    Property owner review - 6 units under management with Evernest Birmingham…read more Evernest Birmingham is completely non-responsive. I can't speak to anyone aside from an incompetent individual assigned to my account named Dan Washington who appears to be using template/AI responses. He states he is my property manager but cannot do basic things like provide me with copies of my tenants' leases or contact information. I had to terminate my property management agreement. I submitted evidence of unauthorized, duplicate, and inaccurate charges in March 2025 and they still have not been reviewed or refunded as of June 2025. They are still charging me management fees in June for a home that I sold in April. There is no value in a property manager that requires this level of oversight from the owner. I am disappointed that my tenants endured this level of neglect and mismanagement without my knowledge.

I filled out their required information over a month ago and they acknowledged receipt of siad information. 1 month later I ask forna status check and they say they need the information I already provided. Evernest does not care about you. They do not care about your property or your tenants. It is amazing they are still in business. AVOID THIS ATROCIOUS COMPANY AT ALL COSTS. Also, they are non communicative, go through property managers every fee months, and have no management to complain to in order to get anything accomplished. AVOID AVOID AVOID

Things you should know: 1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home. 2. Their property managers are really terrible both in terms of communication and reliability. I had Danielle Prock and she took forever to get back to me and made many mistakes and so they changed me to Jameson Gann who then also failed to return my calls and emails -- often waiting up to one week. I had to do their jobs for them. I would find errors in my financial statements and make them aware of them. My property manager had no idea my tenant switched to Section 8 tenancy, he stumbled upon it when I asked him to look into another issue. 3. Their maintenance jobs are sub-standard. My water heater leaked and there was floor damage. The repairman told me on the phone that he literally "guessed" as to where there was damage. He did not use a moisture detector, he did not even know what that was! 4. I had a home owners insurance check disbursed to me that needed co-signature by Evernest as we were both listed as the payees. They had NO idea how to co-sign it, or what the procedure was. It was like the first time they had ever dealt with that for an owner. It has been two months and I still have not been able to deposit the check because they don't know how to co-sign it. I got on a call with their director of operations and my property manager and they apologized for all the inconvenience. They said they would do better and that if they don't within one month, it's reasonable that I leave them for another company. Within 10 days they once again failed to deliver on their promises and couldn't even inform me on the status of my check in due time. What a joke. Good riddance and goodbye Evernest!

    This property management company has demonstrated a pattern of unprofessional and unethical…read moreconduct. I worked with Decas as the property manager for my Birmingham rental for approximately four years. The first two and a half years were handled well, but the quality of service declined sharply once Allison Paige Sweeney assumed responsibility for the property. Under her management, the property was severely mishandled. She was unaware that the tenant had moved out, and I received no notification of the vacancy. As a result, the home sat vacant for several months. During this period, Paige assessed various unexplained fees, and when I requested clarification, she routinely took weeks to respond. This level of oversight and communication is far below acceptable professional standards. At the end of our relationship, when I terminated their management services, Paige failed to transfer the tenant's security deposit to the new property manager and instead retained it without explanation -stole my money. This was a clear breach of professional and ethical standards. Based on my experience, I cannot recommend Decas for property management so long as it continues to be overseen by Paige. The level of mismanagement, lack of communication, and disregard for basic fiduciary responsibilities was unacceptable.
