Could it be that we don't understand why anybody would want 4.5 bathrooms in a 3 bedroom house and didn't think that $900k was a dream bargain for that? I have to give them an extra star for green certification...and a few of the models did have kitchens that were pretty breathtaking. I think if I did own one of those town homes I would just sit in the kitchen all of the time and never leave. Judging from their website, that seems to be something they're quite fond of. They're also quite fond of wood chips...which I hate. Please just let me do what I want with my 2x2 patch of dirt. Thank you Joseph and Avi for coordinating everything so well. We absolutely love our new bathroom!

From…read morebeginning to end, our points of contact, Avi & Joseph have gone above and beyond for our project, walking us through the planning phases, permitting, design, construction and finishing work of the renovation. They were able to make a normally very stressful process almost stress-free, so much so that all I had to do was say "yes or no" when it came to key decisions. The Construction & More team took lead in the painful parts of dealing with permitting, PG&E, and subcontractors. They also got us in contact with their preferred vendors to help us with discounts on appliances, finishes and other materials we needed to purchase out of pocket. Overall, I found the Construction & More team extremely professional, transparent, organized, communicative and punctual when it came to the end-to-end process. They truly helped guide us through the process so we didn't have any surprises and helped us navigate any hiccups that came up. Normally, construction companies get a bad rap of being dishonest and trying to add in hidden fees and such, but Construction & More is a truly forthcoming and hardworking group of contractors who have your best interest at heart when it comes to your project no matter how big or small. For the process itself, we began with a consultation at our home to walk through the work we wanted the Construction & More team to do. For us, it was a full renovation which included removing a kitchen wall to create an open concept kitchen & living room, adding a mud room, expanding the master bedroom, moving the front and garage doors, as well as moving the ceilings to create a more open space. After the consultation was completed, we met with Avi & Joseph at their office to discuss an estimate and timeline for the work we needed done about (6-months time, pending no delays). Avi & Joseph respected our budget and were upfront and honest of how to stay within the budget and what were non-negotiables that we needed to get done. They really helped us understand what work was critical and what were nice to have to make our living space better. Once we agreed on the work, they promptly sent over a contract for signature, created a whatsapp group for real time communication, and next steps. Overall this initial process took about a week after negotiations and contract reviews. Once construction began, the team coordinated all the work. They made sure that all moving parts were well executed while setting a realistic timeline for the work to be done. All the subcontractors and tradesmen were effectively scheduled, where there wasn't a single day where there was no work being done. I felt that the team ensured that the construction was moving swiftly and the crew was respectful of our space. The crew made sure that our home was properly locked up and cleaned up after each day's work. Additionally, all the detailed finishing work was measured and completed with precision, where all the tiles placed were measured with a laser. As a bonus, the crew was also super respectful to our neighbors which is an extra plus! If you're considering a renovation of any size, but especially a full home renovation, I could not rave more about Construction & More. Their expertise, professionalism, thoroughness and transparency really sets them apart from the competition. I'm extremely grateful and happy with the outcome of our renovation! Good work guys!!

Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)
